Strata Lavish

We purchased a Strata home on the Lavish development in July 2020 which completed in June 2021.From the beginning we fell in love with the show homes and house layout. Our sales experience was overall positive including our use of the assisted sales scheme for the sale of our old house which went very smoothly. We received regular communication regarding house progress and although our build was delayed by a few months we felt that Strata did everything possible to get our purchase completed before the Government’s stamp duty holiday came to an end. We were however made a couple of promises by the sales office that did not turn out to be correct e.g. triple glazed windows which was disappointing. We were satisfied with personalisation options available although would have preferred that options available to other sites were also available to us, for example premium bathroom upgrades like walk in showers. We also felt that some options could be made available relatively easily that would have made a big difference to us now that we’ve moved in e.g. fitted hand towel rails and toilet roll holders in bathrooms, a kitchen island/breakfast bar and an internal door through to the garage. Our house is beautiful and was finished to a high standard with very few snagging issues. Those we have had have largely been cosmetic and sorted quickly by Rachel. We echo other reviewers’ positive thoughts regarding Barry the maintenance engineer who visited our plot for 2 days to sort all the minor cosmetic issues without petty arguments about the width of cracks in walls. Considering how happy we were with 2 days of his time to fix the majority of our snagging list, we feel that Strata should offer this as standard as it would save a lot of emailing back and forth with customer care. Some snags took longer to resolve e.g. scratched windows and civil engineering related issues.We have lived here 18 months and the street lighting, paths and roads remain unfinished. Significant concerns have been raised by residents regarding this and within a couple of days Strata had arranged for the site to be tidied and within a week we had been informed that completion works will be commencing next week. We are thankful that this is now happening although it is a shame that it took so many complaints to get things moving. Better communication regarding the reasoning for delays and expected timing for works would have been appreciated. Overall we are really pleased with our home and would purchase another Strata property.

This is the second time we have bought a new build and by far, the best experience.We were expertly looked after by Sheereen from day one of viewing the show home. I had been looking at other houses in our area but Strata stood out from the moment I entered the office.The finish, the build, the quality just blew me away.Sheereen made everything so easy and kept me fully informed throughout the build. When I went to choose my upgrades, she knew every single finish by name which I was so impressed by.We completed on the 16th December and apart from a little snagging, which was extremely minor, we are delighted.Ali has been a God send. Every issue has been skilfully dealt with and nothing is too much trouble for her. What a wonderful & relaxing evening

What a wonderful & relaxing evening we had at the yoga night arranged by Sheereen at Strata Verve & hosted by the yoga instructor Sophie. Yoga mats, blocks & bottled water was provided, along with protein bars at the end of the session, which was very well received. Sophie was patient & gave clear instructions on how to move into position, with alternatives to make it a little easier or harder. The session flowed at a nice pace & I didn’t feel rushed going from one position to the next. Poor Build Property’s

Belong- poor build properties, nothing but problems when we moved in, we had many so called tradesman out to carry out repairs and 90% of the time they had to be done again.. ceilings throughout the property creak when walked on above or when a tap is used. Strata kept coming to our property screwing up the ceilings, screwing down the floorboards on numerous visits when it was clear to see it’s needs resilient bars fitting…. skip on 18 months and the creaking has come back, when approaching Strata they advise it’s nothing to do with them as the 2 years has passed, so basically bodge everything and then let the NHBCC deal with it. I do not recommend Strata to anyone- We are currently speaking with Solicitors about the issue with our ceilings making an awful cracking sound. Let’s not let these cowboys sell anyone else a nightmare !

Shocking company!

Still waiting for works to be completed on our house 3 years later. The state of the development is a joke at this point too. The streets are left unfinished with huge potholes and to make matters worse, we are now paying a monthly fee that is about 8x more than what we were told it would be. The fee would t be so bad if they actually finished the green areas we are paying to maintain!! By far the worst experience I have ever had buying a new build!! I would recommend everyone stay well clear of these cowboys!

KUDOS! Sold a dream. Living nightmare

This development is an embarrassment! Before purchasing our home over 3 years ago, we were taken through the CGI, told the roads would be done at the end of Phase 1. This, like everything else that Strata tell you, are LIES!! You look at other developers, redrow, Barratt, even PERSIMMON and they have actual roads and paths. Our roads and paths are dangerous, damage cars and look a mess. Friends and family are always shocked that we still don’t have a proper road and it’s put those who considered buying on here off. I won’t even get in to our snags that are still outstanding!!!Sort it out Strata!!! Andrew Weaver, you ought to be ashamed of yourself and your company for taking our money and delivering substandard properties and streets!!

