We have just recently purchased our new, beautiful home from Strata on the Attraction site. We are overwhelmed with how amazing our new home is and we are very impressed with the standard of the build. The team at Strata really do put their customers first. We part exchanged our old home and Melanie and Chelsea dealt with this. They were brilliant and really went above and beyond to help us and made the process very easy and stress free. We will be forever grateful to Beth for all her hard work, reassurance and kind words throughout the home buying process. Beth really does do everything in her power to help her customers and it made the home buying process much easier and enjoyable for us. We would also like to thank Craig and the builders on site for their amazing attention to detail and customer care. Craig was very attentive during our handover and home demonstration, taking the time to show us everything in our new home and making sure we were completely happy with everything. Our street is currently still a building site and the builders have been nothing but respectful and helpful, helping us carry items in on moving day and removing lots of our rubbish! At Strata customers really do come first and we are over the moon with our new home and the customer care we have received. We would 100% recommend Strata if you are going to buy a new build property, they really are the best!

we have found so many issues with our new home.since moving in 6 months ago we have found 1) huge amiunt of weeds growing out front path area we called in gardeners to resolve. upon beginning to remove the weeds the entire area was filled with concrete waste, eletricans wires and clippings and much general rubbish the buliders thought would be good to hide under our lawn area.2) drains are poor. our downstairs toilet is constantly dirty the smell from the drains is disgusting. the smell at times is so bad.3) general build quality is ok in parts but others its so cheap and badly finished. 4) floor is bad, veery poor quality build of the floors you can hear the near neighbours walking about.5) we can also hear the neighbour washing machine6) extraction fan in the bathroom is wow so bad. the noise spreads throughout the entire ceiling as the materials used to build the ceiling and floor are exceptionally cheap.upon complaining to strata customer care we recieved this response "all homes are built with the standards and regulations" this basically means strata homes are building houses to meet minimum standards. nhbc guarantee is a waste of time. we are so upset with our home. the general maintenance we pay for of the communal areas isnt being cared for either. against strata emailed us telling us to contact the maintenance company who do not accept phone calls or response any emails sent to them. overall i we cannot recommend strata as there customer service vanishes once you have been given the keys to your shoddy built house.

TrustpilotLeeds Kudos. Avoid.
I bought my home on the Leeds Kudos site late 2020 and moved in straight away. The home itself is lovely and while there were snags to get through, they have been carried out. However, getting those snags sorted was a ball ache. Constant changes in customer care teams, site managers etc meant nobody ever knew of your existing problems, cases weren't passed to the incoming care agent, you were lucky if you ever met a site manager etc etc. A complete nightmare in trying to get anything sorted. It was only because of a chap called Barry that I managed to get anything done. He was excellent in getting all the bits and bobs finished, an absolute pleasure to deal with. If strata staff had the gumption, the drive for customer care that Barry displayed then this review would be better. My 2 stars go solely to the home itself (which I admit I'm happy with) and also Barry who is an example of great customer service. The reason the stars stop there is because of the general approach strata take to, well, everything. Attentive when they want to sell you a home, dropped like a hot turrd the minute your money hits their bank account. We were promised that it wouldn't be long until landscaping the surrounding roads would take place. Almost 2 years on the main road is uneven, car damaging lumps everywhere, raised iron works in the road and on pavements, pot holes, trenches, exposed electrical works (I kid you not, there is a trench on my road with exposed electric cabling that has been there since before I moved in and is still there as I type), promises of bollards that have never been fulfilled, email fights to try and get a communal fence completed, metal sheeting used as ramps, promises of turf verges but the cheaper route was taken so they threw a load of wood chip down which now we hit spring is bringing some lovely weeds all over the gaff, speeding construction lorries flying through the estate, holes being dug in roads and being abandoned for weeks on end with no work leaving only a car width but not enough room for bin lorries to come collect refuse, substandard general maintenance of the local roads, naff all street lighting and the ones they have installed are either very low lit or still haven't had lamps installed/connected to the mains, neighbours complaining about cowboy plumbing, neighbours complaining about poor garden drainage, basically more neighbourly complaints than should be acceptable.Quite a list there and I'm sure I've forgotten a fair bit. Here's the thing, you'll get a nice home. But you'll get a nice home in a sea of brown trouts, empty promises and lies.Oh, one thing strata. When a potential customer asks if the home is freehold, don't just train your sales people to sit with a big smile like a nodding dog and say yes. Because it isn't. You lucky customers potentially buying on kudos, you'll be entering a maintenance contract that you will eventually end up paying into for the upkeep of your estate. That on top of your council tax. Sounds reasonable on paper, but when the estate is to the tune as I've set out above, and that's before the maintenance company get involved (strata currently maintain it, look at it! And they're thinking this is appealing to new customers!) your heart will only sink when you realise what you're letting yourself in for.Strata talk a good game, they show a good one through their socials too but until they can adequately staff attentive teams to their sites and treat their customers with the respect they deserve then they'll only ever be the housing equivalent of del boy. Big fur coat, cigars, tries to look the part. But inside nowt but an empty husk of meat more concerned about coin and how they look.Update---Thanks Fearn for the updated response. But you understand wrong, I don't know who Selena is and nobody from strata has contacted me. I appreciate you following up your response to me, but it seems whatever you've been informed is typical of my customer experience so far - lack of communication chain.

