Nore Park Drive home rented through Reeds and Reins has been a LIVING HELL and is a health and bio hazard: I would not trust the letting agent Kelly Spriggs or the landlord V Johns and let this house as it has serious health and safety risks. The last Seven months we have been forced to live in hazardous and stressful conditions with relentless bullying and intimidation and feel violated with the invasion of privacy. The one star has been given in deference to the owner Charloette who is not at the helm of the business and would not have allowed this conduct from either employee or a landlord. 1. Hazardous mould, mould on ceiling needs to be cleaned at least twice a week and will need to invest in a good dehumidifier to keep the condensation from the rest of the house and bathroom ceiling. 2. Broken en-suite, leaks into the lounge below. Seven months into tenancy and accessing home and bedrooms without permission, it is still not working. 3. Defective fridge freezer and cannot be defrosted, 4. No kitchen shelves, so could not unpack for over a month 5. Backing of kitchen shelves broken and a foot away 6. No cupboards or airing cupboards in house : what we saw during viewing were the previous tenants ? 7. No working shower ( faulty boiler for a month after moving) 8. New shelves not secured for three months and most of my crockery broke as shelves gave way. 9. Harassment and Colluding with landlord to harass a woman and child. Advising to invade my home at unsociable hours. The landlords boyfriend ( Josh)would be in our home/bedroom from 5 pm to 8.30 pm without permission which is harassment. 10. Unethical, dismissive, disrespectful and indulge in outright unlawful conduct. 11. Intimidation and bullying due to vested interests : taking close up photos of my sons bedside table, bed, study table and book shelves and coming into my home at unsociable hours and invading my privacy( repeatedly entering my home at unsociable hours despite repeated written entreaties). Arranging for me to rent a property that had no working shower ( faulty boiler for a month after moving , no shelves in kitchen, broken backing of shelves and Intimidation and bullying due to vested interests. Landlords boyfriend Josh was Walking around home and going through personal belongings and opening closed bedroom doors and storing his garbage in there or throwing on my front lawn. Arranged and asked for £600/ year extra for en-suite repair. Seven months into tenancy still not done: Landlord and Reeds and Reins then harassed by claiming the other was responsible. Attempts to ask Kelly to intervene and advise were bluntly Dismissed. Repeated requests to counsel landlord about this were dismissed with “ we do not want to know” , “ we manage other properties for them “. How to deal with such harassment : 1. Keep written records 2. Get solicitors advise ( if money becomes an issue, contact CAB) 3. Inform North Somerset Council as these are unsociable hours ( 5 pm to 8.30 pm ) and considered harassment 4. Inform child protection services if you have a young child and you are being bullied by a man invading and accessing your home and bedroom without permission 5. Call the police if they ignore your instructions and do not be intimidated and bullied in your own home

After a slightly sluggish start due to some issues with new software, Reeds Rains provided us with a professional , friendly and successful service with our sale. Advised terribly, advise was made for the benefit of Reeds Rains and not myself.Communication lacking.Pulled out at a cost to me.I can only tell you my experience and that is they don't care about the customer.The person advising me thought because i had to pay a fee to pull out, i would be reluctant to do it. There is no chance I would let them sell my house after all this. And on that, i have spoken to someone else who said they were trying to sell a house for nearly a year without success using Reed Rains, they went elsewhere and it sold after a week.You live and learn...
