If I could give no stars I would. As a tenant I would not recommend this agency in Stafford. Very difficult to work with, we made sure that we got all our deposit back but it did feel like we had to fight for it. House was cleaner when we left especially the carpets. Not a very positive experience. Landlord wasn’t very happy with their service either.

Would like to say a massive thank you to Julie from Castle Estates..she supported to make the experience run promptly and smoothly..a credit to your business..only criticism I have is with the Third Party Company used by yourselves..Goodlord..not in agreement that they use your information provided to constantly harass via email..text and phone calls to market and sell their products to move home

Absolutely do not recommend using this estate agents as a tenant, my reasons below. First and biggest reason - They will shamelessly try & steal your money/deposit regardless of the amount of effort you put into maintaining the house you rent & returning it in a good state. We spent 2 days cleaning the house before leaving & were good tenants that looked after everything/barely received single negative comment during periodic visits. They tried to use a bit of dust on the banister and a few missed cobwebs as a reason to hire a professional cleaner and charge us £88 for it + multiple other reasons costing almost £200. If you ignore the advice and go with this estate agents, dispute their deposit claims with the DPS - these are exactly the kind of people this service was set up to protect you from, shameless company & employees that lack morals or integrity. I feel bad for people out there that are more timid & just accept this kind of thing and pay the deposit without fighting it, which I'm sure has been a lot of people in the past. Once we mentioned we wanted to go to the DPS - they continued to email us trying to convince us that we were wrong & wouldn't win the dispute whilst trying scare tactics to push us to accept the deductions such as "this is a long process that will take 6-8 weeks" hoping we needed the money or something? They also linked us random descriptions from cleaning websites that they thought supported their argument. After we didn't back down, they reduced their deductions at some final attempt to try and make us accept, which again, we denied. Eventually they decided to back down because I assume they knew they would lose the DPS dispute & it was a waste of their time. Still, they painted this as "the landlord has very kindly decided to pay for the works fully himself and return your deposit in full". I'm sure the landlord's pockets are bleeding after going around with a cloth and wiping the banister. On a less serious note but still mildly annoying, they do periodic visits every 4 months, these are mostly fine if you take good care of your house however its still pretty invasive and they don't really ask you if it's okay if they come around & do this, they just tell you they're coming and they'll let themselves in if you're not home unless you advise them differently. Unfortunately this is completely legal & there is nothing you can do about it, but it would be nice for them again to have some decency/respect & have a bit of a better attitude towards it by asking you if it's okay to come around etc & waiting for a response. Finally, I would say the absolute only positive is that they're pretty responsive if there are any maintenance issues that need to be addressed in my experience, but this is exactly how it should be and doesn't excuse any of the behaviour I've mentioned above.

Had a speedy experience with Castle Estate agents. The whole process was done and dusted within a week. Julie was amazing and kept us up to date throughout. She even facilitated a second viewing for us. We moved in yesterday and it couldn’t have gone any smoother. Thanks so much

Poor service throughout our short tenancy, when it froze really badly last February our boiler broke down and we were freezing we called castle estates and informed them my wife was pregnant they just kept telling us to pour boiling hot water on the pipes which we had done for the previous few hours before calling. Eventually we called our supplier at the time EON who were concerned about what we were describing they sent someone out and low and behold we had a gas leak! But castle estates just didn't want to know. We had to have emergency gas works through the night. Also once we came to leave they charged extortionate fees for everything and we saw £90 of our over £800 deposit. They are also the only estate agent I've dealt with who charge you a fee for them telling another estate agent that you rented with them! ( a reference) we've moved on to better things thank God and wouldn't look back. If you want a company that doesn't care about you and never want to see your deposit again these are your guys. Oh they also charge stupid fees just for applying. ( I have been renting properties since I was 18 and have never had such abysmal service )

During extremely cold weather a lot of people experience issues with their boiler due to frozen condensate pipes, the general process is to try and defrost this by safe means ie pouring hot water over the pipe if accessible. This advice is given out to tenants following professional assurances it is safe to do so by our trusted gas safe engineer. In most cases reported to us pouring boiling water on the condensate pipe rectified the issue and got the boiler working again however in severe cases it may not. Whist we appreciate the situation can be frustrating for anyone unfortunately in some circumstances we are limited as to what we can do. If any tenant reported a maintenance issues which suggested there may be a health and safety problem it would be investigated immediately. Unfortunately whilst we believe we recognise the name to this review some of the information detailed does not match any records we hold therefore further comments/responses cannot be made. As a general comment however we can say that prior to the Tenant Fee Ban law being implemented June 2019 the majority of agents charged for references and other associated fees. We are confident in saying that our fees were competitive on comparison with other agents in the local area at that time. Our fees would have also been clearly detailed at the time of any application as per advertising standards and prevailing legislation. With regards to end of tenancy costs we follow guidelines set out by Propertymark ARLA (Association of Residential Letting Agents) which we are members of. Charges are made from deposits for any damages above fair wear and tear. If any tenant feels the proposed costs are unreasonable they can choose to settle this through the Deposit Protection Scheme resolution service where the matter will be settled by an independent adjudicator. Again not being sure of which property you rented we are not able to comment more accurately or address this issue.

