Welcome to Martin & Co, Canterbury. We have extensive knowledge of both the professional and student markets, and it is our aim to create fantastic experiences for landlords, tenants, sellers & buyers alike. We're also always on call for our tenants, ready to deal with any issues that might crop up swiftly & efficiently, which we guarantee are few and far between. When it comes to sales, we have a keen eye for detail, combining our experience in estate agency & interior design to create a sales strategy that is guaranteed to make your property stand out. We always make sure that your needs are met and your ideas are heard throughout the entire process, and our marketing is second to none. Our Managing Director, Angie, is a qualified accountant and an experienced professional who has owned & run several successful businesses over the years. She is also a Whitstable local (living here for over 50+ years!) and knows what makes the area such an attractive place to live. Whether you are looking for history & heritage, quaint, cobbled streets, award-winning universities, outstanding entertainment, beautiful beaches, rolling countryside or the finest independent shops & restaurants, Canterbury, Whitstable, Herne Bay & Faversham each have their own appeal. All four towns are easily commutable to London via the High Speed service to St Pancras International, plus you can also hop across the channel in just 30 minutes on the Eurotunnel from Folkestone. All in all, a great place to live, work or study! If you are looking to sell, buy, let or rent a house in or around Canterbury, please get in touch with us on 01227 455717 or email us on canterbury@martinco.com. Our team are a friendly bunch, with tons of experience between them, and would love to hear from you. Alternatively, we love having visitors to our office, centrally located on Castle Street, in the heart of Canterbury, so do call in for a chat. We also love our four-legged friends and you'll often find Maisie, our labradoodle, or Guinness, our black lab making themselves at home.

I have been letting my property through Martin and Co in Canterbury. Angela , Dean , Will and Rachel have been superb. They are very helpful in appraising the rental value - they have always found suitable tenants. They are easy to talk to and very professional in their approach. I have used other letting agents in Canterbury. However, I have no intention of leaving Martin and Co.

We have been working with Rachel for a while now looking for the perfect property for us and she's been extremely helpful! She is extremely knowledgeable, always punctual, honest with all of our questions and always going out of her way to help us find exactly what we're looking for. We have chosen to work directly with Rachel due to her professionalism and integrity. Couldn't recommend her enough!

I would start by saying to avoid these estate agents, especially if you are looking for a property to rent. I did have a look before renting with them, but the bad reviews were only students so I thought we'd be ok as we're not students but professionals. I couldn't be farther from the truth. Those reviews are definitely genuine and showcase how bad and scammy Canterbury Martin & Co is. So our experience with them involved: - them lying about things in the beginning before we rented the property . They lied that the property would be cleaned, the garden would be cleaned and taken care of before we moved, etc - the wrong keys being given to us - they do not inform you or invite you to the inventory check. We've rented in other places on the South East and they invite you to the inventory check. - the inventory check was poorly done and not accurate at all, so you better be meticulous checking the property and sending your findings as their inventory check is a joke. - the property had several issues including, mold hidden behind a wardrobe, broken toilet and oven, chewed up furniture and banisters, etc. Then it was really hard to reach the landlord who didn't want to fix anything. - We got the council involved but unfortunately the UK does not protect tenants, so it came back as it was not a safety issue therefore it was a customer service problem with Martin & Co, which we'll still have to log a complaint about them. - We ended up having to move again after 6 long months in a property that we could use 2 rooms due to mold and poor insulation. They incur expenses and it is hard to find a property to rent nowadays. - To our shock they tried to steal our deposit to fix the problems we reported from the get go at the property. This shows how they are scammers and not to be trusted. I don't understand how a lettings agents that received emails from us regarding the issues from the very beginning even try to make us pay for the repairs that were there before we moved in and they knew. Overall it was a nightmare and the worst experience in our lives renting, and we have lived in different countries in the world. They are pure scammers without any principles and values that entertain dubious landlords. Don't trust them! If you decide to rent with them, do your due diligence and be on your toes as they cannot be trusted. Also, when you visit the branch you can see how they present themselves poorly and that was already a red flag. All the luck and hopefully you'll never have to deal with these scanners. If you think it only happens to others, just check the reviews to see that their good reviews are only from ppl buying and selling property and not from renting. P.s.: Regarding the council. When they visited the property they deemed the issues as not a safety hazard and advised to raise a complaint about the estate agents service. Also, if what the council says or do is of any indication they tried to charge me council tax after I end my tenancy for the property. I don't know if the landlord failed to pay the council tax and the council was then looking for an escape goat but it just goes to show that you must cover your own back. Also the estate agents did not try to make us happy and when we left wanted to take money from our deposit to fix the issues we reported. It just goes to show. Do your due diligence and if you think you might be petty just continue as it is best to be safe than sorry.

The complaints this customer made were totally unjustified which Canterbury City Council agreed with and most problems were of their own making. We tried hard to keep them happy but they had very little idea about renting and about their own responsibilities. I would avoid them as tenants!

I have been with Martin & Co for just over a year now. I've renewed my tenancy as the agency is like a well oiled machine. All of the agents work together and complete every task and answer every question quickly and accurately. Special thanks to Will, who's been the main man in the agency managing the property I've been renting and to Dean, who is an excellent manager and handles his job quite well and to both of them with their never-ending patience.

Friendly, professional and responsive.

Since the new team took over - Dean (Manager) and William - the Canterbury office has been really good. I was a tenant for 18 months and saw a dramatic improvement with them in place. They knew I was a responsible tenant who kept the apartment in good order and they treated me with respect. When I had a shattered window pane in the apartment, they were very helpful and responsive and sorted the whole thing out. Before them, I'm afraid the team was not that good. The staff had a bit of an 'attitude problem' and did not go out of their way to help. The good news is that things have changed for the better under the new manager. The whole culture is different and the people are very friendly and efficient. I can recommend Martin & Co Canterbury.

