Truly awful experience. I would not go with this company ever again, not because of the company but because of the landlords they choose.We went through reeds reins even though the landlord managed the property. We went without heating for 10 days with 3 kids. In fact the boiler broke every 3 months for years. There is a leak in the kitchen coming from the bathroom which was also never fixed. Let's not speak about he broken fence.The landlord often entered the property without permission, even if we were not there. When we left, they with held the deposit due to damage we have caused. But then they never did changed anything before for the next tenant l moved in... Where did our money go?Unfortunately my opinion of reeds reins is now they only work with landlords nobody else would choose. They are not responsible for the upkeep of the property but they are responsible for who they decide to work with.

GoogleAfter a thorough process where we had valuations and conversations with all the local agents, and carried out our due diligence, we settled on the team at Reeds Rains to market our property. Something as important as selling your house involves many moving parts, one of which is instinct. After Steve’s initial visit where we explored our options and discussed valuation, we instinctively felt comfortable and professionally looked after. Steve’s relaxed, informative approach worked for us, and we happily tapped into his wealth of experience and knowledge whilst still feeling in control of what we wanted. We discussed many aspects of our marketing, one of which was the all important valuation. We concluded a realistic, sensible valuation and sell price which was at odds with some of the other wildly exaggerated valuations (both over and under) which we felt (and were proven) to be unachievable. We concentrated ourselves with showing the house in it’s best possible light and sold on the third viewing, achieving an over valuation sale price, such was the interest. Charlotte, Steve and Matt guided us through the process from offer to completion with patience, knowledge and a sense of calm which was badly needed when events elsewhere in the chain became frustrating. The team kept us abreast of everything and regularly checked in with us to make sure we understood and were happy with events as they unfolded. Events beyond our control in the chain elongated the process and we really did value the advice, sense of calm and focus the team shared with us. We got there in the end and we would have absolutely no hesitation in recommending Reeds Rains as your selling agent. The after completion gift of wine (Badly needed!!), a surprise welcome box and fantastic flowers were a lovely touch and were very much appreciated. Additionally, we also used the ‘In house’ conveyancing team at Homefast Conveyancing and found their service to be competitive, professional and efficient. Local knowledge counts for so much in these situations and that, along with all the other qualities we’ve already mentioned make Reeds Rains your go to, for selling your home.

TrustpilotWorst estate agents ever
Rented a house for my family, before moving in i requested that the house was cleaned and garden fixed as any tenant would expect. (The back garden gate was damaged lay on the floor and it led to an alley way in town. there was masses of waste both in the front and back even inside the house. They called us in on a Saturday at 2pm to collect the keys (They close at 3) & did an inventory in the office and said we could raise any issues within a week if the inventory did not match. When we raised these issues they had contractors take a look and we took 3 days off work for each time they came, nothing got fixed, they didnt stick to their word of even cleaning the garden. There was wiring sticking out of every wall in the house. They agreed to fix these issues, the blamed us for not checking the property properly and accepting it was. They were extremely slow in responding after 2 months of us constantly requesting the fixtures be made, they decided they would rather 'mutually' terminate the contract. Not without incurring costs though.

First and last time being with reeds rains, they have offered us no support through a stage of our tenancy where we were being harassed by our mentally ill neighbour, we have tried everything we can to resolve the issues we have with no help off reeds rains what so ever, were lucky to get through on the phone and the call back service is useless too. We are trying to opt out of our tenancy as soon as possible as our home life is being made unbearable by our neighbour and reeds rains continue to do nothing on our behalf, and considering they "understand our circumstances" the least this company can do is just let us leave quietly, but we're now on hold waiting for landlord (also a waste of time - and never mentioned existing problems with neighbours, which she was aware of, until we had already moved in) to give her opinion on what charges we should incur upon leaving. All we want to do is leave the tenancy with as minimal charges as possible due to this being out of our control, but it's proving difficult with uncooperative estate agents and uncooperative landlords. I'd probably advise to give these estate agents a miss as the service they will provide you with - AFTER THE SALE - will be absolutely diabolical.There is one person at Reeds Rains that helped us towards the end and really helped us get out of this, the landlady was trying to claim damages that were there before our tenancy and this individual at Reeds Rains helped to identify the damages in the pre tenancy photos, the landlady then took desperate measures for literally any money she could get back. We're so glad we're not there this Christmas, and I feel for anyone in the future that comes across this house/place, it comes across as a lovely little cul-de-sac (drive) but on one side you've got a family that leaves their dogs to bark consistently until owners arrive, and once the owners arrive (you'll hear them) they'll probably chuck them outside to continue barking where there's numerous piles of dog mess for lovely viewing from your bedroom window (which you'll smell in the summer from your own garden), then the man of the house will give you a lovely wake up call every weekend with his power tools in the shed, and the awful stench of burning wood on the fire no matter wether its 22 degrees outside you'll have the lovely smell of smoke every day of the week, unless he's out then you'll have the neighbour across revving his boat at 8am sharp Saturday taking his place. Then the other side you'll have the mentally ill suspect slamming doors and banging on walls all hours of the night, stalking you around the car park and trying anything for a reaction so she can call 999 and play victim. Your landlady won't want to hear it either, don't expect any help, or the police, which are happy to leave a young woman in a vulnerable position being stalked and harassed by this "woman".Shame really, lovely little place on a new estate in Elton but if you can see a boat out of your kitchen window, you've got banging on one side and dogs barking on the other, then I wish you all the best.

Kelly and Tina have done a great job in fully managing the property, dealing with any issues and repairs and also making sure government legislation for rented properties was complied with. A special mention to Dave, your maintenance man, who has taken the worry off my shoulders and dealt with problems brilliantly and efficiently. Everyone should have a Dave they can rely on!! Reeds Rains helped us find our dream home in Portishead 11 years ago, working hard to make sure we exchanged and completed in just over a month. Great job guys. I approached Reeds Rains to see if you could help me buy a small property on a buy to rent basis. You found a perfect little house in Portishead Marina. When I needed to find tenants in a very short time frame, you were there again for me, making the whole process easy, keeping me updated, working efficiently and quickly to find the best tenant for me. And finally, Kieran has recently sold my family home, within a week of it being on the market. You all worked hard to achieve this sale. Sharon has kept me informed on progress and answered all my question as they arose, whilst keeping a close eye on the progress of the sale. You have all worked really hard with professionalism and friendliness throughout all my time dealing with Reeds Rains. Had a valuation from the Rothwell branch a complete joke as there was no similar houses to compare and it was meant to have dropped in value by 25k ! Had to chase up and call in the branch and still no further forward with an accurate valuation would not recommend

If you’re looking to buy a house, do not go with this company, will happily show you around houses that are sold subject to contract without stating that before hand, cancel viewings at the last minute, know nothing about the houses you are viewing and just generally provide poor customer service.

GoogleMy rental property was recently sold through Reeds Rains Portishead. The service was quite good, however having marketed the house at the price suggested, they wanted to reduce the asking price within a couple of weeks. I found that I needed to check on progress myself, as the agents didn't do anything to ensure the transaction was proceeding. That said, the property sold quickly and the sale went through to completion.
