My experience with Sandstone UK Property Management Dundee was a let down to say the least. Their lack of communication, confusion in who our property manager actually was and unfair deductions from our deposit left me feeling frustrated and deceived. From the beginning, their handling of maintenance was abysmal. Despite numerous emails, and talking with an employee in person, they failed to fix our boiler that was dropping water pressure at least two times a week. It became clear they had no intention in resolving our problems, as this remained unaddressed for the entire year. Furthermore, the constant turnover of property managers made it impossible to establish reliable communication. Each time we reached out for assistance, we met with a different person. This was frustrating and very confusing, as we had no solid link with which we could direct our queries. To make matters worse, after we left the property, and followed the move out guide they provided, they unexpectedly deducted money from our deposit. This was da surprise as they listed our cleanliness and condition as 'good' in every category in their own move out inspection. After this was queried, they sent us a different move out guide and claimed we had not met these standards, despite this information not being available to us when we were cleaning the flat. They made an arbitrary reduction in the money they were going to take from our deposit, but would not negotiate any further without us going to the deposit resolution through Safe Deposit Scotland. This felt like a betrayal, and felt like an attempt to exploit students out of money who may not know any better than to just accept their unjust demands. To make this even more frustrating, they claimed all flats need to be cleaned to a professional standard between tenancies to get your full deposit back. However, when we first moved in we found litter under the sofa and behind the fridge, as well as mould around almost every window. The flat had therefore obviously not been cleaned to a professional standard, so the agency are either sloppy and forgetful or straight up deceitful and exploitative. Overall, our experience with Sandstone was deeply disappointing, and I would advice anyone looking for a flat to look elsewhere with a more trustworthy agency. If it is not possible to go with a different agency, make sure you keep detailed records of your flat, the condition when you move in, the conditions you leave it, and don't hesitate to challenge the agency, as they have proved to take liberties with tenants deposits.

If there was option to give them 3.5 stars I would do this, but i think 4 i also good because lot of these 1 star reviews are a bit exaggerative i think. Ok so where to start. 1. We've got really nice flat, for pretty good price I think. It is 3 bedroom, with gas heating double glazed, furnished, almost everything you can think about. (9/10 for flat) 2. There were few problems, with stuff breaking. Sink, sofa leg, coffee table. Sink got repaired fast, sofa even faster, but broke again and coffee table, well it is a bit different story (it really is a problem for them to do anything about it), but it's all in dealing right now, so you just have to be patient. (5/10 for fixing stuff) 3. You only have to pay 2 rents in advance, plus deposit, if you for example aren't from UK and don't have any guarantor etc. (Some companies want 6 rents in advanced, or even more). You also have to pay Β£100 (per person), to them get the property out of market and than you have 7 days to get all sorted. (You can do it much faster, if you have everything prepared.) But don't worry you are getting all your money back, for example 2 rents payed in advance, will be used to pay 2 last months of your contract. Only problem we had with moving in was, we had to wait for HMO licence check, or something, but I don't think it was Grant Property's fault. (8/10 for moving in proces) 4. I've read some reviews here saying, people from Grant Property, are using keys, and are going to their rented properties, without any notification, or something, but after 6 months, this never happened to us. Every time there is supposed to be some kind of viewing, or something they let us know. So communication is not bad, but it's not perfect, we had to reach them multiple times to get some things fixed. (7/10 for communication) 5. Paying rent is easy. You can use their site if you don't have UK bank account yet, or for some reason don't want to set up Direct Debit. Or as i mentioned you can simply setup Direct Debit. Only once happens that money has been taken from flatmates account twice, but it was because we payed rent late and problem got sorted in just 2 days money were back. (8/10 for payments) I think that's all what I can think about now. Yes Grant Property is not perfect, but c'mmon who is? You just have to be bit patient sometimes and use your own head.

my experience with sandstone properly management team has been absolutely shocking to say the least. i moved into the property september of this year with 2 of my friends for university, since then we have discovered mould everywhere. on our walls, behind every piece of furniture and even on our clothes. we have promptly brought this to their attention several times. we have not been reached back out to. we’ve also mentioned that one of my friends is allergic to the mould and giving her a few health problems. still no email back. i would not recommend.

SANDSTONE! Absolutely amazing tenant service really! Their properties are clean and very modern, checks are quite swift and straightforward and their customer service is great too. Mr Stuart and Matthew have been great speaking to me whenever I need something sorted. Moved from one of their properties to another and got my deposit processed in 2 days. Sandstone is great and I hope to stay with them until I can buy my own property. πŸ™‚

Been with Grant property just over a year now and the experience has been second to none, Holly was our initial contact in finding us a flat in the Spring of 2018 and since then we have mostly dealt with Rosalind, both have been great. Any issues we’ve had have been dealt with swiftly. Would 100% recommend renting with Grant Property.

