Forced To Sign Agreement With Borderline Illegal Energy Supplier
Reeds Rains tenancy agreement forced the Electricity sign-over to Spark Energy Ltd. a well known scam company. Be aware of this clause in your contract before you sign and fight it hard.

Before moving with this agency
Before moving with this agency, we lived in 3 other flats. We never had problems with the other landlords, but this people is something out of this world. First of all I would like to clarify that they never played fair with us: in the visit to the house I told to the agent that I really wanted to rent the property, I even said to her to sign in the moment of the visit, but she told me that it was ok, that they were going to keep the property for me and that I could do the paperwork the next day. Next day, when I called her, she told me that the landlord accepted another offer. I think that was just a way to make me say that I was able to pay 6 months in a row. And so, the landlord accepted my offer. We moved to their property in February. When we moved there, the storage heaters were not working. At this point, I want to highlight that we moved with a 40 days baby. When you pay 6100 GBP before moving to a house, you expect a service. For 20 days, in February, with a baby, we lived without heaters. They just kept saying that maybe I didn´t know how to turn it on. I had to write them in a non friendly way to get a handyman in the house fixing it. And he had to fix it, because it was damaged. They came 2 or 3 times to visit the house to check everything was right. As in the contract, if the agent would have realized that something had to be repaired or cleaned, or misplaced, she had to aware us in order to do something about it.Well, in all the visits, she came to the house, checked it in 2 minutes, and said: everything is ok. We even got emails after each visit saying everything was ok.When we moved out, they sent us a email saying that the house needed a deep clean, 7 new bulbs (we stayed there for 10 months), and apart from the deep clean, they wanted to charge us for cleaning the door of the microwave (it just have a water vapour spoil in the door), for cleaning the door of a dishwasher that we never turned on, and they wanted to charge us for some mould and dump. Around 400 GBP for this. They even wanted to charge us to buy new curtains because of the damp , when curtains were made of a material 100% washable. The pictures of the original inventory had nothing to do with the inventory they did at the end of the rental. The first one, was a bit blurry, and the pictures of it were taken from a distance of everything. The pictures of the inventory they did when we moved out... What a crime. They did pictures with zoom of every single centimeter of the house, they moved furniture that weight around 50kg to do pictures of the floor below it. They even did a picture of the inside of a bin that it was not in the original inventory! So, they wanted to deduct 638GBP from our deposit, (we couldn´t get a VAT invoice, and the receipt they sent us was clearly suspicious: in the receipt one of the concepts was "Towel needs to be removed from kitchen floor 1 £4.00" Towel that we left there to protect the wooden floor from the water that could fall from the non-no-frost fridge). But I submitted a case through Mydeposit, and mydeposit has just given 340 GBP to them. If you are living in a Reeds Rains´s property, be aware. Keep this in mind. If you are not living in a Reeds Rains property, avoid them. The reviews with 5 stars are because before you move in their properties, a Barbie girl, ask you for the 5 stars review.
Hello Rafael, I am very sorry you have been disappointed by the service you have received from our Salford Quays office. From our records, I believe that maintenance issues during your tenancy were acted upon promptly. I also dispute that the check out process was in any way an attempt to withhold your deposit monies unfairly. Please could you call me on 0161 236 9088 or email me at ian.jordan@reedsrains.co.uk and I will fully investigate the matter for you. Kind Regards,Ian Jordan - Lettings Manager.

Not impressed with Reed's Rains Burnley..They are very underhand at using tactics when trying to sell. They alsi Contact you when your out of Contract to persuade you to take another viewings .There Contracts seem illegall, or misleading to say the least. They never give feedback by on viewings, even when they have trampled all over your house. Also they only ever seen to get viewings of people who have no funds ready to purchase.. Absolute unprofessional agent.

Interfering sales agent put my purchase at risk
I bought a property through them over a year ago and I spotted an issue with the property during the viewing that I mentioned when I made my offer would need to be rectified before completion. My offer was accepted and the seller was dealing with resolving the issue with the building management company but it was taking time which was fine. The the agent for Reeds Rain involved himself because he was frustrated with the hold up which did't help anybody and kept trying to cajole me into accepting the problem and went so far as to lie to me and say the seller was going to withdraw the agreement to sell to me. I had the sellers details so I spoke to them directly and confirmed it was untrue which shows a lack of professionalism by the Reeds Rains agent in interfering in an issue that has a large monetary effect on an expensive purchase without requesting their involvement and attempting to blackmail me to drop it. No thanks to Reeds Rains I had the problem with the property fixed through my own efforts.

Premium price but not premium service - Holderness Road, Hull branch
This estate agent's fees are nearly double that of other estate agents in Hull to sell a property and the service they provide is appalling. They wanted to charge me an additional £200 for photos of my property 3 weeks before Christmas. I refused and took photos of the property myself. After the sale was agreed I waited a month for an update on how the sale was progressing and in the end had to ask for it. In that time the Sales Associate dealing with my property had left the business and my buyer had gone on holiday without putting a mortgage in place. Reeds Rains never proactively informed me of either of these things. When I complained about their bad service the Sales Associate was rude told me 'it wasn't her job to give me updates on the sale' and that it was my solicitor's responsibility. The Branch Manager simply said 'he took everything on board' but never actively did anything to manage the situation. They also made several error on official documentation and never provided me with written details of all viewings and offers. They made the process difficult and stressful so I ended up contact my buyer directly so that I could complete the sale as Reeds Rains offered me no assistance. Reeds Rains are one of the most expensive estate agents in Hull and from the service I received the only way they helped was to post my property on the property marketplace websites - something most estate agents do to sell a property. If you are considering selling your property in the future please help yourself and use a local estate agents, not this national company. Their fees will be less and you will probably get a better service.