TrustpilotStrata Homes Nightmare
We have recently moved into a new Strata home, after reading the brochure and viewing the show home we decided Strata would be our perfect retirement property. We were asked to view the property which we did, during our initial viewing with the site manager and quality manger we pointed out several issues, we were told ‘don’t worry these will be picked up and repaired before your moving in date’ we then moved in a few weeks later and straight away it was apparent that the property had not been cleaned nor had any of the defects been repaired. Unfortunately this was only the start of our problems, we were told the internet would be installed before moving in but a week later we still wait, we have several water leaks some have been fixed but a week later we still await the remaining leaks fixed whilst our water upstairs remains turned off. We have over sprayed spot lights in all rooms, we have contractor damage to front doors, patio doors and internal windows due to poor workmanship, the finish plastering is uneven and poor, the painting finish is poor and kitchen cabinets and cupboards are damaged with random screw and drill holes in them, I could continue. Despite having raised these issue over and over again we still await our snagging repairs. The bottom line is think twice before you buy a Strata home, talk to real homeowners first. Save your piece of mind look elsewhere.

TrustpilotAfter 4 years of excuses and no…
After 4 years of excuses and no apologies, it’s hard to have many good words about strata. We were delayed moving in, and ever since it’s been a constant battle to get the snagging completed.Having dealt with Hannah since moving in, it’s always someone else’s fault. You only get a reply if you chase 3/4 times, and again no apology for not replying, just excuses.Having had a snagging report done recently, Hannah thought it had all been completed, when not a single bit of work had been done (There were still 25 items after 4 years). If you ask awkward questions they get ignored and it’s always a cheap fix or bodge job that gets suggested. For 4 years we have had to have a camping radiator in my daughters nursery because of issues with the heating, but no apology or empathy, just a constant battle to prove there was a issue. The kitchen worktops didn’t match, but we were basically accused of lying and given every excuse under the sun. It was the way the light hit them, we’d used the wrong cleaning product and so on. When they finally removed the breakfast bar, they realised it wasn’t a size they made and must have come from a different supplier. To stay with the common theme, no apology from strata. The majority of the tradesmen, and rectification workers have been excellent and are the reason I have given 2 stars instead of zero. It’s safe to say they there has not been a single room or element of the house that has not needed (or still needing) rectification, and the aftersales customer care has been terrible. We have even been lied to and told that we are the only house that suffers some of the issues we have raised, but have seen photographic evidence of other houses on the development that have similar issues.4 years of constant battling takes it out of you, and leads to many arguments and dark days. If you are not prepared for this then do not buy a strata house.Edit……Having received the reply from strata, still no apology. I’d stated the breakfast bar had been replaced but they seem to have taken pleasure in confirming that was addressed. Some work is booked in, which I’d already confirmed, but the roof (which has been constantly ignored) has not been addressed. The issues with the dorma windows has still not been resolved either. (Apparently waiting for the plasters).I’d hoped that the marketing department might expedite issues but it feels like another generic reply with no customer care. And still no acknowledgement that it’s been nearly 4 years of hell and no apology. As a result I’ve reduced my rating from 2 stars to 1. (And the single star is for Geoff, and the other poor guys who have to do all the rectification, who eventually get sent to do some work often unaware what they are arriving to). After sales care and customer service seems to be an afterthought and of no priority compared to taking your money and making a profit.I’d advise you to enquire who the building site manager is and who the aftercare agent is, before you buy. If the answers are Jim and Hannah, then seriously think twice!

