GoogleAbsolutely avoid. I would need to write a whole page on their horrendous service, but I will just limit myself to say that:
-they will try to charge you for everything: even for the things that are not dirty, or that were listed in the check in inventory.
-they abuse of their position to avoid cleaning charges that they or the landlord should pay for and they're careless, disorganised and obviously do not care for the details of their own reports: they make a lot of mistakes.
-do not think that you will be the exception: this is what I thought when I chose to rent a flat with Stonehouse... you will not be the exception and you will be unfairly charged.
Luckily, we had a property managed by the landlord and he agreed that the property was not as bad as described on their check-out report and we did avoid paying hundreds of pounds for cleanings. Yes, hundreds of pounds for cleaning a slightly dusty flat, which was examined without us being present and without them trying to schedule a proper check out examination....which they carried days after we moved out.

TrustpilotA completely honest review..
A completely honest review... when I first started calling DJ Alexander I didn’t have the best experience and found it to be a ‘computer says no’ approach. However, I persisted as they do represent the best properties on the market in my opinion. I was desperate for one property and a lady in the office really helped me get a viewing (Leanne I think!!). When viewing, the agent Rosie, was lovely! She knew her stuff and was really warm and friendly. I have never rented before and I have asked poor Heather in the office an uncountable amount of questions. She replies very quickly, with lots of information and I never feel like I’m a nuisance (although I probably am!!). At handover of the keys, it was done promptly by Amanda. From (nearly) start to finish, it’s been an easy experience and I would like to thank DJ Alexander for that.

TrustpilotPlease do not ignore the bad reviews ( i did the mistake not to)
From where to begin. So the story starts with viewing a flat, which we were very excited to rent. After the viewing, we told them that we are more than keen to proceed with the application. The story starts now, The SENIOR PROPERTY MANAGER gave us his business card and asked us to send him an email with our details. However, the business card had a spelling mistake to his email, we did try to call him but nothing, we emailed the enquires but nothing, we send an email to an email that we thought that it will be the correct one but NOTHING. Anyway, next day I ve send him a message againnnn, which I was trying to see what is going on. He informed me that we were the only people that viewed the flat and were interested but the landlord hadn’t replied yet. However, we would get the flat if they had no news till 5:30. Steven did not send us something so we thought that we got the flat. However, we were still wanted to make sure that we would have the contact and everything in order to be sure. Next day, they informed us with an email that we got accepted and we have the flat. They called so quick and asked for the deposit, which by the way was supposed to be 500 ( according to the advert) but nooooo they asked for half rent. Anyway, we really liked the flat so we did not mind giving higher deposit. We completed also the application. Next step was to give the notice in our current landlord, which we did. BUTTTT, dj alexander late the evening informed us that the landlord does not wish to have three people on the flat so we do not get the flat. We got sooooo confused as these things are discussed between the agencies and landlords before everything ( we do have parents that rent their properties and we are well aware how the system works). The email was trying to accuse the landlord and not take any responsibility for what they did. COMPLETELY UNPROFESSIONAL agency, which literally put us in the most awkward situation looking for a house in the middle of the most difficult season in Edinburgh as students are starting to look for flats. I WOULDN'T recommend this agency for SURE to anyone. I will make sure that what happens to us will be spread and try to inform as many people as possible. The government does try do protect the tenants but DJ ALEXANDER is definitely a company that should be banned. One last thing, our biggest mistake was not to trust the reviews that we found online. Please do trust these reviews cuz honestly what happened was a mix of everything that we read with an addition of AFTER PAYING THE DEPOSIT AND GETTING THE FLAT, they just cancelled it.

TrustpilotHow not to treat customers
After 37 years of personally working in a customer focused business, I can honestly say that I have never experienced anything quite like this and would have been severely reprimanded if I had provided a service like this.Scenario, two sons looking to upgrade their flat via DJ Alexander. They have an excellent record in renting flats. They view and make a conditioned offer on a flat (small reduction in rent) and here's where the trouble starts. They are kept hanging for weeks and continually have to chase DJ Alexander. The flat was eventually let to another tenant, but this must have fallen through as it apperared on the market again. They contacted DJ Alexander and repeated their offer. They received an email saying the "landlord was willing to accept their offer" based on 2 conditions. Deposit raised from £500 to £1800 (that is steep) and Guarantor details passed over. They confirmed acceptance of the conditions and advised that at best it would have been that evening, or at worst, the following morning before they could deliver on the conditions. This all commenced at 1.09pm and on my return from work at 4.10pm I started the process of getting my Guarantor details pulled together. At 4.30pm my son received an email saying the flat had been let to someone else.I contacted DJ Alexander to professionally express my concern. I was advised by a Senior member of their team that the words "willing to accept their offer" was not acceptance and my sons failed to meet the conditions. We both work and that is almost a physical impossibility to pull off in les than 4 hours.I was provided by conciliatory words that they would try to help and I queried how genuine this was given the experience to date. The senior lead was taken aback by my query and appeared to be more concerned about that than the level of service provided. A dent to the male ego is a challenge for some.My summary is that they are students and at the bottom of the food chain of the rental market, despite their record of being good tenants. Also, demand outstrips supply, so companies can offer a poor level of service and get away with it.I was saddened to read these truly negative reviews and I note customer services normally reply with the stock "get in touch with us and we will try to help". This is just a ploy to soften the review. If you check your records I have been in touch.I am not going to advise whether you use this letting agency or not. That's for you to decide from the totality of the reviews. I would say to students, just be prepared for a journey and don't put all if your eggs in one basket. An awful experience and a shame that the young of today have to experience things like this.