Grant is a fraud star and i am taking this up to the highest level. they feed on people"s innocence and they are cheats but it would definately end here. i came in with my family to dundee and what we met was contrary to what we viewed. A humongious hole in the kitchen ceiling , fridge/freezer not working, oven/gas not working, most of the heater in the apartment faulty, shower heater spraying like a garden sprayer and from day 1, we kept calling, sending mails... no communication,no replies, no emparty... nothing from Grant property and its 25 days. i have decided to take this to the authorites. HORRIBLE,CHEATS,SCAMMERS,RACIAL PROFILIST, THIEVES........ Nobody can understand the truma we have faced this past month.NegativeResponsiveness, Quality, Professionalism, Value

Never been treated worse by a company. If I were to list all of the issues iv had with this company while being a tenant it would go in for pages. But to touch on our most recent experiences: Our shower has been broken and leaking water into the flat bellow for a month (despite them promising any repairs to be done within 28 days, so they are breaching their own contract). The plumber stopped responding or giving any updates and Grant made no effort to fix this. We have been unable to contact anyone from grant despite calling our flat manager, who did not return our calls, the main office (as well as going in person but nobody was there despite claiming to be open) and another office in Scotland. To list off a few more issues briefly, the flat had mould and damage when we moved in, which they have not fixed despite us living here for months, they’ve left us with our bathroom floor ripped up and the company that is meant to fix it can’t contact them and they are trying to charge us for damages that where here before we even moved in. Whatever you do, do not rent a property from this company, they have no respect for their tenants and refuse to help with issues they’ve caused themselves The image is the current state of our bathroomNegativeResponsiveness, Quality, Professionalism

Be very very careful with this company. They do not return deposits or only partially return for almost no reason. The property was barely holding together so how they expected it to be pristine on exit is frankly unexplainable. To treat reasonable tenants like this is just money grabbing. So if renting and you see SANDSTONE as an option Dont! They are a poor option.

Avoid at all costs. Despite multiple bad reviews from people who have been with sandstone we went with them hoping that we would have a better experience. This was by far the worst company I have ever rented with. Issues included but were not limited to: -Very high rent/repair costs for the quality you get. -Dishwasher breakdown that was never repaired. -A broken window through no fault of our own that was never repaired. -Rude/dismissive interactions with staff. -Staff were very unhelpful if they did respond but you were lucky to get a response at all. The agents are based in Edinburgh and so if looking for a property elsewhere they will have never visited it and have likely never been to your city as was the case with ours. We were lied to about our flats cost of heating and only found out about how expensive it was once we were living there. Do not rent with sandstrone, rent a lesser property if you have to as it is seriously not worth the money/hassle.

Previous review /A complete lack of communication, responsiveness and respect for the tenant. Sandstone, formerly grant properties, are easily the worst letting agency here in Dundee. Do NOT rent with them unless absolutely necessary. I'm still stuck with them and until I move later this year, every single day they leech money from me is the worst. They've completely ignored my issues, don't accept calls, ignore emails and do the bare minimum at all times./ Update 1 I'm leaving the previous review up for transparency, but ever since my contact point switched to Olivia Robertson and Jack Aitken, things have improved drastically, hence the increase in stars. There are still a number of issues with the property itself, but the responsiveness has increased and Olivia and Jack are excellent help. Update 2 Since moving out of the property let to me by sandstone, they have been noncommutative and attempted to skim Β£250 off my deposit for what they claim are "cleaning charges", despite the property being left in drastically improved condition than it was in when my tenancy there began, despite having shown proof of the state of the property on my arrival (an issue they did not resolve in time and left me to clean up after them and their previous tenant). Unacceptable service and a frankly blatant attempt to rip me off.

After showing our disappointment with matters that were not carried out in the flat for a long time, Paul Carberry was very helpful and insisted to clear our problems for us. We have had many issues with the flat during the 1 Β½ years we have stayed here for, but the new team at Grant Property in September 2019 have managed to build up our trust for them again. Usually it is the landlord's fault who can't seem to fix things in an appropriate amount of time, like our gas boiler which took 2 months to be fixed in August 2018, but the new team at Grant Property has shown to us recently that we can trust them to get things sorted out asap. Our new move to a new property with Grant Property has been excellent and was handled very professionally. We are all very thankful for Paul who has managed to help us through our difficult situation from speaking to the landlord on our behalf to finding us a new place to stay, efficiently and professionally. We are three students renting with Grant Property and they are friendly and approachable. Robert Gray has been very kind to us through the application process for our new property that we will be moving into soon and we don't doubt Grant Property at all with helping us through to the end of our stay.

Horrible landlords. Had a lot of issues with the flat itself, including being told something in my room will be fixed, however it was not even mentioned during my whole stay there. The company refused to process my leaving application as they have "exceeded the maximum number of applications", leaving me with a lot of stress regarding terminating my lease for months. Had to write a plethora of angry emails in order to terminate my lease. Furthermore, they claimed that the fees which I was meant to receive back are not in their system, and I only received my money back after someone from the company randomly found the records. Communicating with the company had also been appalling, frustrating and absolutely unhelpful. Do not rent from them, especially if you're a student.

