Been left in the dark over 3 months, no one replies, no one follows up repairs, even their feedback service will ignore your pleas for help. Zero customer service, sad because they seemed like a good outfit on first impressions. Revolving door of staff appears to be the main issue, no accountability or handovers being done. Hopefully they can redeem themselves but I don't see it, especially when you look at their allagents reviews.NegativeResponsiveness, Professionalism

Jennifer was very helpful for me and my friends. Despite current circumstances with Covid-19 they were able to arrange a live viewing of the property for us through a Zoom call and Jennifer was very professional and helpful with the questions we had. Definitely recommend to other students looking to rent a property through this agent - great service!PositiveResponsiveness, Professionalism

Personally had a very poor experience with Grant Property. As students we were paying quite high rent for a flat that was outdated and damaged. The sofa broke significantly within weeks and when we tried to get it replaced they did nothing. The blinds had mold on them and had to be replaced with what looked like sheets of paper. They were so thin and did not keep out much light. Our boiler was broken when we moved in but it was summer so we didn't need it. When it came to winter, it started leaking gas, putting all our lives at risk. They sent out a repair man, and when we switched it on afterwards it was leaking gas AGAIN. We had to use electric heaters and were promised that Grant Properties would cover our electricity bill. However this never came to fruition and to this day they are still due us £100. We had 2 different contacts, both who were friendly but extremely slow to get anything done and often refusing to reply to emails and only responding when phoned. Overall my experience has meant I will never be using Grant Properties again. It felt like the company was cutting corners at every opportunity, probably because we are students so they felt they could treat us worse.NegativeResponsiveness, Quality, Professionalism, Value

Absolute nightmare of a letting agency! After heavy rain we had a wet patch on the living room wall wich no one did anything about (even though we got in contact with them multiple times). It stayed there for SEVEN MONTHS and got super mouldy in that time. Eventually moved out of the flat - I hope they fixed the issue and didn’t just paint over it! UNDER ALL COSTS STAY AWAY FROM THIS AGENCY!

Leaking roof for 9 months now (since last November). Fixed once but didn’t work and has been leaking again since January with no action taken to fix the roof since new year. Pretty unfair when we are two hard working nurses who haven’t ever missed a single rent payment. Shame they won’t sort this.

As a neighbour to one of GP's properties, and with others locally, I have found my experience to be one other local residents share. The renovation of the flat was done with no considerations to neighbour, including loud work before 8am on a Sunday, use of local community bins rather than removing debris, and damage to communal hallways. Although the consultant I have spoken to at GP responds regarding problems with tenants there has been no improvement and the majority show little consideration to their neighbours, including large groups of students congregating in the communal hallways at 3am and other unsocial hours. The icing on the cake has to be their lack of interest or ownership when the current tenants are flaunting Covid regulations and continue to have a large number of visitors on a regular basis. Their advice was to report it to the police, which I have, but its perhaps indicative of GP standards that the behaviour continues. Obviously prioritising making money over community wellbeing. Shame on them.

Lived in a property in Nottingham since August 2019. In September 2019, we reported a leak in the roof which was leaking down through the ceiling in to one of the upstairs room. We sent pictures; reported exactly as we were supposed to do and responded to any emails they sent. We made our availability known and were very flexible in terms of when we could be in.We would regularly be told that 'someone was coming round for a quote' or some other delaying excuse; I think someone did come round once for a quote- I guess it was too expensive! We are over a year down the line and our roof is still leaking and no repairs have been carried out. Heading in to winter again facing a cold and damp house and increased energy bills because there's a hole in the roof. I would avoid.NegativeResponsiveness, Quality, Value

Initially applied to rent a flat, put down a £200 initial deposit. We were then told that we would need a guarantor or, because we earned enough as a household, we could use the non-guarantor option which was to pay the deposit and THREE months rent up front, nearly £4000. Seems like a completely ridiculous demand to make of professionals with good jobs in their 30s. We were told would it help if we didn't have to pay the money for a few weeks? No, of course not. Then we were told this might be waived, but it would be up to the landlord at the end of the process, which wasn't a chance we were willing to take. None of these rules or charges were made clear before we put down a deposit, just sprung on us afterwards. Still waiting for our £200 to be refunded. Seems like we dodged a bullet though.