Lavish Development

We moved onto the Lavish site nearly 2 years ago. The customer service up until getting the keys was great. As soon as the money was in their bank it was a downhill spiral. The lack of communication with customer service was appalling. Days upon days we waited in with no one turning up. 18 months this went on for ! The estate has been “completed” for nearly a year and it is an absolutely mess and a complete health and safety hazard. The roads are still to be tarmac, the footpaths are disgraceful from being hacked away at from when Applebridge have been in summer 2022 and started work that they didn’t finish. The drains are blocked with no drainage for surface water as they have been raised above road level and blocked. There is railings and bollards left across the roads and paths with mounds of rubble which have just been abandoned. These spend more time falling over blocking the roads leaving the residents to sort them to get access up and down the estate. It’s so disappointing driving past our adjoining Barratt estate which is looking immaculate. DO NOT waste your money with Strata. The houses are beautiful and the show homes are immaculate we were sold a dream but no one needs the hassle caused by Strata customer service and aftercare. You buy a newbuild to prevent having the potential problems of an existing home, not to have 2 years of unresolved issues with your brand new house and estate.

LAVISH DEVELOPMENT MICKLEFIELDThe buying process was great and we were sold the dream but as soon as Strata had our money their customer service went down the pan. I have had to fight and nag constantly to get any snags fixed and we are over 2 years in and still have snags outstanding with no end date in sight. The snags that have been completed took several attempts due to poor and unprofessional workmanship, some of which have created arguments between workmen whilst in my home infront of myself and my child and others have caused more issues and damage. The building works on the estate have been completed for some time but the paths and roads are a disgrace! I have to go on the road with my son as the paths are either blocked off by railings and holes or piles of builders rubble that has been left behind making it incredibly unsafe. The roads have potholes and drains sticking up all over the place which is damaging to our cars. The drains are above road level so pointless and even if they could take in the excess water they are full of builders rubbish and mud and are blocked. We are also being made to pay for maintainance of a site which isn’t completed and is a total mess. All of the above has been raised with strata customer care in many ways and many times but they don’t care at all and just send a generic non response back. We do love our house itself but the issues we have had and are having just spoil it

We live on the Lavish development and it’s a total mess! The development has been completed for close to a year now and our roads and pavements are still unfinished. It’s a total health and safety hazard. I should be able to allow my daughter to play outside & ride her bike but it’s unsafe due to the state of the roads and paths. I’m beyond shocked at the money strata have earned from this development yet they can’t be bothered to see it through to completion. Once the moneys in their pocket they don’t seem to care. It’s a total eye sore & I am beginning to regret buying a strata property due to all the snags and issues we’ve had and obviously the roads and paths are just making it all worse.

Still a building site 19 months after moving in!!

Lived in our dream home for 19 months now, and despite all houses now being occupied for at least 12 months, the development is an absolute dump. Builders rubble left at ends of the road for months on end, metal temporary fencing that has fallen down, plastic temporary barriers all over the pavement, street lamps not working, blocked drains, roads yet to be tarmacced, pavements unsafe to name some of the many issues.Customer care is a complete joke, false promises given. Outstanding snags 19 months after moving in. Paying maintenance for a completely unsafe and hazardous health and safety risk site!! House great, Lavish site a mess.

We’ve been in our house on the Lavish development for 12 months now and can honestly say we’ve had very few problems in the house (thankfully) - Rachel has been super efficient on getting snags resolved. That being said, the roads and pavements still haven’t been completed and is now a hazard on the site. You can’t access pavements because of the mess that has been left, not ideal when cars fly around the site and you are trying to walk your dog and push your baby’s pram. To add to the frustration, the Barratts development next to us have completed the roads and pavements and they still have houses under construction. We also have street lighting without the lights.From reading other reviews it looks like this is standard practice for Strata, which is disappointing considering what we were sold when purchasing our plot. We’ve also had to pay for maintenance of the site, confusing considering it’s not even completed.We have pictures of the mess on site that can be shared.

Wish we went with another builder

Customer service is so poor. We’ve lived on the lavish estate for a year now and the site has been completed for at least 6/7 months & we haven’t even got proper tarmac on the roads, the pavements are not finished so children can’t safely walk on them & there is rubbish, signs and boarders everywhere. Every time we email we get a poor email back & getting no where. WISH we went with a Barratt house instead!

Kudos - Terrible Development Part 2

Thank you for your reply on my previous post regarding roads and pavements and that you are working HARD to resolve. Until this is resolved will you be covering the cost of repairs to cars, I have already had to have my bushes and ball joint replaced on a 3 year old car which should not have happened until at least 100k miles, fortunately this was covered under warranty but if I was to tell them about the road I have to drive down daily this would not have been covered, therefore if this is to happen again will you be covering the £1,000+ bill?In addition to this I have been on a further walk around the development and have noticed that lamp post have been installed with no lights on areas where pavements have been half completed, do we have a date of when these will be completed?You had previously advised that all site traffic were to use the entrance to the site which has just opened? Traffic for the site is still going through the completed plots, still at speed even following the accident in which they ran over a dog due to the speed they were travelling. Fork lift operators still travelling at speeds down the road whilst smoking and operating the vehicle with one hand.Areas left with poor fencing and materials for weeks at an end where work has been completed!What I can say is that where any issues regarding the property have been resolved efficiently its a shame that everything else results in a poor experience.
