Excellent from start to finish

Decided to sell a buy to let I had had for 10 years+. This was managed by Martin & Co who were excellent in this respect too. So they valued, marketed, hosted viewings, advised of buyers and found a buyer close to asking price. Throughout the tortuous sale process ( not caused in any way by Martin & Co ) their communication and advice were first class helping steer the sale to completion.

The whole team are helpful, professional and efficient. I've used several managing agents over the past 18 years, and the team at Martin & Co are by far the best. Caitlin in particular has been absolutely brilliant at overseeing recent check out, organising works (obtaining quotes from good but reasonably priced contractors) and generally ensuring the property is ready for re-letting in a very timely fashion. Awful service. They asked me to pay 12 months in advance just to rent an average property even if I have an average paid job. The worst part is that they can't even explain why, they just keep repeating like robots that I have to pay 12 months of rent. I've reported them to the council for discrimination.

I have always found the whole team extremely cooperative and they respond speedily to any requests. They keep a tight hold over any maintenance issues which arise and arrange contractors to resolve problems on a timely basis. They have a regular stream of students viewing the properties and follow up the applications received to ensure Tenancy Agreements are put into place as soon as possible.

Incredibly disappointing. It all starts really well, everyone seems nice; and then you sign the contract. Suddenly, you're drowned in a sea of horrible paperwork, unreasonable "administration" (there was no administration at all) charges, maintenance calls that never go through. We had a sewer pipe burst in our garden and for almost 2 weeks we had to live and put up with the horrible smell and feces running through it. We had to constantly call and badger this agency before they decided to send someone to evaluate the situation. It took 2 full weeks for everything to be sorted, we ended up being accused of blowing the pipes because apparently we flushed a baby's nappy (none of us have children). The maintenance guy that fixed this left stains all over the hallway that we couldn't clean and in the end of the tenancy, they tried to charge us for the stains! And like this, there are countless other horror stories in a tenancy that lasted just a year! We all regret having chosen this house to live and we wouldn't wish this agency to our worst enemies. Steer clear!

Dear Yasmin According to our records you were a tenant at one of our properties along with one of the tenants who has also left a review below. I have looked back at the maintenance record for the property and can see that that there were indeed problems with the drainage during your tenancy. This was not something that could have been foreseen. As this is an old property these things to sometimes happen. We did not accuse you of putting a nappy down the drain. Here is an extract from an email that we sent to you all in October 2013 "Last reminder is about the drains, please do not put sanitary wear down the drains or baby wipes, in the future if there are drain problems and it was caused by what has been put down then the invoice for the repair would be passed to you, this includes cigarette butts in the garden that could overflow. Please arrange a tidy up of the garden." With regard to administration, referencing six students and six guarantors can be quite time consuming and it may have seemed that there was a lot of paperwork but that is because we like to do things correctly. It has clearly been playing on your mind as it is now a year since you moved out of the property so if you would like to give us a call to discuss we would be happy to speak to you.

Don't use this estate agency. They're rude, only think about their own profit and will do anything to take money off of you. They don't answer their maintenance calls, when they do they claim that it's your fault and you should pay for it (on matters that existed even before you moved in), they charged me for taking a mirror that I bought and when I complained they drowned me in paperwork to the point that I just gave up. This is a horrible agency, stay away from it. Find your house somewhere else, you can thank me later.

This agency is abusive in its practices. We rented a house from them, a lovely house, and right off at the beginning, something felt odd. They asked for too much information, the process of signing the contract took weeks, they refused to accept papers from the University that are meant to be delivered digitally and instead accepted copies that had in big chunky letters saying they were not valid. But because the house was really nice, we decided to keep giving them the information and we finally managed to sign for the house. It started with the apparent state of the house and the real state of the house. As students, we didn't know what to look for during a check-in assessment so when they came to assess the house, to us everything looked fine and we signed the paper. As soon as we started living there, we noticed that things weren't quite as all right as they seemed at the beginning. The first time we flushed a toilet, we noticed that the pipes were clogged, some bits of furniture that seemed all right had been made to only look like they were all right and they either "fell" from their precarious place or downright refused to work (cabinet doors that had broken hinges). Along with all of this, they made a mistake delivering our keys and because we had signed the initial document saying we received the keys they spent the whole year trying to charge us for an additional key, even when their own photos showed that the key wasn't in the package they sent. The cherry on top was the check-out process. They were so incredibly thorough, it almost seemed like they already knew the problems with the house. They checked every nook and cranny and charged absolutely everything to us, lots of things that were already like that when we got the house. From a deposit of £2400, we were left with £500 to divide among us all and we're still fighting it. So far, they offered to return £35 because they realised they couldn't actually charge things that WERE on the check-in, but do yourself a favour and stay away from this company.

Dear Nuno At this agency we use an independent inventory company to compile a full check in of our properties. Tenants are given the opportunity to be present at the check and we always tell them that this is their opportunity to let the inventory clerk know of anything that they would like to be included in the report. This report is then compared to the check-out report at the end of the tenancy and this is how we calculated any deductions. Looking at the check-out report I can see that there was a considerable deterioration in the property during your tenancy. As far as I can see apart from an initial slight reduction in the deductions these were not contested. Given the condition of the property at check out and the evidence that we had we would willingly have gone to arbitration if the deductions had been contested. There was a problem with the drain shortly after you moved into the property. There was some evidence that sanitary wear/baby wipes had been placed in the toilet but despite this the landlord was happy to pay the expensive repair bill himself and the repairs were carried out as quickly as possible. I am unable to comment about the missing key as I was unaware of any problem but if this was an error on our part then I apologise for the obvious inconvenience.

First Time Experience

As a first time renter, I found Megan very patient and helpful throughout the process.