TrustpilotPlease avoid Kudos
I am writing this as I am completely heartbroken, felt betrayed by Strata after living for almost two years.Had a look at the reviews and its understandable that most of the five star reviews are from people who did not actually buy a house in the end (at least in Kudos) and lived here. Reminded me of my experience when I first came to visit the show homes here in Kudos. Like everyone else we were amused, everything seemed perfect, we were promised everything we wanted to hear. Few issues:1) Boundary issue with Seacroft Hospital and fencing: Honestly now I don’t know exactly what’s s happening as I have been told so many different stories from different officials from Strata. The gist is Strata shares a boundary with Seacroft hospital and unfortunately we reside in a road where there is no visual separation with Seacroft car park. People of all sort come and go from the car park, sometimes take photos of our children. On our side suspicious people come in hoodie and take photos of the cars parked in the hopital which was even more concerning especially our kids and other family member walk on the road. We expressed our concern even before buying the house, and Kathryn and the then site manager told us they are going to put wooden fence in a very short time to protect our privacy. However, since we bought the house- nothing has happened. We asked different site managers, and at first they said there have been legal disputes going on with Seacroft Hospital (I don’t know how much of it is true to be honest but if that is then it is even a bigger problem that they chose to hide the fact before selling us the house). To my utter surprise, few months ago Kathryn told to our face she can not recall promising anything of that sort regarding the fencing. And after two years they told that there was I was also told unless I have proof to support what I asked, Strata will ignore the concern which included not only us but also our children. Feeling completely betrayed and heartbroken, I asked all the other neighbours if they were told anything like this and you guessed right, they all were promised the same thing by Kathryn before buying the house. Not sure how Kathryn forgot promising so many people the same thing. After we all raised this with Strata, they agreed to put on fencing to visually separate the house to ensure more safety towards ourselves and more so towards our children. That was around five months ago. However, the catch was there is no time frame when it will be completed and they kept their word. They still have not done anything. We neighbours are collectively trying to get an update for over a month now and Strata chose not to reply to our emails (apart from those autogenerated ones that say we were taken very seriously and then nothing happens).2) Roadworks- Please feel free to drive through different roads in the development and have a look by yourself on the footpaths and numerous bumps, potholes, blocked roads. Strata informed there have been issues going on with HMH civils (the construction company) and it looks like a never ending problem. Now all the roads (especially the further you go) are incomplete, in a very poor standard. Strata’s response was again THERE IS NO TIME FRAME AS TO WHEN IT WILL BE COMPLETED and the usual auto generated reply- WE TAKE YOU VERY SERIOUSLY. Strata dug both sides of our road and now the council trucks can not enter to pick up our bins. We have been left with our own wastes for around a month now. We have to take our bins to the pits ourselves leaving bad odour in our cars for months. Oh besides due to the extreme poor condition of the road, you might get some punctured tyres, your car paint will definitely see permanent change due to severe dusts on the roads (please have a look into the conditions of the cars that are parked on the big roundabout). 3) The list goes on with a promised bollard on the road that never saw reality, extremely poor customer care, not getting any snags done, being transferred from one team to another, constant change of stuffs and being asked the same issues again and again by new people.Although on first look everything might seem reasonable, once you start living- you might not have the same impression.