Me and my boyfriend recently moved into our new flat together and Erin has been a great help! She’s been very friendly and even checked in on us in the first week or so of us moving in via email to make sure everything was going okay. We had an issues with windows being jammed and we communicated this and had someone come out the next day to solve this for us which was perfect. Great communication and very happy with the services received!x

Our application process went as fast as it could and Erin was a great help during the whole thing as being a first time tenant through an agency I had a lot of questions. Very friendly approach to their clients and a warm welcoming little shop in Dundee too. The only downfall was that during some of our flat viewings the staff were late/forgot the keys or a no show. So would be nice to be kept in contact. I am yet to move in with grant property but I can’t imagine there will be any issues!

I rented from Grant property for two years, I had many peers who also rented from from so this review isn't single sided! Moving in was smooth and pleasant despite being charged a illegal Β£50 admin fee. Maintainance was terrible and often i'd be left chasing up the problem several times. The main problem came when we moved out though, trying to get your deposit back was near on impossible! Some of their damage/ cleaning claims were so outrageous and cheeky, that when I got independent quotes they were a fifth of what grant quoted! I was warned about them before I moved in but liked the property so took it anyway despite a hole host of terrible reviews! My advice; do yourself a favour and go elsewhere! They're not worth the hassle!

Awful company - previously name grant property but changed their name I believe to try and avoid the mountain of negative reviews. Me and my friends thought we’d chance it with them, worst mistake we ever made. We dealt with water damage, black mould and a leaking roof all of which was present when we moved in and was unresolved when we left 8 months later. Then had the nerve to charge us Β£600 out of our deposit despite the fact we cleaned the flat with fabricated charges. This is just a few of the headaches we had with sandstone, if I listed it all out this review would be 2000 words long. You’re essentially gambling if you go with this agent because if you have even one problem sandstone doesn’t have the structure or capacity to rectify your issue. Do yourself a favour and avoid them like the plague. Especially if you’re a student and don’t have the time to chase sandstone down for months.

Erin (of Grant Property Dundee) did a wonderful job at replying to me promptly and efficiently. Erin was always back in touch within minutes of me contacting the agency by email. When I moved into the property there were some issues but Erin resolved these and when I moved out of the property Erin even offered a helping hand to find somewhere new. Rented with Sandstone last year. Our flat was city centre and the on-street door lock broke. It took Sandstone over 3 months to fix, even after being made aware of numerous people abusing drugs in the hallway. Really poor communication from them. In addition we had money taken off our deposit for wall marks that existed prior to our tenancy. They also have an extremely high staff turn around so you talk to a different person each time. Avoid renting with them

Rented with Sandstone (Grant property) back in 2021. On my move in day, no one was in the office in Dundee to provide me with keys to the flat. I called and waited for hours and still no keys to the flat. It took me 2-3 days to receive keys to the flat, and if I didn't find my to be flat mate on Facebook I would have been stranded in Dundee with all my stuff and no where to go. On top of this, once I had told them I was planning to leave the property with 28 days notice they then told me I was directly responsible for finding a new Tennant and if I couldn't then I would need to continue paying rent there until I could. It was then up to me to conduct viewings and find a replacement tennant. Only pros i experienced were that the property was in excellent condition and well furnished, and I was successfull in getting my deposit back.

I’ve recently moved in with Grant Thornton. Holly was really informative when showing me around the flat and Erin was excellent when taking me through the lease paperwork. She always replied promptly to emails and also arranged for some things in the flat to be fixed for me moving in. She also checked in with me in my first week to make sure I had no problems. Great service!

As student I had to find a location in Dundee. The appartment is already lived by 2 other tenants and I replaced one other. Nor the tenant nor the agency didn't say that this is a joint lease and I could not get out of the apartment befor the lease. I learned this only as I came to the agency. During the conversation the person sayd that as a non guarantor lease I have to pay for one month and this payment will than be used for the last month. After I paye the deposit they sayd me that this is actually 2 month that I have to give them. As a student they want me to pay 795 pounds and aware them 2 month befor the end of the lease that I will go away do they use this money. If after all this new information you decide not to take the apartment so you can be sure they will never give back your deposit. I really hope that after all I've read here they give me my deposit back at the end of the lease. When I see how easy it was for all my classmates with other agencies so I understand that this here is far away from being good one. The positif point is that they answer quickly to emails and are very polite. But this is not a major importance if the information is changed all the time.

We have found grant property to be very pleasant to deal with since our initial viewing of our flat back in April, we knew from then we wanted to go with grant property, as the agent was very friendly and informative, she also made sure we could easily reach her through a whatsapp group she created. This made the process of applying for our flat much easier and we always got a fast response from her which was reasurring. When we have had to call the main office we found they were informative and happy to help us, we also found the flat to be in great condition when we moved in and are very happy with all the amenities the flat came with! We have recently brought an issue to grant properties attention and are awaiting a response, however, we have confidence we will get a response shortly.
