Dreadful staff and experience. Took a deposit of over £200 to apply for a rental property. Staff member Caroline was rude and aggressive on the phone when she suggested we hadn't completed our application in a timely manner, even though the delay and problem was with the checking agent they use, and then refused to return the deposit when the application was turned down due to adverse credit, which we had declared.They prey on people desperate to find a home. Absolute shysters - stay away from them at all costs. They will find some reason to retain your deposit at the very time you can ill afford to lose it.Update 12/10/24I was promised a refund minus a £50 ‘admin fee’ by the Glossop branch manager, which I accepted on the basis that I’d at least recoup some of the money they took. However it’s been over 10 days, and I have received neither the refund nor any update about when to expect it. Dealing with them is a degrading and disheartening experience.

The staff at Reeds Rains were all on the ball. Charlotte, the manager, was so good. Every query or problem she answered almost immediately. She was brilliant. Great to have our amazing mortgage broker, Sarah, on site too so that our purchase flowed. GoogleAfter a few months of looking for a property to rent for my little family, I’ve met Phoebe and the viewing was such a great experience. We were very impressed with her professionalism and friendly approach. She kept in contact throughout the whole process which was very smooth and stress free! Nick & Ben are professional, knowledgeable and keep you in the loop about viewings feedback ect . Always go above and beyond I have had phone calls & emails late on a Saturday with feedback . I sold a property with them two years ago they are a fantastic team . I would 💯 recommend them .

Absolutely diabolical service from inept, defensive staff. There seems to be a high turnover of staff in the Hebden Bridge branch, with poor handovers and often the left hand not knowing what the right is doing. They contradict information given between solicitors, and vendors, cause undue stress and delays, go back on the comments they make when challenged, and have taken over 15 months to sell a house that has had a buyer waiting to complete since the first offer.I would strongly recommend that if you want to efficiently buy or sell a property that you look elsewhere. This service has been SO poor that I have advised a friend to not even consider buying the house they are currently interested in as it is only being advertised by Reeds Reins Hebden Bridge and I would not wish this service on anyone else. Edit in respone to Reeds Reins Reply:Whoops- just to evidence their incompetence they don't even seem to know the house completed and I moved in 10 days ago! Way to tell on yourself 😅Yes, my house sale fell through because of delays with your sale, thats precisely my point. I had a cash buying landlady waiting to go and when I was still waiting on basic paperwork and relying on mixed messages from yourselves 7 months in she understandbly bailed. I then cancelled my second sale to a cash buying company which I rushed through in order to save the chain having received alot of pressure to rush once you told me you seller was ready, only then to be told by a different staff member they were 'no where near ready', of course I'm not going to take £30k less than I need to if you had further delays. Having met the branch manager the day I completed, as he had to drop my keys here at the end of office hours as no one called to confirm they had them as I was informed they would, knowing I was moving from another city, I can see why there is such a high turn over of apathetic seemingly clueless office staff, if he is at the helm,my removal man couldn't have summed it up better when he described him as the C word. (Side note if you value safety just be aware he also handed me the keys without even asking my name let alone asking to see ID.)Terrible terrible service, steer well clear at all costs.Positive shout out to Emily who does the weekend vieweings, the only competent person there.
Hi Claire, The reason for the timescale being so long as you are well aware is the fact that your own house sale fell through and you have changed the way you are purchasing the house on more than one occasion, factors well out of our control and also yours.