I recently rented a house through Martins & Co. From start to finish, William, Dean, and Rachel were incredibly helpful and made the entire process smooth and stress-free. William and Dean guided me through each step of the rental process with patience and professionalism. They were thorough in explaining all the necessary paperwork and requirements, ensuring that I understood everything before proceeding. Their knowledge and expertise were evident, and I felt confident in their hands. Rachel also played a crucial role in assisting me throughout the rental process. Her attention to detail and prompt responses to my queries were greatly appreciated. Overall, Martins & Co provided exceptional service, thanks to the dedication and expertise of William, Dean, and Rachel. I highly recommend them to anyone looking for a seamless and hassle-free rental experience. Thank you for your outstanding support!

We rented a place with Martin and co. for two years, the whole time they were professional and responded quickly and informatively if we had any problems. When the property we were in was being sold by the landlord they were very quick to let us know as well as being helpful and supportive in the process of moving out. The property itself was in very good condition when we moved in and in a wonderful location. Only reason not at 5 stars is there were a couple of maintenance issues that were never sorted but they did not have major impacts of quality of living there so I'm not too mad, and a slight delay in return of deposit but nothing concerning. Absolutely one of the best letting agencies I have used and I have used quite a lot!

As a student at university in Canterbury, when my friends and I found a house under Martin & Co that was a godsend for any student accommodation we took it straight away. It was a good house with a large kitchen, 4 bedrooms and a garden. However from the beginning something felt odd. It took the letting agents around 2 months + to get the garden cut to the level they assured would be on check in, and although a lot is down to the upkeep of our landlord (who just so happened to live in Eastern Europe) the level of security was less than satisfactory, with the back gate leading on to a right of way left unlocked and in disrepair, unable to be locked from the inside. The level of cleanliness was less than what one would expect on check in, and if it weren't for our situation as students, any other would-be candidate for rent would be appalled by the standard. The fact that we had to move into a house of unsatisfactory levels of cleanliness would make one think that they cannot surely assume we would leave it to them in a better state than what we found it in? Oh how wrong we were. You can then imagine our severe frustration when Martin & Co then decided that a 'fair' sum of our £1200 deposit to be paid back to us was less than half. At roughly £564 it is safe to say that we must have done something ludicrously terrible to receive such a menial portion of our hefty deposit. Their justifications were the height level of the grass in the garden, being of 'medium to long' length which was 'unsatisfactory' to them, even after we strimmed the lawn with the only appliance we had available to us as students, which was a strimmer. There was a small burn in one of the bedrooms carpets', which as far as we're concerned is nothing more than marks generated from moving furniture. Scuffs on the sofa, which were already existent. The replacement of a tray in the fridge which we admit responsibility for. However the one thing we cannot get our heads around is the unsatisfactory level of cleanliness they base their entire argument upon. Parents of all the tenants joined in an effort to thoroughly clean the carpets and laminate flooring to make sure that this was not the case. We used top of the range carpet cleaning appliances, including a jet washer style cleaner. However the price of enlisting the help of a 'professional' cleaner to clean the house to their standard for the handover period to the next tenants was way above anything I have seen. The staff at Martin & Co were also dismissive and rude when we went to complain about the unfair treatment of our deposit, and we were eventually asked to leave after words got heated. We felt that as our tenancy and thus ties with the company had ended, their level of helpfulness and focus on customer satisfaction disappeared once they knew there was nothing we could do. Although there were certain members of the Martin & Co team whom I highly admire for their work ethic and general attitude to their clients I am strongly dissatisfied with the services Martin & Co as a whole provided, and would strongly urge any students not to go with this letting agents for your term-time accommodation! It is student exploitation at its finest, and they would like nothing more than to get their hands on as much of your money as they can.

Harrison · 6 June 2015

Agent replied

Dear Harrison. I have looked back at your check in at the property and can see that there was some indication that some areas required a ‘light dust’. This does sometimes happen due to the length of time a property can be empty during the summer months. We apologise for the inconvenience that this caused you at the start of your tenancy. We do suggest that a light clean before move in is a good idea but not all landlords are happy to pay for this to be done. The garden was a problem. We had a gardener lined up to do the work who unfortunately let us down at the last minute. We then struggled to find a replacement gardener to do the work due to the time of year and the number of student properties in Canterbury that require this service at this time of the year.

I recently rented a second property from Martin & co. Megan has been fantastic. She made the process really smooth. She is responsive if you need to contact her, as well as approachable. William was also great & dealt with the references swiftly. Even though there was delays on my end, he was really attentive to make sure I was in the new property for the intended date. I do think it makes a huge difference having a great landlord now too. Much happier with the property I am in now.

Dreadful experience with Martin and co as a student. They were incompetent and did not fix any issues with house. They were complicit in the landlords negligence of the property and made the overall experience very difficult. If you are a student avoid this agency like the plague, any other agency will do much better job and cause less frustration.

So far martin and co have been very helpful as a Tennant. I was a student, and stuck with them for an extra year. So long as you report as soon as something is wrong they are quick to respond and I would say pretty fair. One thing I would say is that the photos of the house we're not the same as the house - it was quite dusty so they sent a cleaner but we just dusted ourselves too. There were marks on the walls when the artinerary didn't say this at all - however washing this off would was the paint off as said by martin and co and we were OK with this. All in all a good company for people who are working from home, were helpful through the pandemic. Any issues are responded too and at tower way, they are super helpful. Thanks 👍