TrustpilotNot sure where to go from here
KudosWhat else can we say other than that we are extremely disappointed. In the run-up to the home purchase this was a 5 star experience. Since we moved in Strata would struggle to care less. I hate to say this but at this point I wouldn't recommend that anyone purchase a strata home.I don't like leaving a negative review but as residents we're just not sure where to go from here anymore. We moved into our home over 18 months ago and none of the basic promises have been kept and the estate is being left in a state.- There are whole in the road where people could break their ankle; the estate is very poorly kept- We have a make-shift ramp on our road which is an eye-sore and clatters any time anyone drives over it- We were supposed to be on a cul-de-sac and Strata have left it as a by-pass- They have not extended the fencing against the steel fencing which they promised they would- initial broadband headache due to not placing the correct wiring- It's taken 21 months to fix snagsEveryone you speak on this estate has their own list, often twice as long as this. It reflects the approach to dealing with client care. To their credit, they are paying for us to stay in an Air bnb whilst they complete a 2 week repair job, but then slightly soured the gesture by refusing to pay for petrol expenses. To make matters worse they're not responding to emails; after a year of requests we gave them al the benefit of the doubt due to changes in management. Then, we created an email chain where we were polite and reasonable. They then proceeded to not respond to any of our emails and it's been over 8 weeks since we started. Unacceptable. What you're told at the show home and what you experience are very different. We were informed that as a gesture they would do a once-over paint job to remove all scuffs that present from the home move. Once we got in the after care team out right refused - the list goes on and on.Despite this, we're willing to change this review if they pull the metaphorical finger out and get to it righting the wrongs.UPDATE: 25th April, still no update and no one has been in touch. Emailed both the complaints and the customer care team and they're not responding....

Our house is great but the back garden is now a complete mess, we have a metal rod protruding from the ground, I've tried pulling at it but it seems to go deep, also between the sections of turf we've got bits of plastic bag coming through, the whole lawn looks like it's just been turfed over rubbish with little if any top soil to act as a barrier, I've sent 2 emails to their care team and still waiting for a response 2 weeks late, very poor customer services

Thankyou for your reply regarding finally laying turf after 4 months of looking at a pile of mud ! I did speak with Josh the QM and he has advised this is due to be started Thursday April 21 . I just hope the ground will be prepared properly and not bodged ! Now to the electric car charger problem . We don’t have one and all my neighbours who paid same price for the same house do ! Granted you made a gesture of a Halfords £200 voucher which we don’t really need to be fair , however after speaking with all of my neighbours this weekend , they have all also received the £200 voucher and the chargers outside their home ! I’m not wanting to moan or complain I just want you to be honest and transparent with us , can you please organise a charger on the side of my house as I’m due to change my car to electric and right now I will have nowhere to charge the damn thing , oh hang on , I can buy a bike to travel up and down the country ! So I would like to ask you here , can you please come and install the chargers as it should have been in the first place please ? Come on Strata , shatter my bad experiences and make them better ! TrustpilotDo not buy a home from Strata!
I wish minus stars was an option. Avoid KUDOS, LEEDS.Firstly, I am not one to complain normally. I'd rather just get things done and move on - life's too short for petty disagreements. For example, the snagging list that Strata never got round to actioning. Covid was a handy cover initially, but still no contact and no one arrives. So the smaller jobs I have done myself. However when it comes to issues of the safety of my family and my neighbours, I draw the line. Strata have zero care for the safety of residents. Their builders use the estate roads as a rat run. The roads themselves are falling apart, there is no way they will be adopted by Highways due to the shocking state they are in. Everything is left unfinished. Because once they sell you the house, they couldn't care less about you. We have all raised serious concerns about safety to Strata over a period of 2 YEARS, and they have continually done nothing. From the sales team on site, to the customer care team, site manager (who changes every couple of weeks), none of them have shown an ounce of compassion or understanding since completion. If for some reason you decide to proceed with a purchase after reading this (I strongly advise you against doing so), then there are a few things you need to get used to:- Being passed from pillar to post. "Ah let me forward this on to A.N.Other department". No one will ever accept responsibility and help you- Customer Care team ever changing. Don't bother learning your reps name, they will last approximately 4 weeks at best and there is no handover so get used to explaining the same issues over and over and over again - The blame game. For example: All of our windows are filthy and have not been installed correctly. The seals are filthy witu brick dust. Every window needs removing and every seal needs cleaning. Ford Windows (their supplier) have confirmed to me the wrong brackets have been used too so the windows don't stay open. Strata's response was to clean 1 window, and then to blame Ford Windows, and still 2 YEARS later I am left waiting for a resolution- Ignore the plans. The plans in your deeds mean as much to Strata as customer care means to them (which for the avoidance of doubt is absolutely zero, zilch, nada). So you bought a house on a cul-de-sac? Nope, Strata will leave the road as a through road and use it to drive in excess of 40mph in Strata branded vans, as well as all of their contractors! Despite raising several safety concerns and quoting our deeds for the last 2 years, no action has been taken at all- Dirt, litter and random holes. All 3, everywhere. Just random 4ft deep pits, flooded with rain water, filled with litter. Exposed fibre cables where they have smashed through the plastic pipe as they dug. All just left. No rhyme or reason for the lack of activity. It's almost as if continually sacking the ground workers has had a negative impact on the development- Premium price = average product. Get used to this one. If you have any form of standards when it comes to finishing, be warned. Be it even plasterwork, having paint on all of the wall, the sealant in your bathroom actually being on the skirting board rather than having a 3cm gap, the floor tiles being laid straight, your expensive fitted wardrobes being fitted straight, the included appliances actually having access to a power socket, door sills finished, scratch & crack free glass, clean seals in your windows, your shower basin being fitted straight (see the theme...), or living grass - none of this comes as standard with a Strata homeIf you love stress, disappointment and not getting what you paid for, Strata is the home builder for you. Otherwise, I would strongly recommend you look elsewhere.

