Excellent service from start to finish. Efficient, professional and certainly on the ball. They do everything they can for you and push when the tough get going. Selling is the easy part, completion and exchange is the hard part. Both Daniel and Tom were on the ball. Knew exactly where we were at every point along with our processes. Fabulous job guys. Well done

Daniel and Tom have both been fantastic through the whole process of the house sale. They have stayed in contact and worked hard at making sure the sale went through as smoothly as possible. Our house was previously on the market with two other agents in the Abbey who did not communicate with us at any stages or show any enthusiasm in wanting to sell our property past posting adverts on the selling websites. However, the experience with Castles was completely different and pushed to get the sale needed. Fully recommended, wish we had gone with them in the first instance.

Gemma · 28 July 2019 · Castles Waltham Abbey

Agent replied

Dear Gemma, Thank you so much for your glowing review. We are so happy that after trying with two other agents that we sold the property and provided a superior service. I believe in keeping our vendors updated throughout the whole process and I am very happy that your request to have simple updates throughout was fulfilled. We wish you all the best. Daniel Tagliarini MNAEA, Branch Manager.

The worst agency in Coventry, they collect money for everything, and they do not give back the deposit.

Łukasz · 11 July 2019 · Castles Coventry

Agent replied

You have rented 2 properties from us so if we were the worse agency in Coventry you would not have returned to rent with us again for a second time. We have contacted you numerous times by email regarding the landlord's deposit claim but you have not responded with the required details for the refund to be issued as you claim that you returned the property in a clean condition which you did not do. You accept that you returned the keys after the end tenancy date, you accept that you damaged the blinds in the kitchen and bedroom, and broke the shower head holder. There are therefore deductions for this made by the landlord. You also tried to issue a deposit dispute but we are aware that this has not been accepted by the deposit protection scheme. You are responsible for the damage you caused. Having reviewed your previous rental file, we can see that there were also deductions from your deposit made then, which was for a property owned by another of our landlord's, and therefore the issue is with you not returning the property as you should.

Tom was very supportive all the way through our long process, giving advice and guidance when asked. I felt that I was to ask questions when I wanted without feeling I was being pushed. Daniel was up to speed with our process and was able to step in when Tom was not available. Overall I gave 5 stars as Tom was able to make a stressful process go with ease. Thanks Castles

Hi Vanessa. Thank you for your fantastic review. Its great to hear that our team provided you with a guidance and advice throughout the process. I will definitely pass your thoughts on to Tom! Kind regards, Daniel, Branch Manager.

Needless to say it is clearly evident you should STEER CLEAR of this company, based on previous reviews. Exploiting students lack of experience in house renting and all round disgusting, calculated, theiving individuals. Only benefit gained is first-hand insight into the lengths people go to for money. Trying to make the world a better place by advocating this message to any&every student I meet: STAY AWAY FROM THIS AGENCY!

L.H · 25 June 2019 · Castles Coventry

Agent replied

We do not appreciate your allegations and your defamatory statement. Your review has been written following the issues with your deposit. The deposit claim was the landlord's, not ours. It is the landlord's property, not ours, and the landlord is entitled under the tenancy to have the property returned in the same condition it was at the tenancy commencement and as recorded in the inventory. You did not do this. We do not benefit from the deposit. Furthermore, the deductions from the deposit were fair as you issued a dispute with the independent deposit protection company who adjudicated the matter based on the evidence as to how you left the property and they decided on the award. This was the route you chose as you issued the dispute. Had you have returned all keys to the property, cleaned the property, not damaged the kitchen worktops or freezer trays, not spilt food or drink down the kitchen walls, damaged the blinds in the property, marked the carpets and walls, took the shower door off its hinges, stained the mattress and broke the bed base, burnt the window sill, removed items supplied …. and the list goes on, then you would have received your deposit. Perhaps you could respect the next property you rent and return it as you found it as obligated under the tenancy rather than causing the issues you did.