Extremely bad service!!!
Extremely bad service!!!I have been renting a house for more than 2 years at Chesterfield ( Derbyshire), when I ended the renting period they wanted to charge me for everything to obtain as much is possible from my deposit. Horrendous, I have been an honest and a great tenant and the house was inmaculate when I left. So I initiated a complain with Mydeposits.co.uk whichis dissapointing as they accept new complains from the agency once you submitted all the evidences ( dirty trick really, they work in partnership ). Nearly 3 months now and still I haven't received a penny from my deposit. This people don't have any respect for honest people. AVOID THEM!!!

5* Reed Rains - Clevedon North Somerset
I would thoroughly recommend Reed Rains Clevedon, if you are looking to sell or buy a property. I found Craig and his team to be extremely efficient and professional at all times. They kept me informed and were always friendly and courteous. They work hard to achieve a good selling price. Not at all surprised they achieved an award this year very well deserved. No 1 in Clevedon for customer service in my experience.

Not a option for Zero stars
Not a option for Zero stars. Reed Rains Dinnington are horrendous. We have been messed around and we have had to do all the chasing. Liz said to us that everything was sorted then the next day something else and more money later there's more things. She failed to mention that the gas certificate wasn't done on the day we was supposed to move. She then lies to us saying it'll be done Monday morning which was another lie. She's failed to keep in touch with us at all. She's been nothing but unreliable. She failed to mention she pushed back our move in date to the 5th March a week before we need to be out of our current property. Me and my partner feel scammed and can never put our trust into Reeds Rains ever again what was meant to be our first house has turned into a disaster for both of us.

One of the worst agents for Landlords
One of the worst agents you can hire as a Landlord. Unfortunately, cannot rate below 1 star. They are poor in communication, require a lot of chasing, overcharge, miss important details that cost financial losses to the landlords and do not get back until chased many times.I am speaking as a Landlord. Imagine what the tenants go through? When I put my flat independently on gumtree, I get more inquiries than advertising through reeds rains Liverpool. This is because they don't return or respond to potential tenants queries on time and as a Landlord you don't have that visibility, so you keep thinking that no one is interested in the property.Apart from that, they do not maintain the property well, overcharge and delay payments to landlords.Avoid if you don't want to throw your money away.

Still they've done nothing.
Submitted a review about Reed Pains on the 13th of February. Despite all the lip service and requests for further details, 9 days later, I've still got the remnants of their board attached to the front of my house. This apathy within Reed Rains appears to be company policy.

Attempted to scam us by saying we must…
Attempted to scam us by saying we must pay a £50 fee for an independent agency to check the condition of the property when we were asked to leave due to the landlord wanting to sell the property. They came with their own employee, who promptly slapped >£300 in charges on us for the condition of the property. We calculated it (with room to spare) to come to £100 charges that we should have been charged with.In the end, they admitted they had violated the contract and didn't charge us the £50. They did NOT remove the >£300 scam fees for "redecoration". Absolute scam. And I'm pretty sure it's illegal to carry out those checks themselves, massive conflict of interest!FU RR.As tenants, I advise you to TAKE VIDEO EVIDENCE of EVERY SINGLE part of the property, even those weird places, before RR slaps you with unlawful charges! They can, and they will. You've been warned.

APPALLING SERVICE!
If I could have given this Company no stars I would have done so.Made an offer on a property several weeks ago and then made several calls to find out what was the outcome as no one came back to me. Initially blamed me for not providing proof of mortgage acceptance despite the fact I had the majority of funds in cash and informed the Agent that if there were to be a problem, a family member would cover the shortfall, so a cash buyer in every sense of the word. Also, I previously worked in a local Estate Agent and it is not normal for people to make offers against properties they can’t afford. Eventually told there were several family members involved and the situation was ‘complicated’. Made a final call into the offices on the 22nd to find out if there was any progress to be told matters were still ongoing.Last week I was sent an email from RR with a link for another property, the link was broken so I went onto their website to search for the property. Whilst scrolling through, how shocked was I to see ‘sale agreed’ against the property on which I made the offer. I received no notification either verbally or written of this at all and I was therefore never given an opportunity to increase my offer. I phoned the offices to advise of this situation and was told I was called on the 22nd when in fact as previously stated, it was I that contacted them! I had Vodafone search my account and they indeed confirmed no call was made by RR.Not only is this extremely poor management, it is also my understanding it is illegal to not be kept informed.I feel very sorry for the vendor as I would have offered full asking price and possibly slightly more had I have been given the opportunity, something sadly, they will never be aware of.
Hello,Thank you for your interest in one of our properties and we are sorry that you did not get the outcome you were hoping for. Please pop into the office so we can discuss what happened in more detail as what you have stated above does not match our records.Regards,Jeremy Knight - Owner
