GoogleSince moving in, the dishwasher, hob and washing machine have all been out of order. I have now been waiting for a week for a plumber to even arrange an appointment with me.
As a result, I have been unable to cook a meal at home or wash any laundry since moving into the property. This has made the move-in process extremely difficult and inconvenient.
Unfortunately, the property management has been very slow in responding and arranging repairs. I would appreciate this being treated as a matter of urgency and would like an appointment arranged as soon as possible.

GoogleHorrible company, was going ahead with property I paid the holding fee (£530) and was assured that it will be refundable if we do not get the property. The checks came back n I failed due to a ccj that I was unaware of due to it being issued to a previous property. They are now saying that they will be keeping the money it’s ridiculous seems like a scam to me

GoogleI wanted to update my original review as it's only fair to reflect how things turned out.
When I first moved in, I had a very poor experience. The property had several issues, including a major leak under the kitchen sink, very low water pressure, a broken dishwasher, a gate that wouldn't close, missing fixtures, wrong light fittings in bathroom and other unfinished items. It was frustrating, especially on move-in day, and I felt the property should have been handed over in a much better condition.
To be fair, most of the issues were sorted within 48 hours. The only things that took a bit longer were the kitchen units and an electrical issue, which took a few weeks to resolve. As this is a new-build property, it seems many of the problems were teething issues.
I also want to give credit where it's due. Rebecca went above and beyond to get everything sorted. She kept me updated throughout, chased the contractors, and made sure everything was completed. While the start of my tenancy was disappointing, I appreciate the effort that was made to put everything right, and it's only fair that my review reflects that.

GoogleI recently moved into Western Gate in Harpole, Northampton. The sales lady was fantastic; my experience was excellent. She allowed us to explore multiple options, which ultimately helped us make our decision to move with Leaf Living.
After we moved, we discovered that the internet in the area is terrible, and the provider, Sky, isn't helpful at all. The complimentary Wi-Fi they offer is barely functional and unsuitable for anyone who works from home. We found that Teams meetings simply won't work with it. In the past two weeks, we spent over £500 on travel to the office in London to address this issue, and we are now looking for a better service provider ourselves. It seems that the complimentary Wi-Fi is primarily intended for Sky's own use, as they utilise Yale door locks and Yale cameras for security. So, don’t make the same mistake we did by assuming this is a positive aspect when weighing the pros and cons of moving.

Hi Arnold,
Thank you for taking the time to share your feedback. We’re really pleased to hear that your initial experience with the sales team was a positive one and that they were able to support your decision to move into Western Gate.
We’re very sorry to learn about the issues you’ve experienced with the internet service since moving in. We completely understand how important a reliable connection is, particularly for anyone working from home.
We are aware that the Property Management team is in communication with Sky and yourself to help address the issues you’ve raised, and they will continue working towards improvements to ensure residents have a more reliable and suitable service.
Kind regards,

GoogleAbsolutely dreadful experience with Leaf Living, avoid if you value transparency
My husband and I viewed a property at Broxborough Park in Surrey through Leaf Living, and the entire experience left a very bad impression.
From the outset, the agent asked unnecessarily intrusive questions about our personal finances, savings, and employment circumstances. This was despite us clearly stating that we are both NHS doctors with a strong, stable combined income. Even then, he seemed intent on probing further in a way that felt excessive and inappropriate.
What was more concerning was how evasive and contradictory he became when discussing tenancy terms, particularly in relation to the new rental legislation coming into effect from 1st May 2026. He acknowledged the upcoming shift toward rolling contracts, yet repeatedly insisted we would be “locked in” for 12 months before being allowed to give notice. When questioned on this contradiction, he became visibly flustered and backtracked, offering inconsistent explanations that didn’t add up.
It gave the clear impression that Leaf Living may be trying to work around or selectively interpret the new rules depending on the tenant, rather than being upfront and compliant.
To make matters worse, despite us expressing genuine interest in the property and requesting follow-up documentation, we’ve heard absolutely nothing since the viewing, no application details, no communication, nothing. Just complete radio silence for over a week.
Overall, the experience felt unprofessional, opaque, and frankly quite dodgy. I would strongly advise others to approach Leaf Living with caution, particularly if you value clear communication and honest dealing.

Hello Priyanka, thank you for bringing this to our attention. We are sorry to hear your experience did not meet your expectations. As a landlord committed to providing high quality homes for tenants, we are very supportive of the changing legislation, in fact we have offered many of the provisions of the legislation for some years. We want our tenants to have more security and flexibility and will address the training issue with this team member. We would love to make this right, please contact us at experience@leafliving.com so we can discuss this further.

GoogleBeen at our rental property now for a week along with my housemate. Overall, we're very happy with the whole process. First time renting, so what initially seemed daunting, was made very easy by the staff. Matt was brilliant from start to finish, showing us round, answering all questions and getting back to us.
Our only downsides, were that getting a hold of staff on calls, was honestly very challenging, more so than it should of been. Having said that, staff were always friendly and efficent, no timelines ever got missed during this process.
We did have some issues getting our tags to work on the property since no conventional keys regarding the front door; and that was stressful for the day we moved in. Either a left message or quick start guide would of really helped for the hour we lost figuring all this out.
Would we recommend Leaf Living to any reader ? Yes we would! The Portal was easy, like we said, staff were always nice and supportive. But I understand like many industries, the chaos of such things. If we could give Leaf Living a 4.5/5 star, we would! But either way, we both recommend and wouldn't hesitate to use them again, all the best :)
James.

