Forgotten about Elegance again?

When will you finish the Elegance site in Ackworth? Your latest correspondence (months ago) shows that the lower community areas and street remedial works should be completed by now - the roads are still closed and we can't access the green spaces. You're meant to be seeding the community green - its still a mound of rocks and weeds.What a joke of a company. Strata clearly went into damage limitation in 2023 when residents came to trust pilot and expressed frustration. That's the only time Strata actually started making progress.That frustration is building again, make progress and finish the estate to the standard you promised when selling your homes. Seems that trustpilot is the only place you listen to residents....

Professional Support Provided by Strata Homes

Jeff came to visit to attend to some woodwork snags, filling and sanding. Punctual, extremely polite and respectful of our home throughout his visit. Jeff is extremely skilled at his trade and carried out the works to the highest of standards. I would also like to mention Jeff is extremely friendly and a really lovely person. While we have a few issues yet to be completed, we have been supported by others at Strata - Simon, Selina, Maggie, Carl, Malc and a site decorator John all of which have been very supportive with assistance with our remaining snags. We would recommend Strata to others. Strata are very busy but they do their very best and do support and rectify snags. I am on a group for new builds and some builders clearly are not at good as Strata Homes. Whilst my review is for Jeff, it is also an overview of our experience with Strata customer care over the past few months.

Take note - There’s a reason Strata lost their 5 star rating

There is a reason Strata has lost its 5 star home builder rating. The homes are built to a poor standard, customer care either speak to you appallingly, or don’t respond. When workmen do turn up, they’ve got the wrong jobs or an inadequate amount of time which requires follow up visits, which isn’t the workmen’s fault. Actually, the only reason strata have 3.5 stars on here are because the workmen are nice guys and ask for reviews. A great tactic by Strata to bump up the review rating. But please take time to read through the reviews as this will make you think twice. Persimmon are always in the news for the poor quality of homes… they were rated higher than Strata. This speaks volumes. Strata - listen to what your customers are telling you, don’t cast them off as soon as you have their money and keep throwing homes up that mean you rush and deliver a poor standard, using cheap tradesmen to keep costs down. There is no way work done in our house was by a qualified tiler, joiner, painter etc! If you also want a true reflection of what the lovely external “street scene” will look like, visit Elegance or Kudos! I also don’t want a “sorry to hear about your experience, please email us” replies strata. It’s all lip service for the review with no actual action taken!!

After care lacks substance, amongst generally everything else!

We live on the Strata Definition site in Derby. We’ve been reporting an issue relating to surface access water drainage from the green opposite our house. The green is pretty much clay soil so when it rains the water drains to the lower end of the green, which runs into the private access way (owned by us) onto the property. This has caused subsidence to my driveway and pathway to my frontDoor. Upon investigation, it was found that strata has re-laid an area of the green directly onto concrete that should’ve been removed before laying the new soil and grass. With this in mind, the water has no where to drain other than gushing onto and across my property. I contacted Strata and furnished them quite an evidence pack of causation and subsequent damage (including the area on the green that I dug up to demonstrate grass being laid in top of concrete) but they’re just not bothered. In fact, they’ve stopped responding to my emails and blamed the issue on ‘recent wet weather’ when I’ve actually been reporting this to them for nearly 5 years.

We had a visit from Jeff in maintenance to correct some paintwork defects. Jeff was efficient and helpful. We were also advised of an additional snag with our front door that we hadn't noticed but Jeff went above and beyond to sort this for us. If we have any issues again we'd be happy if Jeff was the person to come and correct these.

These don't even deserve the one star but there wasnt an option to give 0. Just take a quick drive around and have a look at the patchwork roads to give you a small insight of what living on this estate is like. The way the residents have been treated is absolutely appalling. Our house came with ample cut corners which have slowly been discovered over time. The roads are constantly being re dug up over, and over and over again. HGVs up and down the streets all day. Not safe for children to play. Living here feels like living on a building site and that's coming from part of the estate which is supposedly completed. Noise starts from very early mornings from vehicles, machinery, workmen and digging. If you were working nights, this could drive anyone to insanity. If you work from home and need some quiet... good luck. Workmen have clear disregard for any residents, shouting and swearing all day long. Don't even expect a letter of pre-warning or any information if they start digging up your doorstep. Don't expect to be treated with any respect whatsoever once you have handed your money over.

Again only giving 1 star as there is no option for zero, here for nearly 5 years paths and roads are still not done, had to have my hedge taken down and garden dug up due to their work failing yorkshire waters standards. Had assurances from strata in advance that any damage to my garden and hedge would be replaced like for like, which they are now reneging on despite having email confirmation from them. Please drive up through the estate and see for yourselves

Kudos Leeds - Part 3 - Turnaround and go elsewhere

5 months after half of the road being layer construction traffic continues to come down which is resulting in the part work completed now suffering, man holes sinking, poor workmanship due to rush prior to xmas.Grass verges left dug up directly outside causing health and safety issues due to not being filled in following replacement of curbs. From 1/4 job strata to nearly 1/2 a job strata. The whole development is a shambles from start to finish, handover to management company whereby residents are having to pay when work has not been completed. No wonder several site mangers have left!!

Wouldn’t recommend. Almost 4 years later and still a dispute as the road has been put in incorrect leaving our garden different to our legal plan! Denied the issue for years and now finally admitted it but won’t do anything about it!!Ignoring emails requesting information on road closures as zero information has been provided .