ZERO STARS. As a parent of a tenant......WARNING AVOID THIS UNPROFESSIONAL UNETHICAL COMPANY AT ALL COSTS!!! ..they would enter the property without permission once students had moved in, they act like they are students' friends when contract is being discussed to sweet talk you in to signing...so they can rip you off after with unreasonable charges later....check the contract before you sign , especially where they hold the deposit...as a parent they won't engage with you, not even look you in the eye...they only speak to the lead tenant......after months of lies and ignoring us we did not get our deposit back. They undertook work in the house without showing us estimates of alleged damage/cleaning and in the end we just gave up which is how they make their money. PS - the landlord is their dad as far as I know...a family business but that's their get out clause. Thoroughly recommend Lettuce Agency in Coventry who we used this year - a professional service and no rip off charges like Castles. Got deposit back as soon as we moved out, with a small fee for cleaning.

A disgusting, morally unethical, corrupt and totally apathetic company. They rely entirely on students being too busy to contest their ridiculous fees and to fight for their deposits. We moved out in July 2016. We spent the whole day ensuring the house was spotless in order to retain our deposits (£3750!). It is now December and they are still refusing to offer any explanation as to why it has been withheld. It is a family run business with no formal complaints procedure whatsoever. Indeed the very people you are complaining about are the ones who deal with your complaint. Beyond their money-grabbing mentality with regards to the students, they are astonishingly rude and aggressive; they shout over you and belittle you in person, and choose to ignore your emails whenever convenient. I could write a novel on how appalled I am with the (dis)service provided by Castles, but for the sake of this review I implore you, please, avoid them like the plague. P.s. 8 likes for every positive review. Coincidence?

Absolute joke of a company, Probably paying for any reviews which shine in their favour. Been waiting an ENTIRE YEAR for £4000 in deposits. They refuse to deal with/talk to you once they have your money. Very compliant beforehand (don't be fooled). Wouldn't be surprised if this practice is totally illegal. SERIOUSLY. Preen is always 'out the office', she will never return your call (she will even HIDE out the back if you try to catch her in the office). John will always 'leave a message' on her behalf but you'll never hear a response. It has been the largest bane of my 2017/2018. PLEASE don't bother with this company, go elsewhere for property even if its a few pound more, I'm a lazy guy, wouldn't be writing this all if it wasn't true. How funny is it that all reviews are either 5 or one star. I think it makes for a nice average -_-.

Oscar · 25 June 2019 · Castles Coventry

Agent replied

You need to learn to stop being 'lazy' as you said you are a 'lazy guy' which has been evidenced from the moment you applied for the property, during tenancy and after hence why you have not followed procedure. Pull your socks up and start following instructions.

I can not rate Castles highly enough, especially Duncan Pate! I had a particularly difficult sale due to the buyers solicitor and Duncan was on their back every single day. If it hadn't been for Duncan's terrier-like persistence I wouldn't have completed as quickly as I did and I might have lost the buyer. I would definitely use them again and would want Duncan to represent me where possible. Well worth 5 stars.

Strongly recommend! The Castles Estate Agencie excel in what they do .They offer a superb service and support. There was always someone available to speak with when I needed clarification about something I felt their professionalism made the whole process so straightforward I also liked the way we were involved at every stage of the letting. I would like to thank Tom for his excellent organization skills and promptitude.

They arranged bookings, and then on the day no one is there to take your call. Then they tell you that they’ve already let the property you wanted to view. The person answering the phone is unhelpful and verges on the side of rude. There’s never anyone from the student’s department to talk to, and no one calls you back. I suppose all the above is a blessing is disguise; if they can’t deal with phone calls and viewing appointments, I can’t imagine how they manage their tenancies.