GoogleThis is great to see! But what would be amazing if you team reply to emails of a complaint
One of your tenants keeps blocking the road that we all live in. 9 people in a 3 bed house with 9 cars/vans? Really??
3 times we haven’t been able to get our medical supplies for my son on dialysis and once the ambulance couldn’t get to our home.
Leaf Living thanks for not controlling your tenants and causing this stress and risking people’s lives

GoogleI had a viewing booked today at 11:30am. My husband was running slightly late, so I called the office in advance to ask if we could be seen at 11:45am or 12pm. I was told this wasn’t possible as the agent, Ryan Lind, had another viewing after ours. I accepted this and said I would attend the viewing alone.
I arrived at the property at 11:25am. Ryan was nowhere to be seen. I repeatedly called the lettings office with no answer and eventually had to call sales just to get through to someone. I was told they couldn’t reach him and that I would be called back with an update. After a lot of back and forth, Ryan finally appeared at 11:52am, walking up with other viewers, looking extremely scruffy.
Despite keeping me waiting for over 20 minutes, Ryan didn’t apologise once. I calmly said my husband would arrive shortly and asked if we could wait a few minutes so we could view together. Ryan responded by saying there were “only 10 minutes left” of my appointment. When I pointed out that I had already waited 20 minutes due to his lateness, he became rude, said the viewing would be cancelled, and stormed off like a child.
His attitude was disgusting and completely unprofessional. He would never have spoken to a man the way he spoke to me. I had also rearranged my entire working day to attend this viewing.
This experience was disrespectful, disorganised, and unacceptable. I would not recommend Leaf Living based on this encounter.

GoogleBroke the terms of their contract regarding the time scale in which they would return our deposit, failed to respond to any contact from us and failed to respond to the Tenancy Deposit Scheme. We’re still waiting for our deposit almost 3 months after our tenancy ended. Although their failure to respond means we’ll eventually get our deposit back, they’ve still profited from the interest they’re earning on that money. Completely unacceptable behaviour as landlords.

GoogleMy dad was a resident at Freelands Croft for 3 years until he passed away in Sept 2025. I cannot praise the staff highly enough for their care and dedication to their residents. In fact my mum is also now residing at Freelands Croft and it’s so re-assuring to know that both my parents are/were in a safe environment with people around them that really care. The care home is kept very well cleaned, along with the residents clothing and bedding. Each resident has a good sized room with their own bathroom/toilet facility. There are also nice bright lounge areas for residents to relax in. The management team are accessible at all times to discuss matters with and regular monthly meetings are held which you are able to attend and partake in. The gardens are secure and kept neat and tidy and residents have access to these areas. The events team have a full timetable of things to do each day which residents can choose to join in with. Visits by singers, petting animals are very regular and are very popular. There is a hairdressing salon within the care home with a weekly visit from a hairdresser and also a cinema room. I understand how difficult a decision it is to find somewhere for you to put a parent/family member into care and I cannot recommend Freelands Croft highly enough.

GoogleI will try to be impartial as I can...
Pros (blink and you’ll miss them): Keys handed over on the agreed day. End of list.
Everything else:
• Shoddy snagging: Logged dozens of faults in their app - got radio silence or a “we’re looking into it.” We spent three months staring at cereal boxes where kitchen cupboards should have been.
• Neighbour circus: Repeatedly blocked from our own drive. Leaf Living shrugged, yet happily parroted a complaint when we had a guest park - shocking double standards. Attached a picture to show you just how poorly managed this situation was.
• Budget-bin Wi-Fi: Router so cheap even Sky’s engineer asked, “Where did they dig this up?” Dropped 8-12 times a day easy - great if you need a reason to jump off a work call.
Sooo, the checkout:
Leaf Living waited 34 days, then tried to claw back £2,560 of a £2,700 deposit for:
◦ “Over-grown” grass that grew after we moved out
◦ Food products in external bins (we’re vegetarian - nice try)
◦ Shelves they left in the garage now rebranded as “tenant rubbish”
◦ Wall scuffs - even after we repainted with the exact colour code they supplied
◦ Oh we are also being charged for items that we raised on the annual snagging list, a bit of carpet that come away that COUNTRYSIDE contractors said they would fix.
The whole situation is a comedy of errors. We’ve sent the whole farce to the TDS - hopefully they will see sense.
Bottom line: Leaf Living charges luxury rents for bargain-basement management, then tries to rinse you on the way out. If you enjoy endless follow-ups, flaky internet and a deposit dispute for dessert, sign right up. All we ever did was remain compliant and respectful, the same in return would've been nice.

GooglePathetic aftercare support despite excellent sales service. Have been raising issue on no water supply in ensuite and extremely weak water pressure throughout the entire home at Leaf Living Albany Park for a month, still they do not send contractors to remedy the issue. A real test on one's patience! I'd not recommend based on this aftercare service.
