GoogleDont rent with these guys and landlords be aware. They never inform the landlord of issues when they arise, you end up thinking the landlord is bad . But they just dont want to deal with conflicts and side with the landlord. Don’t believe anybody with so many positive reviews, obviously more than 50% are fake reviews

GoogleFor a tenant, this estate agency is dreadful. I was a tenant for nearly two years and I don't know where to begin. In terms of dealing with flat issues, Dolce Vita were slow to respond and unhelpful. As an example, early into my tenancy, external building work caused a cement leak into the basement. It took 6 months for them and the landlady to engage with resolving the issue - during that whole time because of the damage, every time it rained, the basement would flood. They never fixed the internal damage caused by the cement itself. In terms of providing the basic requirements of a tenancy, on multiple occasions, they permitted other people access to the flat without my consent or knowledge. This is a total breach of a tenancy. In terms of dealing with the end of tenancy, the experience of trying to get back my deposit was awful. The landlady and Dolce Vita were entirely unreasonable throughout the process. For a deposit of approx. £2.1k, they originally tried to claim deductions of approx. £2.5k. After trying to resolve with them directly and getting nowhere I had to use an independent adjudicator, who ruled the appropriate final deduction would in fact be £50. This shows just how ludicrously unreasonable they were acting. In my view, this estate agent is at best incompetent. At worst, the flagrancy of their actions suggests they act knowingly against the interests of the tenant.

Dear Sophie, We are disappointed to see your negative review of our services, especially since we have always had 5-star reviews from our clients, and you are the only tenant to give us a 1-star rating. We understand that you may have had a frustrating experience, but we would like to clarify a few points regarding your tenancy. Firstly, we always informed you in advance of any visits by contractors to the flat. Regarding the cement leak caused by external building work, it was the responsibility of the landlord and freeholders to address any internal damage caused by the cement, and it was not within our control. Secondly, we want to emphasize that we always sought your permission and informed you in advance of any visits by contractors or others to access the flat. All of our communication with you was documented in emails. Lastly, we acted as a neutral party in the handling of the deposit, which was handled directly between you and the landlord through DPS. The amount claimed was determined by the landlord and not by us, and we relied on DPS to respond to both parties. The delay in resolving the deposit dispute was not within our control. While we regret that your experience with us did not meet your expectations, we take our responsibility as an estate agent seriously and strive to act in the best interest of both the tenant and the landlord. However, we do not appreciate the blame you have placed on us for work that was not within our control. We also want to emphasize that we are an estate agency and not a landlord, so if the landlord chooses not to carry out work on their property, it is their right.
