We'd not used Strettons in auction before but were aware of their strong regional presence in London E17 and beyond. Their surveyor Michael Mercer was hugely straightforward at all times, advising us of the pros and cons of auction, of the benefits of setting an achievable price, and other facets of the process such as contributions to legal fees, etc. Auction day was smooth, and the paperwork afterwards was dealt with efficiently and professionally. The Strettons service is recommended.

I can't speak highly enough of Strettons and Michael Mercer. The entire experience of dealing with them has been easy and straightforward. The rest of the team are friendly and efficient, and Michael is not only knowledgeable but also has the time to talk to you in detail and address all your questions. Honestly after being undermined by the bigger auction houses I feel delighted to have come to Strettons. Highly recommended for all you real estate needs.

I recently had the pleasure of working with Strettons Residential Auctioneers, and I can't recommend them highly enough. From start to finish, the entire process was seamless and professional. A special shout out to Michael Mercer, whose expertise and dedication truly set the bar high. Michael was incredibly knowledgeable and went above and beyond to ensure that I was well-informed and comfortable every step of the way.

The one man behind the commercial…

The one man behind the commercial properties team has the worst customer service I have ever experienced. Don’t waste your time getting into business with him. He constantly says he will call you back and never does. He says he will update you and never does. I submitted an offer over a month ago and I am still yet to hear anything from him. Basic customer service is hard to come by these days.

Avoid. Run away. Bandits operates from a large office

No words can describe these bandits who operates from a large office building. If you are reading this don't even think about doing any business with this company even it is very very tempting. Avoid at all cost if your life is important. I have seen 10 years ago they forfeited £30k from an unsuccessful buyer in the auction. They know everyone; solicitors, surveyors, barristers (can't write everything here). If things go wrong bear in mind you have no chance against them. We have rented a commercial property where nobody wanted to rent: we were young, determined so we made success; good for the economy. The Lease: Modern day slavery contract. Mor than 50 pages document where tenant has no rights. Strettons have many of these readily available for their landlords; company growing fast on tears of others; effecting livelihoods, costing economy. Landlords love Strettons; more and more choosing the company for their notorious tactics. Tenant: First year they try to understand you ( i.e. if you want to rent or buy another property). Following years manipulation starts, then harassment, then bullying, finally threats. Every tool available in the lease and large network of people in the office and elsewhere. Insurance: They make a commission out of insurance policies. Tenant can never choose or negotiate an insurance company, end up paying at least double which can go up to 5x. They never send you a break down or a proper invoice. Rent review: We thought they took us to arbitration; which was never the case. Arbitrator: RICS surveyor was their ex employee. Want to leave: Dilapidations. When the Lease ends you must do refurbishment which will be costing you around £50k for a 3 storey building. They don't accept your photos of the building or survey report when your lease starts. On the other hand they never ask their landlords to update their building before the tenancy to a certain standard. (i.e. asbestos survey, electricity certificate, fire risk assessment, etc.) Cover up: They cover up for their landlords to prevent them paying relevant taxes and utility bills during the empty period of their property. Many times we have complained about their illicit behaviour to the company itself without achieving any success. Finally; I can't write everything here, I am happy to join anyone willing to take them to court, or to politicians to prevent them doing more harm to people/economy.

Very disrespectful and unprofessional service. As soon as we made a second offer, the agent went on holiday, he didn’t give any holiday notice to us and didn’t tell us the other agent will take the listing. We had been waiting for his update and tried to contact him lots of time(phone call, text, email and voice message) but he ignored it. Meanwhile we found the property had been under offer on the website. When the agent came back to the work, he just texted us he was away over the week without wifi. No explanation, no apologies at all.

