CHOICES Estate Agent (www dot choices dot co dot uk) is a worst letting agent I’ve seen so far. 100% NOT RECOMMENDED TO ANYONE. They are not even deserved for ANY RATING and they are best suited for 0 (ZERO) Rating. They are highly reluctant when refunding the customers deposit while they collect the advance rent and deposit upfront before we check-in the property. I checked out the property 6 EAST PARK, Crawley RH10 6AS and did several follow ups (47 conversations) with the customer care and the guy (Crawley and Horsham Portfolio Manager) who has been allotted for me, but the answer I got from them was ‘we are progressing, etc.’. I’m highly frustrated and disappointed for not getting proper response from CHOICES. A very poor customer service of no use in customers point of view. A very little effort has been taken by Crawley and Horsham Portfolio Manager, that too with 47 E-Mail communications in between us, though most of E-Mails cc'd to customer services who never bothered about my E-Mail on refunding my deposit. They have few landline numbers which are useless as they won’t connect straight away, luckily I got connected to SENIOR Crawley and Horsham Portfolio Manager who did the partial refund of my deposit, though it’s partial refund I appreciate her as she did the partial refund in 1st call. When I ask the landlord for this property, he says that he communicated to CHOICES to release the fund and his duty is over. He won’t bother much as his property will be in the business in a day or 2 after I check out. The landlord for this property would approve the deduction that the Letting Estate Agent CHOICES recommends, even CHOICES recommend a deduction of complete 100% deposit the landlord would immediately approve because he gets money easily and approving is an easy job. At 58th of E-Mail communications in between me and Choices, I received my overpaid refund, after 29 days (nearly 1 month). Why should I take so much pain and beg with CHOICES Real Estate to get my (tenants) money back. I question CHOICES and the landlord of 6 East Park: You take no pain and no delay when collecting the money from tenants, but why are you too much reluctant in giving back them to tenants? Does it mean that the tenant’s money is cheap or you think that tenants would be left helpless (once they checked out the property) except begging with you guys to get our money. Don’t do that. Just be fair with the tenants. I advise these types of letting agents CHOICES and greedy landlords for not to misuse the tenants advance rent and the deposit. Be genuine while you calculate the deduction for taking incorrect information from letting agent. I’ve mentioned few of the below things that Choices deducted for. • Lights £20, claiming £5 for each 28w halogen light when they available 2 for £1 shops • Cleaning cost for £200 when the house is checked out so clean • £30 Safety catches on the cooker • Renewal fee: £95 • Inventory fee: £95 • £30 for a stain on the small curtain. In total: £470 The safety related things are to be taken care by landlord while tenant can ensure that there is no safety related issue, if any then the tenant will report to landlord. The property was checked out so clean with weekly maintenance and proper cleaning, but still the landlord approves the cleaning cost £200 recommended by CHOICES. Luckily I did take photos when I checked out and I’ve sent the photos of the property to the landlord of 6 East Part just to show clean it is. He must realise. Is this fair to collect £200 for cleaning or this money is for renovating the house? I advise the CHOICES Real Estate and the landlord to sensibly think and calculate while deducting the money from tenants from their deposit or overpaid rent. DO NOT MISUSE THE TENANT’S DEPOSIT AND OVERPAID RENT.

Don't recommend them didn't help at all. They make people come to view the house in the evening and expects my husband to show them around not good. The estate agent should doing it.

I have had dealings with many of the big name agents in Crawley and Choices were by far the best. Very upfront, confident and honest. Any issues or queries were answerd to quickly and professionally. Jack and his team have been great. From a Landlord prespective i would highly recommend Choices.

I moved into one of their houses, they told me the house will be painted before I move in there was also maintenance to do and all this is never done. Some of their workers are rude making life difficult and coursing problems for you ,you complain and they don’t do nothing. You report repairs and they don’t do anything. I don’t know if my landlord knows all this. They keep on saying contractor calls you and you don’t pick up but the thing is there are no miss calls from any unknown number. I think that’s a cover up.I pity the landlords but who knows. The whole problem is Redhill they manage the properties . Lydia Sinclair very good person,please keep it up and look for good place to work 👍👍

From day one the letting side of Choices Redhill proved to be unprofessional and unreliable. Never returning calls and barely responded to emails. How they can operate a lettings business in such a manner is beyond all comprehension. My tenancy was due for renewal and I owed monies to them for my future rent. In order to pay them I left numerous calls which were not returned, sent multiple emails, all were not responded to. In the end due to their inconsistent communication payment for my renewal was late as was the renewal. So their strategy seems to be to ignore any responsibilities. In the end I had to ask my landlord to leverage them into responding. Bearing in mind this was in order to pay them. Never once did they apologise for being impossible to deal with, instead they made numerous excuses for their behaviour. At the end of this sorry business, my landlord ended their contract with them and went to a more professional agency. it's such a shame that this small office seems to be ruining the reputation of Choices. And to respond to your reply below...Yes that's how this review system works-funnily enough! And my description of events was factual...not hyperbolic. From your ill judged response, it sadly appears that your organisation needs training all around., And furthermore, I don't seem to be alone in this "court" in complaining about the Redhill branch. There seems to be a number of us with one-sided views, and they are very negative. I look forward to your next commentary...

On my second rented room from Choices, as per the other reviews lots of empty promises and obfuscation of fees/details of tenancy. It really appears like they're going out of their way to make the fee structure as complicated as possible to confuse you into paying unnecessary fees. The moving in and admin fees, etc are too much considering how badly they can mess up even a simple contract. On my first contract it took them 4 tries with me having to spell out my details of my tenancy (£175 well spent) before my contract details were correct - amazing considering most of it is boilerplate stuff. They also moved my moving in date without telling me and on the whole communication is pretty poor depending on who you deal with. The London office (I'm renting in London but all admin is in Redhill) has now stopped responding to my emails despite me being a repeat customer and just about to put down a new deposit with them. The London office seems to be a standard flashy salesman, empty promises, high fees, high turnover operation same as all the other cheapo agents out there. Tunde especially is the king of empty promises. The admin in Redhill is more professional and are usually a lot more clued up. Bailie in Lettings Admin, for example, has been a stand-out professional, extremely helpful and has clarified in a few emails what weeks of chasing the London office didn't achieve. She is absolutely great! I don't think Choices are a bad company, they just need much more oversight on communication to tenants and prospective tenants (especially in the London office). I think management would be shocked at the lack of compliance there.

My partner and I recently sold his flat through choices, and Will was our main point of contact and go to agent. This email is just to say how impressed we were with how Will handled the selling of the flat. There were a lot of set backs, and the solicitors for the buyer were incredibly slow with the process but Will was brilliant with handling and pushing them for responses. He endeavoured to keep both myself and Chris in the loop throughout the whole process and we felt great comfort knowing he was on the case. We would like to give our sincere thanks to Will and appreciate all his hard work in this case. He was very approachable, understanding and quick at responding throughout the entire process. I hope that he continues all the hard work and goes far in his career!
