Absolutely the worst letting agents I have ever dealt with. They charge extortionate amounts for the most ridiculous things - what, pray tell, is a dilapidation admin fee? I had already paid them a check-out fee which I thought was cheeky but they banged an extra £36 on top of that. They also over-charged me £60 at the end of my tenancy and told me I had never paid to extend my contract. I had and proved it to them. Why they couldn't have checked their records properly is beyond me. I then had to spend a further 2 weeks chasing them every day about the missing money which I was promised would be paid by direct transfer. It was only after I threatened to get legal advice that they got off their behinds and paid the sum. Terrible.
Laura, I sorry to hear that you feel that you have had bad experience with Castle Estates. We take great steps to highlight our fees to tenants before the tenancy starts, they are also clearly outlined and explained in all our pre tenancy paperwork, advertising and tenancy agreement. We apologise that it took as long as it did to return your £60.00, this was due to complications with your rent account which I would be more than happy to discuss with you if you so wished.

Terrible. Rip off merchants. Take money without permission. Charge for things unnecessarily just to rip you off some more eg when we left they said they had to replace light bulbs and charged us £45. Two bed house. What utter lies. DO NOT deal with this company they just rip people off, make you wait for your money and are not a company I'd ever deal with again. I'd rather sleep rough than rent through them. Appalling.

Have been in current property since last August. Castle Estates couldn't have been more helpful and friendly. We will need to move on soon and plan to do so with C.E. as we have had problems with other agents, who seemed happy to take fees but not provide follow up . l would highly recommend C.E.

I lived in a house managed by Castle Estates for over 3 years, I had no problems and found the staff helpful and professional. If I return to Nottingham in the future I will definitely try to find a house through them :)

My partner used Castle Estates at Beeston to let her property for 18 months. My opinion is that they are thieves! The charges they levy are NOT in their original contract; I must compliment them in their inventiveness in finding categories of charge to screw not insignificant sums from their clients.... well done Castle Estates. Beware of this company and any undertaking of inclusive charges. RM

Dreadful company. They leave the keys to their other properties lying around in other tenants homes for months (despite being told they were left there), and seem to think the owner has a right to enter the property without seeking (and obtaining) permission. Calling an old cell phone number, and not receiving an answer was their excuse for not obtaining permission for non-emergency visits - even if they failed to update my phone number, they have my address, and have no problem contacting me when they want something (like showing people around because they have given the keys to MY HOME to someone? who apparently has not returned them). I am a single female, and was horrified to learn a maintenance person (hired by the landlady and not affiliated with the company) had entered my property while I was out (thankfully I was not in the shower and/or naked). This person had been snooping around too, but the agency said that it is beyond their control (despite admitting to giving him the keys to my home). They tell me they are were not responsible for the actions of any contractors (friends) hired by the owner, which is worrying since these people seem to possess keys to by home. What is the point of an agent if not to mediate all transactions between tenant and owner? You might as well go with a private landlord who is not familiar with tenants rights! And if you do deal with them, it is worth the extra expense to change the locks because they take no responsibility for illegal entry by the property owner. I have been a good tenant for 3 yrs - paid my rent on time, kept the place clean etc., - but it is a rundown property and I have had to repeatedly nag them to fix stuff (cooker, washing machine, roof). The house was in a shitty state -paint on the manky carpet, walls peeling, overgrown garden - but these were noted on the moving in inventory. Despite this they are trying to rip me off for my deposit for 'cleaning' and 'damages' (none of which were ever flagged up on any inspections). However, they do employ a lovely cat lady who sometimes does the inspections.
Tine H, throughout your tenancy no member of our team, contractor or staff, has entered your property without prior notification or consent. The one instance you refer to involved the landlord's gas engineer who had been instructed directly by the owner without our involvement. This matter has been discussed in depth with yourself and the landlord and since then there have been no further issues. As part of the checking out process we do try to help our tenants by pointing out any potential issues we find before the move out date which, if not addressed, may have to be rectified at the cost of their deposit. In your case you introduced animals into the property without consent, we have therefore advised you that you will be required to have the carpets professionally cleaned and you could be held accountable for any damage they might have caused to the property. I am more than happy to discuss this further with you and try to address your concerns. As you are not moving out till next month I'm sure we can work together to ensure that you and the landlord are happy.

Cannot recommend Castle Estates enough. I have dealt with Castle Estates for a number of years. In this time, they (Mike in particular) have been professional and proactive with excellent communication to me as both a tenant and latterly a landlord. Fair with fees, willing to compromise over problems and always contactable. Lovely stuff.

