Well - you buy the house of your dreams - shame strata up and leave once all houses are built (having sold them all) and leave the roads and estate a total mess - to the point it’s damaging cars and even food shop deliveries are having damaged products when delivering 🤣 Would not recommend strata - makes you think twice buying a new build. When you buy a new home - you expect the roads and the estate to be finished but this isn’t the case with strata - they sell the houses and move onto the next development instead with no finish date in site. Very disappointing.

We moved onto the strata elegance site at the beginning of 2018 and now 5 years later the site is still not finished. The road is an absolute disgrace as it’s still not had the final layer of tarmac laid and multiple times it has damaged mine and my wife’s vehicles costing us hundreds of pounds in repairs. The Green which we all contribute to looks horrendous, it’s supposed to be complete but there’s rubble and rocks hidden in the soil and our children are supposed to be able to play on there which will cause injuries. Sort it out strata!

It pains me to have to write this as we love our home, but our estate seems to have been abandoned by strata after the houses have been built. We have been in our house for three years and we still don’t have roads, there is no indication of when the roads will be started. The land behind our house was being landscaped for artificial turf, but has been left to weeds again, meaning the land will once again need to be rotivated - which is going to run a risk again with the stones in the ground hitting windows and cars and damaging property. We already have poisonous toxic weeks in our garden due to the land at the back of our house, rendering out garden unusable. The paths are unsafe and the makeshift ramps into people’s houses makes it an uncomfortable, dangerous ride whenever you want to go to your house. We know people who want to buy on the estate but won’t move because of the state of the road and the delay in rectifying the roads and paths. How will this be rectified? When will it be rectified?

I suggest that anyone looking to purchase from Strata come visit the Elegance site in Ackworth. The roads have been abandoned and not finished, the community centre is yet to open and the green we were promised is a bunch of weeds. All residents get are empty promises that it'll be sorted soon and Strata really care. As soon as they'd sold the last house, they vanished. Do not buy.

We have lived on the Ackworth estate since 2016 and sold the instagram pictures of a well kept estate, lovely green area and community centre. Unfortunately we have been well and truly catfished by Strata, it looks more like a rubbish tip! Roads not laid, potholes everywhere damaging my car. The green is full of weeds and dead trees, the paths look horrendous and there are rocks and rubble all over so unusable. The community centre is surrounded by prison style temporary fences, no football pitch as per the plans. We have had promise after promise it will be done and has not. The local parish council and MP are involved who outed strata in parliament for what they have done! The surroundings to the 250-450k houses on this estate are an embarrassment and need bringing up to standard as a priority for the community who live here. We paid for a house on a completed estate, so finish it!

We had ongoing issues since moving in 4 years ago with our guttering. After months of back and forth and multiple visits with it never being resolved I then got a snotty response from customer care to say we were out of warranty and there was nothing they could do despite it being an ongoing issue that was never rectified in the first place.Also on moving in after a few weeks, we started to feel unwell and found out our boiler had been connected up incorrectly and hadn't been capped off and fumes was seeping into our home according to the emergency gas engineer who came out late one night. We didn't even get any sort of apology from them. Not only that we have had 2 homes on the Ackworth estate and the roads on Turnberry avenue are absolutely appalling nearly 10 years on and have never been completed. Nor has the green that was promised and community centre. Strata just packed up and ran which is really poor. No real follow up or response on when the works will be completed. So many people have damaged their cars on a road that for the most part is unusable. Definitely not what you expect from a 5 star builder!

I like my home very much (as in literally the house itself) but everything else about Strata's Elegance Estate in Ackworth is an absolute shambles, for which the company have seemingly shunned responsibility.We've lived here over two years, in a house that was completed in 2016. External to our property we have:, NO surfaced road with multiple pot holes *, DANGEROUS raised iron works *, NO level access where dropped kerb is propped up by tarmac dumps for driveways, wheelchair users and prams *, UNFINISHED pavement and curb stones, BLOCKED road drains *, UNCLEARED RUBBLE across a new grass verge on the green *, BADLY PLANTED trees that have been stuck in wonky and unwatered during a heat wave, UNFINISHED community centre, A 'wild flower' area (literally wild, not seeded) with a fenced-off drop that is dangerousOn my property I have, NO DRAINAGE in my garden whatsoever *, A MOAT at the back of my garden *, NO DECENT TOP SOIL, I have less than the mandatory depth of sub soil and top soil, my garden has at most 18cm of sub-standard soil directly on top of rubble, with surface soil containing a huge amount of pebble *Everything marked with an asterisk has been raised with Strata and dismissed by their team. We have been repeatedly fobbed off with excuses and lack of information regarding the road, community centre and surrounding issues. Our garden drainage has been fobbed off as an NHBC issue for which they dissolve responsibility and have offered no assistance. Twice promised visits from a site manager never materialised.Strata, your current strapline of "Homes that make that heart beat faster" could not be more apt. The combined anger on this estate right now has raised more than our blood pressure. Through your lack of action, you have become an appalling demonstration of a new-build company amongst a market place of already shockingly behaved companies. You are wasting exorbitant hours of time and money from residents, parish councillors, city councillors, and now even government.I call for the immediate resignation of your managing director and sincerely recommend your board consider their positions. Sort this out. NOW. Your time is up. For our individual house, SEVEN years is more than enough; most have waited much longer.Write to us all, every single plot and address. Tell us what is going on. Give us a decent plan. You have had our money. You owe us some respect. Redeem yourselves and put this right.

No action in over 2 years and no word as to when this will happen. The roads are ridiculous with huge holes and bumps in the road!! Not what is expected when buying a brand new house.

Generally happy with our purchase in 2016, although not without issues - the grass was laid on a bed of clay and has cost £10k+ to make the garden usable, rubbish left under the bath & showers, plumbing work awful with three examples of leaking pipes in 7 years, the main road onto strata Ackworth is like riding a rollercoaster and no sign of Strata correcting the issues.

We have been on the Ackworth site for 10 years now and have had to put up with lorries and damage due to these on the roads, now strata think they can just leave the site what the call finished with poor drainage, rubbish roads, illegal height kerbs and an unfinished community centre. Come back and finish the work you have started before moving on to make more money from unsuspecting people like us in Ackworth. Very poor.

I have to agree with many of the Ackworth comments Strata have left the estate unfinished with the road and community centre area still left in a state with continued updates which have no end date if you use this company make sure you get everything in writing as they can change things after verbal communication

We know that the roads and community centre at Elegance have taken longer than anticipated and we fully understand and appreciate your frustration. This is not a reflection of the experience we aim to create at Strata . Whilst you might not see physical presence currently on site, we want to assure you that we are working hard in the background to ensure that all the roads are completed to an adoptable standard.We feel it’s really important to clearly communicate the scope of works which are outstanding and the timescales for completion. Therefore, we will be sending a letter over the next two of days confirming outstanding works on the development, which will be followed by a programme that will confirm our expected timescales to complete the work. TrustpilotUnfinished development.
We moved to the Ackworth Strata estate, 2 years ago. At the time they were completing the final phase of the development.Strata have now ‘completed’ the development, leaving unfinished roads, pavements and community centre. The estate is a mess, I am surprised that someone hasn’t injured themselves on the unfinished pavements.I would not recommend buying a house on a strata development.
