We cannot thank Adele, our Moving Manager at Reeds Rains, enough for all her help throughout our house purchase\. The process was made particularly difficult by the communication issues we experienced with our solicitor, but Adele was absolutely brilliant throughout\. She remained professional, patient and incredibly helpful, even when dealing with circumstances that were outside of her control\. Her communication was exceptional\. She kept us updated, chased matters when needed and always made sure we knew what was happening\. Whenever we had a question or concern, Adele was quick to respond and genuinely went above and beyond to help keep everything moving\. Buying a house can be extremely stressful, but having someone as supportive and reliable as Adele made a huge difference\. She is a real credit to Reeds Rains and we would have no hesitation whatsoever in recommending her\. Thank you, Adele, for all your hard work and support\!

⭐ 1/5 Absolutely appalling experience with Reeds Rains and I would not recommend them. The problems started from the moment we moved into the property. There was mouldy food left in the fridge/freezer, crockery still in the dishwasher, food residue on the kitchen surfaces and a significant amount of the landlord’s belongings left behind. We were unable to properly use the garage for months because it was full of the landlord’s possessions, and when it was eventually cleared it was left dirty and with rubbish behind. Throughout the tenancy we also reported issues, including broken doors and a broken toilet seat. These were discussed with the agent dealing with our tenancy at the time. Now that he apparently no longer works for the company, Reeds Rains seem to be acting as though these conversations never happened, which is simply not acceptable. The situation at the end of the tenancy has been even worse. We returned the keys on 21 August and are still waiting for our deposit. Instead of returning it promptly, we were sent photographs alleging various cleaning and damage issues. Having reviewed them, I strongly dispute almost all of the alleged damage. Several of the issues were already present when we moved in, had previously been reported, or in my opinion amount to normal wear and tear. Despite repeatedly asking for a clear itemised list of the proposed deductions and the actual costs they intend to claim, this still has not been provided. What makes the whole situation particularly frustrating is the complete double standard. We were expected to tolerate a property that was not properly cleared or cleaned when we moved in, including losing the use of an entire garage for a substantial period, yet at the end of the tenancy they appear to be scrutinising every minor mark and trying to attribute pre-existing issues to us. The communication and handling of the deposit have been extremely disappointing. I expected a professional letting agency to maintain proper records, deal fairly with both landlords and tenants and resolve deposit matters promptly. That has absolutely not been my experience with Reeds Rains. I would strongly advise anyone renting through them to photograph absolutely everything on move-in, report every single issue in writing rather than relying on conversations with staff, keep every email and document, and make sure you have evidence of the condition of the property when you leave. Based on my experience, I would not rent through Reeds Rains again.

Reeds Rains at Guisborough are super efficient, friendly and kind. If they say they will do something you can totally rely on it being done. All their staff are great and so it is perhaps wrong to pick anyone out, but Cathy is extraordinarily efficient and very kind as well as having a charming manner and a realistic attitude to the complications that inevitably arise particularly with period houses.

Extremely poor communication, avoid if you value basic professionalism We had a decent experience when this firm was still Neil Kays. Things were handled promptly and you actually got replies. That version of the company is gone. The drop-off since then has been sharp and frustrating. Emails now routinely go unanswered. Follow-ups get the same treatment. There was no proper notification when contact details changed, so messages disappeared into the void while we assumed they were being dealt with. Simple queries about maintenance, tenancy matters or even confirmation that an email had been received were met with silence. You end up chasing, then chasing again, then wondering whether anyone is actually reading the inbox. A letting agent’s core job includes keeping tenants and landlords informed. That basic standard is not being met. The contrast with how they operated as Neil Kays makes it worse, you know they used to be capable of it. Would not recommend in their current form.

I was in the sad position of selling my Aunts house after her death. Matthew Candow at Reeds Rains Portishead office was a great help. He did exactly what he said that he would do, when he said that he would do it! It started with the valuation, I had to get 3. Reeds Rains provided it with no problem. I had to chase the other 2 estate agents. Then we had issues in obtaining probate, again Matt kept in touch with me and basically told me when to put the house on the market. I live in the north of England so commuting was difficult. I constantly asked him to do me favours to save me the 7hour round trip. Nothing was too much trouble for him or his colleagues, each request was granted with no fuss. He offered me advice when I needed it and listened when I got emotional! I would not hesitate to recommend him or his office if you were selling your house.

Tara at Reeds Rains is awesome at her job

I've recently sold a property through Reeds Rains Estate Agent Catford branch, the estate agent I felt with was a lovely lady named Tara. Our sale had a lot of ups and downs and it took a little while for us to get to complete the sale. If it hadn't been Tara and her attention to detail, excellent communication, professionalism, and support during the sale my wife and I might have just pulled out. Tara and her work ethnic is the only reason we stayed and because of that we have now completed a sale on a second and third property. Should we ever need any help or just to ask a question Tara was always there and for that we are both extremely grateful for everything she did, truly she went above and beyond the call of duty to make sure we understood what was happening, but most of all, that we were happy.
