Reeds Rains Grimsby were excellent! They weren’t even our agent!!! They were an agent for another property in the chain but Sophie was brilliant at communication with all the sellers and solicitors. Brilliant work at keeping the chain together. Would definitely recommend!

Buyers Beware!!As a new customer looking to buy, the first contact was not very great. Rude attitude and no phone manners let alone customer service skills. Sellers have entrusted you to sell a house, you have charged a fee for this service so deliver that. I have both bought and sold homes before and spoken with many agents in my time but this by far-left a bitter taste in my mouth. I will never understand this so call level of prestige some agents seem to think they have over people. Every enquire should be dealt with the same level of care and respect.I will be sure to never use you to sell my next house if you service the area .

Landlords stay away from this company. They have literally ruined a furnished flat I allowed them to manage. The flat was fully furnished and as each tenant left, the furniture left with them either damaged or left outside in the rain. No checking of the property, rent is always late, but very quick to pocket fees. Communication is non existent unless they want money. It’s an ongoing joke in my family when you call Reed Rains and they say they are going to call you back.

Reeds Rains Wrexham. If I could give zero stars here I would. Currently renting a property via this Agent and are treated with a complete lack of courtesy and in fact disdain. Correspondence is completely un-professional , abrupt and to be frank rude.Reeds Rains, the rent gets paid on time every month, the property is kept in superb condition, by us, and has been cleaned (it was filthy) and improved by us, your second class citizen customer.Maybe some staff training could improve this but I would simply avoid if possible.

When you entrust your house sale to Estate agents it’s usually a nervous , stressful time . With the Congleton branch of outstanding professional women the service is second to none . The gentleman in branch not the same level of service ......Every woman within the business I’ve spoken to throughout my unusual property, have guided me from start to finish ....Katie is my main point of contact and I can recommend Her as the perfect agent , without her by house would not have had the footfall re viewings ....

An appointment was arranged for an agent to view my home to give me a valuation. The viewing was cancelled due to a circumstance to which I accepted but the agent said he'd ring me the next day to give me a valuation over the phone. A week on and I never received the call. If he couldn't contact me then surely the professional thing to do is to pass the job to someone else. So I shall not be using Reeds Rains in the future.

Agreed a sale on a property that was leasehold. When I asked for details about the lease prior to sale I was told that solicitors deal with this but its about £100 a year. Fast forward 2 months into the sale and it turns out annual lease is so high my mortgage would be refused. When I told this to the estate agent and that we were pulling out of the sale I was met with a rude and abrupt response. I know they lost a sale, but if they were more transparent from the get go it wouldn't have happened (nor would it have cost me £800 in solicitor and servery fees). When we started to search for another house I avoided any Reeds Rains properties and I will never use their services again.

Avoid! Whether you are a buyer or seller, don't waste your time, effort and money!Booked a viewing to find the estate agent knew very little about the property. Promised to get back to me the following day with answers to questions we asked... nothing. Until just under a week later when they rang for feedback on the property. When advised we are awaiting a response to our questions (which the lady seemed oblivious to) and that this service is not good enough, they blamed the owner of the property for not getting back to them and advised they would get back to us again... yet we are still waiting. Turns out we viewed a friend of a friends house and they wasn't even aware of the viewing (house was unoccupied), let alone the questions! (Preston branch)

Really awful company to deal with. They lie many times and avoid responsibility for their incompetence, Integrity is missing in bucketloads but greed is a paramount behaviour. Why this company is allowed to operate as a tenancy management company with utter contempt toward the customer is beyond me. Hard faced liars. Not a thread of sincerity. Absolutely stressful to deal with and will never go back.

Avoid this bunch at all costs. They will cheat you out of your hard earned money. They miserably fail to live up to any responsibility even when provided with evidence that proves without doubt their incompetence. Lacking a moral and ethical compass. A very rotten apple. I only apologise for misleading you with 1 star but that was the "entry fee" for posting an honest review.

Do not rent a property through Reeds Rains. I rented a property for 6.5 years through WIDNES branch the initial experience was good. After vacating on 7th July I have still NOT received my deposit back of £1250. After chasing constantly for some assistance/update/support visited the branch nothing to do with them now. Laura Wilson Property Manager her words "I do apologise for the delay, however I can not release the deposit without the landlords consent. We are chasing this and will update you shortly". No update I've chased yet again. Absolutely disgusting. What's the point of renting through Reeds Rains as an agency if the landlord has all the control might aswell rent direct for all the good they've been!

I dealt with Macclesfield branch as a landlord. They will be very nice to you and get you sign a contract with vague contract. They will make sure they don’t tell you important information. In my case I wanted to end fully managed contract as a landlord after tenancy agreement was ended and they asked me to pay full months rent as an exit fee. They have this clause in contract that you do have to pay exit fee but the whole contract is written as if it all applies for tenure of tenancy agreement, and that’s where they will cheat you!!! I had to pay money to come out of contract since property ombudsman is useless and takes month to reply. My advice is to make sure you ask them to write down very clearly about any exit clause but rather not use them because they cheat you through their terms

Appalling level of competence for managing rentals on behalf of landlord and tenant. Would never go back to this company. Shocking level of service that in no way reflects the high management fees they charge. They use poor third party "inspectors" so adding to smokescreens avoiding responsibility.

We recently moved into a city centre apartment. The process of signing the contract and moving in was pretty stress free especially considering the whole corona situation. Ryan answered all our questions as best to his knowledge and even was able to move us in a day earlier than agreed, so that it would coincide with the bank holiday. Very good service. Very pleased.