Avoid this estate agents at all costs if you want your deposit back. I am absolutely disgusted with how I was badly treated by this estate agents. The house I rented for only 6 months was in poor condition when I moved into the property. Unfortunately I did not take photos on the day when I moved in. Don’t make the mistake that I did and not take any photos. Read your inventory carful before rushing and signing the contract. I was left out of pocket when I had the property professional cleaned, and the estate agents still managed to keep three quarters of my deposits. In the whole time of 14 years of renting, I have never had a dispute with my deposit, until I rented with this estate agents. Despite providing evidence, unfortunately estate agents always win. I wouldn’t want anyone to be put through with what I got put through for the last couple of months. Please please avoid this agent if you want your deposit back.

Thank you for your comments, following an end of tenancy where an agreement cannot be reached regarding end of tenancy costs, both parties agree to refer any disputed costs to an independent adjudicator via The Deposit Protection Service. The start of tenancy inventory and photographs confirmed a newly decorated property in an overall good decorative and clean condition. Whilst tenants do sign the inventory at check in, they have 7 days to submit any alterations they feel necessary. In these circumstances the costs disputed are awarded by the independent adjudicator following evidence submitted by both parties.

Castle Estates Stafford _Absolutely hate dealing with this company. In all honesty one of the worst I've encountered. I've had one of their employees steal property from myself, the self employed contractors are rarely up to par, when I have made any complaints and followed their complaints policy, it's always brushed under the carpet. There are so many negative things to say about them, but get involved them at your peril. Their professionalism is definitely on a downward spiral and no one in management seems to care.

We are unable to locate your name to a tenancy through our residential office. This may however relate to a leasehold development, managed by our block management company. It is important that we stress all residents are made fully aware that any personal belongings left in communal areas will be removed and stored for a period of time with prior notice. This is due to health and safety legalisation including fire risks.

Absolutely horrendous company. They will take your deposit even if you leave the property in a better condition than you found it. The property was greasy, and dirty when we moved in, took weeks to get everywhere clean and even then it still wasn’t. But they will still take 3 quarters of your deposit because they’re thieving wet wipes and clearly need the deposit money to keep their company going. Thanks for nothing.

Dear Sir/Madam, I am contacting you with regard to an unresolved issue. In mid December we spoke to yourselves in regard to the window in bedroom 2 which had failed. A member of your maintenance team came out and concluded the window needed replacing. We were told that this would be done on receipt of a quote. Three months on and two quotes later we still cannot open the window to air the room or gain access to the outside if there was a fire in the rest of the apartment ( whoever was in that room would be consequently trapped). I have called again today and spoken to Isaac who assured me someone (Will) would get back to me but I can only assume as home time was looming this took precedence. We now have a situation where the kitchen window has also now failed, this has also been reported. I am sure you would be quick enough to call me if my maintenance charge was unpaid. Up until now we have been more than polite and understanding but this is taking the biscuit!!! I request your prompt response, as I am a teacher so unavailable between 9 and 4.15pm I would ask that you contact my partner Keven Cook . I have rented properties for the last 20 years as I have relocated through work, many times. Having experienced the service provided by different Letting Agents, I would consider Castle Estates to be the best letting agents I have used and I would highly recommend them.

Mediocre experience. Visits every 3 months which is great if you enjoy someone invading your personal space and giving opinions about how well you've wiped the window. End of tenancy happy to waste time to try and snake as much deposit money as possible. Avoid doing any costly work, the hot water in the flat was unfit for purpose for 5 years. On the bright side, they do answer the phone and aren't completely incompetent.

Poor service the whole length of tenancy. Constant visits and told the when becoming quarterly which never happened. Entered the property without notice. When wanted to move property had no assistance in looking or viewing any other properties. When ending tenancy made no contact to confirm tenancy had ended but yet have advertised the property for viewing.

Thank you for your comments. When a tenant applies for a property with Castle Estates they are given paperwork which outlines what you can expect during your tenancy. On this it clearly states that visits are carried out with the 1st being 6 weeks after moving in and then 3 monthly thereafter. All tenants are sent a letter to advise of when such visit will take place a week in advance and should the appointment be inconvenient they are able to call and make alternative arrangements to suit. We are more than happy to assist our current tenants and advise what other homes we have available should they make contact with the office. We make every effort to acknowledge all notices that are received and believe there may have been an oversight on this occasion due the email account holder being on leave, we can only apologise for any inconvenience caused on this occasion.

Endless emails sent to these people and they ignore everytime. Leaving rubble by side of apartment building for years now. Won’t answer questions about service charge which they don’t send details to residents about till a year later after living there and then rack up the monthly repayments.

Dreadful, avoid. They once locked me out of the house I am renting when they came to do a periodic visit. We had to hire an emergency locksmith to open the house, but Castle Estates then refused to pay the bill for that. They frequently fail to act on reported faults.

Would not go near this place if it were the last place available I'd rather sleep in a tent to be honest Rented through them for 6 years and paid on time every month usually had to ring 3 or 4 times before any one replied and when we moved out along came a list of such pitiful and minor things that needed doing for them to let it out again we had previously offered to replace the cheap carpets 3 years earlier at no cost to the landlord and were denied finally we had to let them take 300 pounds of our deposit for some chalk on the wall outside the paint wasn't 100% on one wall and the skirting boards weren't 100% clean and the oven hadn't been cleaned to there standards An absolute joke of a letting agent GOOD RIDDANCE