I experienced an extremely welcoming and professional service whilst going through the process of renting our new home. Communication was excellent; the enthusiasm for a result was inspiring and certainly made the whole process easier. The support was at all levels from referencing to the check in, working with both staff( Shomari) and management (Michael) when needed. We are very happy, and would recommend castle estates to any prospective tenants.

Do not trust this Company.... And do not trust Micheal haywood.. Complete con man that keeps your bond and after alot of research this as happened to many tenants... BEWARE. . BEWARE
We sorry to hear about your negative experience and we appreciate your feedback, I would like to clarify a few points: During your tenancy you smoked in the property despite the contract having a non-smoking clause. This was picked up at all the inspections and then followed up by email and telephone conversations. When you exited the property there was a strong odour of cigarette smoke despite your best efforts to clean. As your contract stipulated a non-smoking clause the landlord was within their rights to have the property professionally cleaned to remove the smell. Furthermore you also did not pay the last month’s rent so in addition to the cleaning you owed outstanding rent. A claim was made through the Deposit Protection Service which was later arbitrated in the landlord’s favour. The landlord was awarded the entire claimed amount by ADR. Tenants are safeguarded against agents and landlords who keep their deposits as there is a legal requirement to register a tenant’s deposit with a Deposit Protection Scheme. Any claims against a deposit should be valid and also corroborated with evidence taken before and after a tenancy. In addition the tenant & landlord have the right to insist that a claim be arbitrated if either party disagrees with a claim whereby a fair impartial discussion is made concerning how the deposit will be returned by ADR. Since the deposit legislation came into effect on the 6th April 2007, Castle Estates (Nottingham) has been fully compliant when registering tenant’s deposit with a Deposit Protection Scheme.

Don't rent through this agency. Do not use them as an agent for your property. We received a flat in a terrible condition, it took three of us two days of cleaning to make it liveable. They were very apologetic and made lots of promises of rebates that never arrived. Throughout our tenancy they were useless at fixing or rectifying anything, it was always everybody but their fault. They often blamed the property's owner, which I considered rude and unprofessional. When it came to moving out, they tried to charge us £486 from our deposit for mould that was present when we moved in and for services we never received. I challenged this with the DPS who ruled in our favour and decided Castle Estates were entitled to just £36. This agent made living in a nice flat in a nice area stressful and unpleasant, tried to take us for every penny at every opportunity, and I discovered during our claims process that they had also been lying to the landlord.

Gemma was very kind and helpful and helped me move into my new flat within 3 days. Very good at communication and always keeping me in the loop about what I needed to be doing. Really patient too!

i would highly recommend the team at castle estates. i mainly liaised with mike who was extremely helpful in finding me a property to rent which suited my needs. Mike was especially great at keeping me updated throughout the process and was very friendly and professional.

Do not trust this company! Take plenty of photos as soon as you move into your property. They lie about everything to keep your bond money!! Replaced a wee stained sofa that I wouldn't even let a pet sit on! Carpets were absolutely filthy in all rooms! Hole in the bathroom door that was there from day one!! And I'm still waiting for the money for the decorating that they promised to pay for.!! Shed outside is rotten! Fridge door already broken ! And had to replace washing machine door. List goes on !!!

Having used the Castle Estates team to market and manage my rental property for 5 years now, I have no hesitation in recommending them. I consider myself a responsible landlord and the tenants that I have had so far seem happy with the property and the management service. I have been speedily informed by Castle if any problems (eg appliance breakdowns) occur and that has allowed me to take action to solve these quickly, to the satisfaction of the tenants. They are prepared to point out any areas of the property that they consider need attention and, again, I react promptly to this advice. Not all landlords are so quick to react and it is unfair to lay the blame for any delays solely at the feet of the agent.

Absolute and utter cowboys! I really do not trust this company they have no concern at all for tenants and their aim seems to be to squeeze/con/grab as much money out of you as possible. I would make sure 100% that the deposit taken has been put into a scheme because mine wasn't and I had to report this to claim the money back.

As a professional letting agent and a NALS member we ensure that this is carried out within the DPS guidelines and that all relevant information is passed onto tenants. I would encourage you to contact Michael at the office to discuss this matter further as we are unable to find your name in our system and we have never been reported for not protecting a tenant's deposit.

Despite a frustrating time with the vendor to finally complete on the purchase of the flat in Norfolk House E8 I found Max to be polite and efficient in how he dealt with us. He returned calls promptly and was calm and clear in what he did for us. This was a very good level of service. Thank you.
