⭐ 1/5 Absolutely appalling experience with Reeds Rains and I would not recommend them. The problems started from the moment we moved into the property. There was mouldy food left in the fridge/freezer, crockery still in the dishwasher, food residue on the kitchen surfaces and a significant amount of the landlord’s belongings left behind. We were unable to properly use the garage for months because it was full of the landlord’s possessions, and when it was eventually cleared it was left dirty and with rubbish behind. Throughout the tenancy we also reported issues, including broken doors and a broken toilet seat. These were discussed with the agent dealing with our tenancy at the time. Now that he apparently no longer works for the company, Reeds Rains seem to be acting as though these conversations never happened, which is simply not acceptable. The situation at the end of the tenancy has been even worse. We returned the keys on 21 August and are still waiting for our deposit. Instead of returning it promptly, we were sent photographs alleging various cleaning and damage issues. Having reviewed them, I strongly dispute almost all of the alleged damage. Several of the issues were already present when we moved in, had previously been reported, or in my opinion amount to normal wear and tear. Despite repeatedly asking for a clear itemised list of the proposed deductions and the actual costs they intend to claim, this still has not been provided. What makes the whole situation particularly frustrating is the complete double standard. We were expected to tolerate a property that was not properly cleared or cleaned when we moved in, including losing the use of an entire garage for a substantial period, yet at the end of the tenancy they appear to be scrutinising every minor mark and trying to attribute pre-existing issues to us. The communication and handling of the deposit have been extremely disappointing. I expected a professional letting agency to maintain proper records, deal fairly with both landlords and tenants and resolve deposit matters promptly. That has absolutely not been my experience with Reeds Rains. I would strongly advise anyone renting through them to photograph absolutely everything on move-in, report every single issue in writing rather than relying on conversations with staff, keep every email and document, and make sure you have evidence of the condition of the property when you leave. Based on my experience, I would not rent through Reeds Rains again.

I have recently sold my parents’ house in Clevedon through Reeds Rains. From the outset Craig was informative and encouraging of the market. I had four agents value the property and Craig was the only agent who seized the opportunity and asked for a viewing with a proceedable buyer at valuation. This is exactly how I like to work and because of Craig’s confidence we were happy to market with RR. Tina then went to work, she went to look over the house and jumped on the phone to prospective buyers, within three days she came back to me with an offer resulting in the house going under offer in less than a week. To say I was delighted is an understatement. The sale has now completed and I wouldn’t hesitate in recommending the team at Reeds Rains. Thank you to you all for a wonderful job at such a difficult time for our family.

Reeds Rains at Guisborough. The best estate agent.

Reeds Rains at Guisborough are super efficient, friendly and kind. If they say they will do something you can totally rely on it being done. All their staff are great and so it is perhaps wrong to pick anyone out, but Cathy is extraordinarily efficient and very kind as well as having a charming manner and a realistic attitude to the complications that inevitably arise particularly with period houses.

Extremely poor communication, avoid if you value basic professionalism We had a decent experience when this firm was still Neil Kays. Things were handled promptly and you actually got replies. That version of the company is gone. The drop-off since then has been sharp and frustrating. Emails now routinely go unanswered. Follow-ups get the same treatment. There was no proper notification when contact details changed, so messages disappeared into the void while we assumed they were being dealt with. Simple queries about maintenance, tenancy matters or even confirmation that an email had been received were met with silence. You end up chasing, then chasing again, then wondering whether anyone is actually reading the inbox. A letting agent’s core job includes keeping tenants and landlords informed. That basic standard is not being met. The contrast with how they operated as Neil Kays makes it worse, you know they used to be capable of it. Would not recommend in their current form.

I was responsible for selling my mother’s bungalow in Clevedon and consulted various estate agents about the sale. I was highly impressed by Craig’s professionalism, knowledge and the way he dealt with my mum clearly explaining the whole process. He was methodical in arriving at a valuation based on his sound knowledge of Clevedon’s property market. I was very pleased with his valuation but slightly sceptical that he could achieve a sale at the price suggested. The marketing of the property was slick and the 3D mapping of the property certainly showed it off at its best along with very well taken photos and all placed on line for everyone to view. The staff in the Office were extremely friendly and helpful and kept us updated throughout the whole process and talked us through the various paperwork required. I decided to use Reeds Raines recommended solicitor “Simply Conveyancing” for our legal process and they were a joy being extremely competent and ensuring things were proceeding at a decent pace and I never had to chase them for information. I would highly recommend them. Following the sale I got a lovely call from Craig to check we were fully happy with things which was a nice touch. He didn’t ask for feedback but I feel compelled to give a very positive rating for their whole package. Moving house was a very stressful prospect for my mum but Reeds Raines and Simply Conveyancing made the whole process as painless as possible and I was more than happy with the selling price they achieved. Well done to all concerned.

Reed Rains Clevedon were the Estate Agent appointed for the property that we sought to buy earlier this year. We were allocated Brooke Adlam as our viewing agent - and to say we were impressed with her would be an understatement. Totally professional, always polite, excellent with her communication and always quick to respond to queries in the buying process. But above all that, Miss Adlam gained our trust with her ethos of treating both seller and buyer with equal respect. At no point did she play one against the other. Instead, she ensured that the seller received good, unbiased information that helped the seller agree on her final selling price. They quickly found buyers but the conveyancing process was, in both cases, fraught with difficulties. Tara at Reeds Rains is awesome at her job

I've recently sold a property through Reeds Rains Estate Agent Catford branch, the estate agent I felt with was a lovely lady named Tara. Our sale had a lot of ups and downs and it took a little while for us to get to complete the sale. If it hadn't been Tara and her attention to detail, excellent communication, professionalism, and support during the sale my wife and I might have just pulled out. Tara and her work ethnic is the only reason we stayed and because of that we have now completed a sale on a second and third property. Should we ever need any help or just to ask a question Tara was always there and for that we are both extremely grateful for everything she did, truly she went above and beyond the call of duty to make sure we understood what was happening, but most of all, that we were happy.