TrustpilotCustomer experience shattered part 2
Thankyou for your reply to my previous 2 reviews on the turf situation … firstly I do not believe what you are telling me here , as firstly , the ground needs to be levelled off and sinks raised and ground prepared before the turf gets laid , so why are these works not been done in preparation for the turf ? As for the turf shortage , it seems to magically appear for new “for sale “ houses or near completion so I’m afraid that’s poppycock fobbing us off yet again … look at this from a customer experience point of view rather than an operational / business one . Our properties are out of sight at then end of the development and my guess is that if we’re more visible to prospective buyers , we would have turf !! We are being told so many different things from Strata I think you just mislead us all the time you should be ashamed ! What if this was your home Carla ? And going on to the electric car charging points , we were never installed with one , yet all the other houses are , granted you gave us a £200 bike voucher (?) to say sorry , yet the houses of same value same price attached to us all have charging points and also received the £200 voucher ! Unbelievable! I’m thinking there is no integrity with strata and feel very very let down and your taking us for fools , so instead of putting a generic answer on here to pasify us , please be honest and do what you should have done 4 months ago on both counts !!!

Good afternoon Peter, We are sorry that the area to the rear of your home has not been completed, this is due to us waiting for approval by several external parties due to the live water course but we do appreciate how frustrating this must be. We have arranged for a small fence to be erected and some turf to be laid while the works can be completed, our quality manager will speak to you directly regarding the timescales for this to be actioned as soon as this can be confirmed. With regards to the car charging points, only homes where the charging point could not be installed due to location of the home should of received a £200 voucher.Once again, we do apologise for the delay but please be assured we are doing all we can to ensure this is completed and any issues are resolved as soon as possible. Many thanksCarla

