Dear Sir/Madam, I am contacting you with regard to an unresolved issue. In mid December we spoke to yourselves in regard to the window in bedroom 2 which had failed. A member of your maintenance team came out and concluded the window needed replacing. We were told that this would be done on receipt of a quote. Three months on and two quotes later we still cannot open the window to air the room or gain access to the outside if there was a fire in the rest of the apartment ( whoever was in that room would be consequently trapped). I have called again today and spoken to Isaac who assured me someone (Will) would get back to me but I can only assume as home time was looming this took precedence. We now have a situation where the kitchen window has also now failed, this has also been reported. I am sure you would be quick enough to call me if my maintenance charge was unpaid. Up until now we have been more than polite and understanding but this is taking the biscuit!!! I request your prompt response, as I am a teacher so unavailable between 9 and 4.15pm I would ask that you contact my partner Keven Cook . I do hope this matter can be sorted out without further delay otherwise I will see no other choice but to go to a higher authority. Regards Miss Waith Mr Cook 43 The Infield

I received good service with the property I rented with this company. I had a washer dryer that needed replacing and this was done promptly. The staff were friendly too.

Mediocre experience. Visits every 3 months which is great if you enjoy someone invading your personal space and giving opinions about how well you've wiped the window. End of tenancy happy to waste time to try and snake as much deposit money as possible. Avoid doing any costly work, the hot water in the flat was unfit for purpose for 5 years. On the bright side, they do answer the phone and aren't completely incompetent.

Upon moving in I was asked to leave a 5 star review. Which was pretty silly of me really as it's unlikely that anyone would review a meal before eating it, so it feels only right to leave a counter 1 star review after my experience. The short version: - left with no heating and hot water in winter for 6 weeks - constantly having to chase up what they say they'll do over the phone - owner of the estate agents let themselves into property without notice - cut off internet with no notice - unsafe electrical socket melted appliance plug and could have caused a fire if not caught - given notice due to no affordability after partner and I separated, however I thought this was a harsh decision as i'd never missed rent in 5 years and offered to pay 6 months tenancy upfront at a time until my situation changed (I got a new job the day after eviction notice and still they wouldn't take it in to consideration). Fair enough but one moment they said I could find a housemate and stay and the next moment they said they wanted to sell... The house has still not been sold a year later so it does make you question if I was pushed out because the areas market had gone up and they just wanted a new tenant to charge more rent on it and perhaps legally weren't allowed to up my rent by that amount. - upon checkout my landlord Trevor who works at the estate agent 'gave away' my new bike that I accidentally left behind in the shed and would not compensate me for it as I had left this 'too long'. After being evicted, I was homeless for 3 months so chasing up a stolen bike wasn't my highest concern. Great contribution to the negative stereotype of estate agents though.

Castle Estates Stafford _Absolutely hate dealing with this company. In all honesty one of the worst I've encountered. I've had one of their employees steal property from myself, the self employed contractors are rarely up to par, when I have made any complaints and followed their complaints policy, it's always brushed under the carpet. There are so many negative things to say about them, but get involved them at your peril. Their professionalism is definitely on a downward spiral and no one in management seems to care.

We are unable to locate your name to a tenancy through our residential office. This may however relate to a leasehold development, managed by our block management company. It is important that we stress all residents are made fully aware that any personal belongings left in communal areas will be removed and stored for a period of time with prior notice. This is due to health and safety legalisation including fire risks.

Had a speedy experience with Castle Estate agents. The whole process was done and dusted within a week. Julie was amazing and kept us up to date throughout. She even facilitated a second viewing for us. We moved in yesterday and it couldn’t have gone any smoother. Thanks so much

Absolutely horrendous company. They will take your deposit even if you leave the property in a better condition than you found it. The property was greasy, and dirty when we moved in, took weeks to get everywhere clean and even then it still wasn’t. But they will still take 3 quarters of your deposit because they’re thieving wet wipes and clearly need the deposit money to keep their company going. Thanks for nothing.

Avoid this estate agents at all costs if you want your deposit back. I am absolutely disgusted with how I was badly treated by this estate agents. The house I rented for only 6 months was in poor condition when I moved into the property. Unfortunately I did not take photos on the day when I moved in. Don’t make the mistake that I did and not take any photos. Read your inventory carful before rushing and signing the contract. I was left out of pocket when I had the property professional cleaned, and the estate agents still managed to keep three quarters of my deposits. In the whole time of 14 years of renting, I have never had a dispute with my deposit, until I rented with this estate agents. Despite providing evidence, unfortunately estate agents always win. I wouldn’t want anyone to be put through with what I got put through for the last couple of months. Please please avoid this agent if you want your deposit back.

Thank you for your comments, following an end of tenancy where an agreement cannot be reached regarding end of tenancy costs, both parties agree to refer any disputed costs to an independent adjudicator via The Deposit Protection Service. The start of tenancy inventory and photographs confirmed a newly decorated property in an overall good decorative and clean condition. Whilst tenants do sign the inventory at check in, they have 7 days to submit any alterations they feel necessary. In these circumstances the costs disputed are awarded by the independent adjudicator following evidence submitted by both parties.

Lazy and disconnected from reality. Avoid! Better to live on the streets. Also avoid 28 Sandon Road. The landlord is a lier and a cheat, and expects you to freeze to death while he comes over every single day so you get no peace.