I found Strettons very unprofessional when I put two properties on auction resulting in waste of a lot of money and time. The way they advertised the properties in the catalog was extremely unprofessional with poor quality of pictures and other contents. Despite of complaint the retake of pictures was not done and they were re-listed for a second auction without making any efforts to improve anything. I am surprised that no manager or a supervisor is there to ensure or review the quality of contents that can fetch good results. Their aim seem to be just to charge the fee and fill in the blanks without much efforts.

it was a very bad and upsetting experience knowing that they dont tell you the complete truth before auction as i was having a look on internet i found this property called 35 Dunraven Avenue LU1 1TP. and it was on auction for 1,85,000 pounds then i got some friends near that house when i asked them about that property they told me the truth that the property has been in dispute for past 10 years and strattons still havent agreed with owners to sell and and still fighting in courts . isnt it too early to sell it before even getting rights to do so? is it fair on me to buy the house and to go courts to get posession as also the property has tenants which was NEVER mentioned in advert that it was occupied. also the property is in very bad condition and its not fair to pay even a single penny for that.

Paresh · 15 October 2023 · Strettons Leytonstone

Agent replied · 23 August 2024

Hi Paresh! I don’t know if you’re connected in some way to the person who successfully bid on this property at our May auction (although yours is not the name on the contract), but has, at the time of writing, not yet completed the purchase. However, I am delighted to confirm to you that Strettons were instructed to sell this property by the court appointed LPA Receivers. The LPA Receivers are unaware of any current “fighting in courts” (sic); so your suggestion that we did not have the right to offer the property for sale at the time of the auction, is not correct. Furthermore, the listing for this property, both on our website and in our printed catalogue, quite clearly stated that the property was “Occupied on unknown terms”; so for you to suggest that the tenancy was never mentioned is again, incorrect. Our auctioneer always goes to great lengths at the beginning of each auction to ensure that prospective bidders are absolutely sure that they know exactly what it is that they are bidding on; and if they don’t, then they shouldn’t bid. This is also detailed on our website and in the notices to prospective bidders in the catalogue. We'd be very happy to help answer any questions about this - please just give us a call.

Strettons tried to manage the sale of the flat I was living in. This is how I found out - one Saturday morning I woke up to loud banging noises. Thought it was one of my neighbours - but when I opened the curtain, Strettons had come by and nailed in a gigantic sign right outside my window. My landlord has paused the sale but the sign is still up. No notification of when it will come down or that it was being put up in the first place. Bad experience with viewings too. They will not treat you like a person with a life. Five different people called me in one week asking to make appointments for viewings, taking photos of the property, and inspections. When I set a time for viewings, I called to confirm on the day and was told that the person was not in that day - no one would have let me know and I would have stopped my work to go home for no reason. Strettons should try to see the tenants still living in the flats they're selling as people, and bring some respect and decency to the way they do their business.

Hi M Fanning, we'd really like to help by learning more about this and where your property is if you can please email contact@strettons.co.uk? We have spoken with all the relevant teams and none of them have record of this name, but our teams would only have one or two points of contact per property, so suspect it might be an external agent to ours. Either way, we'd like to help and hope to hear from you by email. All the best, Strettons.

Best agency ever! The London rental experience is extremely tough but Strettons, in particular Zita Mann, have been incredible. Zita has made sure that we always felt supported and heard. Strettons are totally unprofessional, I will not recommend it even to my worst enemy. I am considering legal action against them. I have dealt with them, as a receiver and I was paying rent monthly to the managing agent. As I was away for holidays, they hired a company to harass the current tenants living in the place, and asking them to give money to a different account. Two big guys were knocking the door and windows at 7am in the morning, and telling one of the ladies who was alone at home to pay today to a different bank account, or she will have to leave that night evicted. She got really scared even to leave the house again. This is not how a professional company does business, but more a Mafia business.

As usual with the process, enquiry agents were instructed to visit the site as we had no details of occupiers. We are sorry to hear this wasn’t as smooth as hoped. We understand you are in communication with the team about your comments below and are working together in a cooperative manner. Please continue speaking with the team for anything further we can help with or email contact@strettons.co.uk if you wish.