MariannaI continue to refute the claims you put on this website, i appreciate that everyone has the freedom to express their views, however yours continue to be factually incorrect. We have not bullied you but instead we have factually represented matters which you have challenged. This includes the end of tenancy report which was sent to you and your landlord to review. We have never discussed "keeping your deposit" . I made a commitment to review your liabilities at the end of the tenancy in a fair and transparent manner. This has been fulfilled and you have received confirmation that the deposit will be returned in full. I am pleased you and your family have been able to find a new home and hope you are very happy there. I am sorry that we have not always been able to agree on all matters but i hope now with the return of the deposit then this will conclude matters.Kind regardsSteve RobbinsHead of Customer Service

GoogleNot happy during the checkout as they took £370+ pounds from my deposit. Im glad that I disputed the amount with the adjucator and got £242 back. Would give 4 stars for the service but I will give 1 star as the checkout process was RIDICULOUS. Never had I gone through this process where I had to pay £370+ from the deposit.

GoogleAvoid at all costs. I will be highlighting this unprofessional agency in an upcoming TV program, following my own personal experience and following reviews of others. Don't bother contacting the Complaints Manger as the response I received when I contacted the office was an email with statements in inverted commas. So rude. Unlawful entry into apartment and initially blatantly denied by agent, trying to impose viewings without giving at least 24 hours notice ( emails to prove) and charges at end.
I NOTE THAT THE FIRST THREE OLDER REVIEWS ARE STILL BEING SEEN ON FIRST GLANCE THOUGH MY REVIEW HAS JUST BEEN POSTED!

GoogleStonehouse seem to forget that their long term clients exist, after a couple of years communication slows down. My partner and I spent five months with black mold in our bathroom due to a suspected faulty extractor fan, email after email was sent, we even went in for a meeting and it was only until a week before leaving the flat that we were offered an engineer to come and look at the issue. After agreeing that the black mold which had built up on the walls and silicone around the bath would be deducted from our deposit, we were charged over £50 for the silicone, this was after almost two months waiting for a report on our deposit. Stonehouse lettings are a greedy company who do not care about their tenants.

GoogleHere is an extensive review of Stonhouse in all stages of tennancy:
The application process -
- The first time I applied for a flat it was an absolute walk in the park, however this was in 2014, and my more recent application process was wholly diferent.
- The second time I applied for a flat verbally upon viewing (2018). Two full days later upon hearing nothing I decided to phone and was informed a decision would be that day and I would hear back from the office before 5pm - I never heard back. This strikes me as slightly unprofessional.
The duration of tennancy-
- I can only say good things about the duration of the tennancy - problems were sorted quickly and communication with the property manager was excelllent.
Post tennancy-
- Say goodbye to the deposit. In short, no matter how clean the flat is left, stonehouse will insist on a professional clean at a rate of 17 pounds an hour. Furthermore do not be surprised if you are greeted with ridiculous quotes for time spent cleaning each room - the cleaning company claimed to take almost 12 hours to clean our kitchen. I have seen kitchens built in shorter periods of time than this.
The Brief Summary:
- Mixed bag when it comes to application - if the flat is popular expect poor communication.
- Communication during tennancy is good.
- Deposit will be ravaged given any tiny excuse.
Overall, go for stonehouse if you are a tennant who wants a nice flat with wads of cash to spare.

GoogleTreated with suspicion for the entirety of the tenancy. Failed to make repairs to reported issues before attempting to charge us upon ending the tenancy. Used locksmiths that charge £120 in cash upon callout, charged to the tenant, when the issue was a faulty lock. I would rather compromise on quality than have to deal with them for a year, again. 96% of the deposit was kept for a modern flat that has been treated with care.
Is it just a given that your deposit is not to be returned in full when signing up to Stonehouse?
Edit: I have just read a string of recent 1 star reviews. Makes total sense.

GoogleBeware of this company. The flat was flooded during tenancy due to the main water pipe burst open inside the wall near the front door (it's a less-than-3-year-old modern building and insulation is good so no freezing in the building and it's a PVC pipe). Never sent any handyman to fix the wall which has been knocked open to fix the pipe. When moved out we have been charged cleaning for "dirty marks near the carpet" at the door of the bedroom close to entrance area (where the water flowed to and on to the living room). And with a move-out state shown in the photos attached, we have been charged "6 hrs" of cleaning.
