Do not go through this company

Honestly the worst agency you could ever come across. They haven’t logged our rent payments in 8 months leading to a ruined credit score and inability to rent anywhere else, served an illegal retaliatory eviction notice, have not fixed any of the structural damages including breaking environmental codes, are very reluctant to help and continually act clueless despite multiple emails regarding issues, do not update their systems with emails, phone calls and complaints lodged and add break clauses in contracts to evade laws that protect tenants.

Left in the dark

After our offer on a property was accepted 6 months ago Reeds Rains have been less than helpful. 3 months after the process started they advised us to begin the mortgage application process in earnest which then caused issue with the seller as they were not ready to move yet; this led to them informing our mortgage company that the property was no longer for sale. Once this was sorted out we called weekly for updates to find out what was happening with the sale, only to be told no change. This continued for another month and a half before the agent drip fed us more information that our mortgage company had continued to attempt to arrange a survey and that the owners felt they were being harassed. After another month of weekly updates of "no change" they agents drip fed further information that the top of the chain had accepted the offer on their property 11 months prior and were showing no signs of moving. We were open and honest with the agents at all stages, informing them when our circumstances changed and our need to move forward with the sale became increasingly urgent. Not only did the agents fail to advise us or make any movements to progress the sale, they also failed to contact us at agreed times, avoided our calls and just generally blanked us. Two weeks after the initial date we were given for the finalising the sale, the estate agents held an important meeting with the top 3 members of the chain and, despite promising to contact us with the outcome and next steps, again went radio silent. We're now 6+months down the line and having to start our search again while effectively about to be homeless. One thing I can guarantee is that we will not be looking at properties with Reeds Rains.

Received a call about an enquiry i made about a flat. Lady told me i have to earn 18k not including universal credit to be applicable. If she even had one brain cell she would know that if you earn 18k or more guess what.. You wouldn't be on universal credit. So if your on universal credit you have to provide a guarentor like thats some easy thing. So wasted my time and disappointed me. Its discrimination against people on benefits no matter which way you try and slyly explain it. Your all disgusting

Ending my tenancy 15 days into it.I moved into a flat at the start of the month, only to discover a number of issues which I wasn't informed of. The property was filthy, it hadn't been cleaned; there was a broken fridge; and when I looked at the photos of the property advertised online, they looked very different. They used old photos to advertise the flat online. Some furniture had rips there was markings as we'll as food on the walls.I sent an email and followed it up with a phone call to Shauuna from the Sheffield Branch (City centre), I recieved no acknowledgement of the issues and was told over the phone to call Maintenance. On calling Maintenance, I asked for a cleaner to come round and to replace the broken fridge. I was told the person who deals with my flat is on holiday and to call when she was back.... I gave up with the cleaner, I cleaned the property. However, I called everyday to try and get someone to sort my fridge. Nothing was done. I tried calling and talking to the local Branch, only to be spoken to in a rude and contracending manner. The lettings manager even requested she come around to see the issues, then when I called her back on the day to move the time, she cancelled stating "she believes me" that the fridge is broken, why would I lie about a broken fridge? I've chalked this up to that she couldn't be bothered to come around.On the 7th, the person from Maintenance who deals with my case (Anita) came back and started getting my case moving. The contractors confirm the fridge was broken... yet I'm still without any fridge. From calling Maintenance and speaking to various members of the team, I've been informed the issues of my flat were known and not communicated to me prior to moving in ( I would have never have signed the agreement if I'd known). Further, I've been calling everyday to get an understanding of what was happening with the fridge, the landlord is disputing the price quote, wanting the cheapest option available while I'm still left in the property 17 days into the tenacy with no solution in site. If this is what I have to go through each time there's an issue with the flat then no, I can't be bothered- what if the boiler breaks? Will I wait four weeks to get it fixed. I'm done with Reed Rains, I've had a terrible renting experience and I'd advise anyone thinking of renting through this company to avoid them at all costs.They lack competency and compassion.**Edit**Just thought I would add:It has taken me 3 weeks to get the fridge replaced, turns out when I threatened to end my tenancy they started to get the ball rolling. I still went through one of the hottest weekends and hottest days if the year without the appliance.Further, I was promised over the phone that I'd receive reduced rent this month for all the weeks without a fridge... this was told to me by Rhea at the local Branch. I've been informed that's not a policy Reed Rains employs, she just told me that for the hell of it.

Dreadful customer service

House purchase took over 8 months. Sometimes this can just happen due to unforeseen circumstances but this estate agent never, ever once called me back when I requested an update. 9 months in, I am now in the property. I have been waiting over a week for them to call back to supply burglar alarm code. Guess what? No response. Had to ask the neighbour to call the previous owner for the code. Absolute joke of a firm.

Absolute joke and unacceptable service

Due to renew my contract and switch out a tennant-sent request a month prior to tenancy end date and 1 week before my tenancy is due to end I’m told the guy who deals with this is on holiday…when rang up to enquire rudely been told to wait till he’s back…as there is only one person who deals with this…absolute joke of a service…left a week out of my contract end date with no idea what’s going on…

Head officeAs you will see Reeds Rains have replied to my comment, explaining that sales are taking longer than usual ! ! ! However, the problem is. They advise you to go with a certain buyer, take over a month to check all details and only after asking for many weeks what is happening. They finally confirm everything is “a go” This is not just the branch that are incompetent, it also comes from head office ! ! ! Six days ago they were full of apologies and confirmed on this site I would receive confirmation of my payment. Not such notification. The company is a TOTAL JOKE, UNPROFESSIONAL FROM HEAD OFFICE DOWN TO THE BRANCHES. ARLA will be informed along with the other “PROFESSIONAL BODIES” they claim to be with. Honestly, please please please DO NOT USE THIS COMPANY

10/10 at being utterly useless.

Honestly every interaction I have had with this company has been a massive let down. The staff can barely tell you the day of the week let alone tell the left hand what the right hand is doing...Just so you don't think I'm being a tad dramatic the following is a shortened version of what happened because the full story would have me writing a novel with the amount of vexing conversations we had with the brainless Muppet dealing with our tenancy.Our washing machine broke down after 1 year and it got to the point where after over a month of ringing, we rang head office and was put through to a "senior manager" only to be told the 18 year old child with no capacity to understand how much of an inconvenience this could be to someone because he still thinks the washing fairy cleans clothes. would ring our landlord once (and only when we called to ask him what was happening) and when he couldn't get through he closed the case so nothing would happen until we called again... lovely. This went on for another 2 weeks and in total we was without something we consider pretty essential for around 1 and a half months? before we just rang the landlord and asked them to do it themselves and to our surprise reed rains hadn't spoken to them at all :) cracking! Now our bathroom has been ruined by the flat above leaking. the leak upstairs has been repaired by the flats owner (not reed rains or our landlord) and we have reported this over 10 times we have had multiple flat inspections and been told "oh that's really bad, i'm so sorry i'll get someone to look at it" and still over a year after ringing them we have still not had someone come and repair the damage :) 10/10 would not recommend, must be run by some of the most brainless people to exist. you call them for something simple enough and it turns into a battle to get them to even reply let alone action anything. Avoid these useless people at all costs...