Aysha · 12 March 2019 · Castles Coventry

Agent replied

We have looked into this. We spoke to you on Wednesday to tell you that the property you enquired about had already been let. We asked for further details and criteria to see if we had any other suitable properties. You advised that if we did, then you would be available on Tuesday (today). We said we would call you back if we could match you to another property. No time was given, as no appointment was made, which was confirmed today during the call made by another member of your group. We hope you find a suitable property.

We would definitely recommend Castles for buying or selling your property. We recently purchased a house through Castles and found the professionalism and service far superior to our own Estate agent! Daniel & Tom could not be faulted and will definitely use them in the future!

The authorities should not be allowed to operate this agency anymoreUnfortunately, you have not come, as you have promised to change the carpet in the living room. It has been destroyed on the heads and in the door hatch there are some nails we hang. Also, the upstairs and on the stairs, carpet is worn out  so much that we felt the nails in the floor(in some places) and stung in them. Because it is very old and scarce no matter how much we try to clean it,it looks dirty and old. Also the neon in the kitchen is no longer working, we do not know why, we replaced the neon and starter with new ones and also does not work. The heater in the big room pulls out all sorts of tough and tiring sounds and does not allow us to rest. I also asked you to stick the wallpaper from the beginning of the year, because in some places it starts to detach and attracts the attention of the children, who, out of curiosity and ignorance, shoot and tear it. Unfortunately in some places it has been loosened and the children have pulled it out. how do we do now? I am waiting for an answer and please fix these issues as soon as possible. thank you ! This is from 16.11.2017 end you wait the tenancy to finish end pull out my

Oli · 25 June 2018 · Castles Coventry

Agent replied

Your behaviour as tenants has been concerning hence why you were served notice to vacate. During your tenancy the landlord organised for the property to be redecorated, new carpets, new flooring to the kitchen and bathroom. You smoked inside the property burning a window sill despite it smoking being a breach of your tenancy. Your children ripped the new carpets. You did not return all of the keys and then after the end tenancy date returned to the property, thank fully the locks have been changed. At the end of your tenancy you still wanted to remain in the property and renew your tenancy but given your lack of respect for the property you were asked to leave and served notice. You have written several other negative reviews about other organisations yet fail to see where the actual issue lies.

1/5

Google

Okay, where to even begin. I honestly couldn't imagine a worse estate agents if I tried, all you have to do is read some of the other reviews claiming they would give 0 stars if they could, and I would have to concur. You can also see it in the desperate defense of themselves on the reviews, slandering tenants to compensate for their own behaviour. They are littered with incompetence, lack of intelligence and general thievery from the first minute, with their aim being to prey on students and rob them blind. Having been a tenant under them for several months, and experienced this first hand, it's truly a miracle they are allowed to operate. The list of all their woeful acts in 'service' to tenants is never ending and would unfortunately exceed google's review limit. This lack of service is disgraceful but the genuine attempts to con you of money is something else entirely. As reported in other reviews, they are withholding our deposit illegally, with the hope that we will give up and let them keep it. This review has two goals: 1. To warn students (or anyone, really) about this agency and to urge them to consider others when choosing accommodation. Since moving out of the Castles property, I and the same tenants have rented at another Coventry based agency with no complaints; basically, Castles are the worst. 2. To get in contact with others that have problems with this agency and to compile other examples of misconduct. The irony is, they try and sweeten up customers on first meeting then genuinely ask to be rated 5 stars on google, which I imagine accounts for why they aren't rated even lower. Though unfortunately for Castles, the more they exploit tenants, the more the bad reviews will stack up, until they are the least attractive agency in the Midlands. I look forward to Castles' reply.

James · 25 June 2018 · Castles Coventry

Agent replied

To say we are slanderous is like the pot calling the kettle black. Deposits are protected with a deposit scheme so we will not have held your deposit illegally - This is a defamatory statement made by you. If you had provided your surname then we could have looked into this matter further and been able to substantively reply to your allegations and negative review but you have not provided your surname so have not given us the opportunity to do so. This was probably your intention so that you can try and make others believe your false review.