TrustpilotShouldn't be allowed to build homes
Update....I didn't expect anything else from your reply other than what you claim, it implies you have done all you could to help. (WRONG)All the other residents of our 2 blocks know exactly all I've said is true. We were all individually told by your care team that we were all an isolated case and that everyone else was happy. only a few little snags in each home... Not true at all !!Its only when we all started to be introduced that the full extent of the problems we have all had came out in the open.I take grate offence with your claims that we were happy with our hand over and have pictures from day one of the shambles we were given. This is a complete lie .....I expressed on many occasions that if after the four days of filling gaps to hide the terrible workmanship was the best your tradesmen could do could then what sort of company do you run. Your best painter, painted over the mess underneath. I was told you sacked your original site manager because of his incompetence. is that a lie too?The List you say is not needed..... any decent tradesperson should be able to see the mess our home is in. Any decent person wouldn't have even given us the keys.A loose hinge or a dint or knock here and there is a snagging list.Your team offered to reskim our bathroom celling to make it level, 4 cms of plaster at one end, does not make our celling level. The joists are not level... The bathroom tiles don't join and are not level... its not a little problem. Its not rocket science, whoever laid the joists didn't do it correctly. Do I need a list for this ? We have explained and shown your new site manager the problems with our build. Again put together a list..... I will arrange a meeting with your care team, after our planned residents meeting after the Easter holidays. You can try all you like to make one of us look like we are just a complainer about everything, but you cant make all of us look that way. We were sold a dream and are now living a nightmare !From the moment we opened the door to our new home our nightmare began.Everything in our new home screams second hand and bodged and rushed to be finished. Was it rushed to get the directors a lovely Christmas bonus or to please investors and the bank.We were told by the strata team they had never seen a house as poorly finished as ours. they openly admitted during a meeting that the plastering and painting had been done with no electricity or lights available, and boy they were not kidding. We have scratches, holes, dints in every inch of the walls. I actually used over 150 stick up notes in one room the plastering and painting is that bad. The joinery in the whole house is embarrassing to say the least. most joints are filled, not even sanded and are just painted over. the fittings were put on after the doors were painted, and don't fit, we have massive gaps at the bottoms. The bathrooms are a total joke, definably not tiled by anyone who has any experience. shower surround scratched, toilet lid scratched, even the poor old letter box is dented; Our staircase is second hand, i actually cant believe a company would openly admit they paid a merchant for it. Every skirting board is chipped , dinted and scratched. This continues onto the window sills that are dinted, scratched and painted with a mixture of 50% paint and 50% sand, this was then painted onto our staircase and doors. shocking !!Our list goes on and on and on and on..... The whole place needs gutting and a real builder to take over and use new materials from a builders merchants not found in a skip or bought from seconds shop. If this were my company I should either be embarrassed that I'm claiming to be be a developer in the first place, or embarrassed that this is all being kept from me. If you do read this, and are thinking of buying from this company, what bothers me is not what I can see, but what I cant see. You have been warned......

Hi Mike I am sorry to hear this is how you feel. I have spoken to the Quality Manager and Customer Care Manager for your home. Four days were spent by the Quality Manager and team working through any issues reported by yourself and it was agreed with the Quality Manager when your home was handed over that you were happy with the work completed and had no further issues to report. On Thursday 3rd February the Quality Manager and Site Manager attended your home to attempt resolve further issues. During the visit no specific issues were confirmed, and it was agreed a list of the snags you wished to report would be supplied by yourself. This was then chased up on 8th February and has not been supplied to date. Following this, the Customer Care Manager has picked up with you regarding booking this further work to be carried out. This requires an initial diagnostic visit to determine the scope of new work and what trades/time is required to complete. The Customer Care Manager offered the 6th April as a date for this but received no response. Please contact your Customer Care Manager to organise the best time for us to carry out this diagnostic visit and we will book in any work required as soon as possible following this. Many thanks Natalie

Trustpilotstrata and their selfish greed
After numerous complaints and claims we should be working together and a visit from John at strata to smooth things over at the blue mans way site Rotherham we are having to put up with now not only the dust in the house but mud on the road that looks like a field and continuous trucks coming through using the pavements to make the bends on this narrow street-, not to mention the drivers speeding through the very narrow street with kids playing ( school hols|)| how this got passed is beyond all of us !!! SHAME ON YOU ONCE AGAIN STRATA PATHETIC - its been sent to your complaints dept along with pictures