My experience with Grant Property so far has been excellent and I would recommend it to anyone looking for a property. My queries and concerns have always been answered quickly and effectively. I have particularly been impressed with Lewis Paton’s professionalism, kindness and his willingness to help at all times and do the best he can.PositiveProfessionalism

Bottom line: if you have significant time and energy to hassle them and to stand up for your rights, you'll probably be ok. Grant is famous for exploiting students all over Edinburgh. As a young professional fully able to pay rent up front, for me the application process was pushy for money and stressful. Someone who seemed about 12, with very poor language comprehension and writing had the power to decide if I was worthy of housing. 2 months in, they are extremely unresponsive about repairs, I am trying to be firm but friendly but am still in fear of rude emails back. One guy even disrespected his colleague to me which I found bizarre and unprofessional. My overall experience of being a tenant through a corporate agency has made me feel small, unworthy, demoralised and tired.NegativeResponsiveness, Professionalism

Look, very nice refurbished flats, they look like ones ones the pictures. Not enough storage in their flats. I live on Torness Street please know there is a pest issue in my flat, when I told them about the issue regarding the rodents, they asked to call the council, council rodents department was not working due to the COVID so a handy man came and informed me there was a huge hole under my kitchen when Grant did work, didn't close it. The issue didn't stop there the rodents came through other place, they called this Rodents company that wasn't even good, didn't have a website and their google page said they were permanently closed... despite "professionals" having come to my one bedroom flat there is still issues. They look at their pockets a lot, the flats are overpriced and try to save money as much as possible. Will definitely update this in a month when I leave regarding their approach on the deposit.

Highly recommend it for any students looking for flats! I used to live at a Grant flat and, after almost two years elsewhere, I can without a doubt say that Grant is an ideal agency. Although slightly more expensive, any problems we had were immediately taken care of, whether a broken lock, an ironer that wouldn't work or a boiler that didn't warm the water properly. Within 48 hours, all taken care off. I miss my time at a Grant flat.

AVOID RENTING FROM GRANT PROPERTY AT ALL COSTS. I would have rated 0 stars if that was an option. Absolutely horrendous letting agent company that treat students like mugs. I say this for a number of reasons. 1) I rented a property from them and the roof in my bedroom leaked substantially. Their own handbook said urgent leaks would be seen to within 24-48 hours, they left the room stinking of damp and mould for over 3 weeks and suggested I sleep in the living room on a couch for these 3 weeks. I was given a measly £50 compensation from the landlord and a dehumidifier- bear in mind I was still paying £400 per month to have no access to a clean and safe bedroom to sleep in. See photos attached for the extent. Funnily enough they did a quick patch up job once I'd made my intention to leave the property clear. The property manager appeared incapable of making any decisions or communicating clearly. Likewise, in my opinion Andrew Hutton, Director of Property Management, was very condescending in any communication I had with him and appeared not to care one bit. 2) It took me four emails to finally get a response from the person responsible for returning the deposit to process it. They were quick enough to charge a holding fee (which they conveniently added to the deposit for the property as holding fees are illegal in Scotland), deposit and rent as quick as they could, but returning money was clearly not an urgent enough task for their team. If you are a student seeking to rent with Grant Property - do not bother. Worst experience with letting agents I have ever had and if you read other reviews they will tell you the same. I moved out my property in October and just had the deposit return processed later than the 30 working day timescale they communicated to me. Overall, Grant Property are chancers who think a law student does not understand the repairing standard or their tenancy rights - AVOID AT ALL COSTS! My new letting agent is absolutely fantastic in comparison to Grant Property (who I'd label as "cowboys").NegativeResponsiveness, Quality, Professionalism, Value

Daniel, I am sorry to receive your review. We are aware of the unfortunate experience had with water ingress during your tenancy. As you are aware this was due to significant rainfall experienced on that day. My colleague attended your property within 2 hours of you reporting it. The guttering repair required was a communal matter and arranged by a neighbour within the building the same day who was also impacted by the unforeseen and unfortunate incident. Naturally roof repair cannot often be attended to as quickly as we would all prefer. I am sorry you felt my email response to yours within 2 hours of receiving was condescending - this was not my intention and we genuinely did sympathise with your situation. To clarify Grant Property do not charge a holding fee. Once again I am sorry for your experience and sorry to receive your review, given the unforeseen incident that occurred over a year into your tenancy. Best Wishes, Andrew Hutton - Director of Property Management

After showing our disappointment with matters that were not carried out in the flat for a long time, Paul Carberry was very helpful and insisted to clear our problems for us. We have had many issues with the flat during the 1 ½ years we have stayed here for, but the new team at Grant Property in September 2019 have managed to build up our trust for them again. Usually it is the landlord's fault who can't seem to fix things in an appropriate amount of time, like our gas boiler which took 2 months to be fixed in August 2018, but the new team at Grant Property has shown to us recently that we can trust them to get things sorted out asap. Our new move to a new property with Grant Property has been excellent and was handled very professionally. We are all very thankful for Paul who has managed to help us through our difficult situation from speaking to the landlord on our behalf to finding us a new place to stay, efficiently and professionally. We are three students renting with Grant Property and they are friendly and approachable. Robert Gray has been very kind to us through the application process for our new property that we will be moving into soon and we don't doubt Grant Property at all with helping us through to the end of our stay.

We are renting a flat with Grant property and until now they have been prompt for everything. They reply to the emails quickly. If we had any problems concerning our flat, they sent someone to fix it in one or two days and also the application phase was clear, simple and quick for us. Was a bit skeptical at the beginning as many letting agencies in Dundee are very bad and they exploit students, but for now I can say that Grant Property was great and impeccable. Thank you!!
