It’s all about the buyers, stuff the paying customer!!

I am writing this review from the vantage point of two separate house sales - our own home and assisting my parents house sale.All was good in the early stages of both sales until it came to sorting out a moving date and on both occasions (different estate offices) the clear priority was to only help the buyers and not give much (if any) help to the seller (the reeds rain customer who actually pays!). On both occasions we were bullied to meet the demands of the buyers, regardless of how ridiculous the time frames were being asked.During the day of our move we were constantly nattered by phone and text (7 calls) to see if we had left the property as the buyers were wanting to get in.If you are selling a home I would not recommend reeds rains one bit, in my experience they just added to the stress.

Don't pay any holding deposit until when they say, think and make sure the property is correct. they will not return you deposit and talk to you with no respect.Alex from Stoke on Trent is the worst person to deal with and he is manager of branches in stoke.

Useless

Useless company treat you like your in the wrong.Send builders round who dont do the jobs right the first time and some that treat your house and things with no respect and then they wonder why your angry.Saying they are ringing or coming round and don't turn up.I emailed them yesterday as I've water coming through the kitchen ceiling and down the wall.A contractor will ring you stayed in all day no phone call nothing.I look after the house but the agents don't look after me.I am vulrenable with health issues,damp cold house no help.Date of experience try 4 yrs

Reed Rains- Put all the hassle into moving

We Recently used Reeds Rains Castleford in September 2022 after being sold the “we will take all the hassle out of buying and selling for you” dream.We had an estate agent called Rebecca come to the property and give us an estimation of £110k-£120k, however she said go for offers over £100k when listing to attract more viewers. After speaking to other people for advice we decided to list the property at offers over £110k as we knew we couldn’t afford anything less.From the moment we said we would like to list our home through Reeds Rains we were hounded to rush to be at home for pictures taking of the property, pay for EPC ratings, and pay up front for pictures taking- this was before we had even finished doing last minute touch ups of the house which we had asked for a couple of weeks for due to work commitments . From the day the house was listed on the open market we were kept in the loop with phone calls and emails updating us of buyers offers- this was great and the reason Reeds Rains have been awarded 3 stars! We had around 10 viewers over a 3 day period and We were offered a few over the asking price offers. We were encouraged to go with the investors offer £8k over the asking price. We were ecstatic at this offer and assumed it was all good to go.Then came the issues. Reeds were happy to immediately invoice us the prices for both our buying and selling solicitors- however they forgot to instruct Homefast (the pricier company they use to save us the hassle of searching for solicitors ourselves) to process our purchase part- this held us up for two weeks and was only picked up when my partner chased why she hadn’t received any paperwork for this part. As we were buying our new property off my partners parents who have the same surname as ourselves- Homefast then proceeded to instruct the same solicitors for both parties! This had to be chased to be changed! Which again set us back.We then got the devastating news that our valuation was almost £10k less than the original asking price (£18k less than we had accepted) we were then met by what I can only describe as arrogance of the estate agent lady advising we should be grateful our buyer has offered us £110k as a good will gesture and that we should “snap his hand off” - this left us still low of the amount we needed for the deposits and fees. We had to negotiate a price and agree on a £6.5k loss offer! Our estate agent wanted to remind us that she estimated around £110k and it shouldn’t come as a shock to us! Therefore we should be happy with £111.5k - Well it did come as a huge shock after being encouraged to accept £118k originally! Homefast then proceeded to make blunder after blunder losing paperwork and instructing the process to stop - they just couldn’t get their heads around same surnames (a telephone call would have cleared this up) we were fortunate that we were buying our parents house as we could communicate between one another as to where we were in the process! If we hadn’t had this luxury I genuinely believe we would still be waiting for paperwork and the house sale still delayed.During any of this Reeds were nowhere to be seen.All parties agreed on a 1st December completion- on the day of completion our buyers solictor informed they couldn’t release the money! At this point we had got all our items off the removal van into the new house ready to move the parents out into their new house! We were forced to all live together for 8 days whilst the finances were sorted and money re requested….. such a stressful experience in itself and not a Peep from RR to keep us in the loop!! RR called two days before the expected sale date asking us to take our keys in ASAP to make the transition smoother for the buyer on the date. On the day the house finally completed we spent the entire morning trying to get in touch with RR as our buyer was once again putting the moving date in jeopardy… fortunately this did process by midday.RR made a courtesy call to our parents to make sure they had moved in and were happy and settled - our parents hadn’t even used their services! We however had used RR and paid a substantial amount to them. We haven’t even received so much as a call or a check in email since. They happily took their money on completion date and disappeared once again into the great abyss! We had other potential estate agents to select from that were a significant amount cheaper- but Reeds Rains stated they would be with us every step of the way and take the hassle out of it all. It has been the single most stressful and disappointing experience of our lives and I would not at all recommend using Reeds Rains for a house purchase or sale! I feel as sellers we were less favoured than our buyer, and often we felt talked down to as though we were stupid and should be happy at the inadequate service we were offered. A terrible experience- look elsewhere!

Our family moved into a rented property…

Our family moved into a rented property with fully managed maintaince service. We have so many things in this house that need to he repaired. Its A4 page full of problems including leaking roof, front door we can't open properly, cracked windows and it goes on.All we get is contractors coming for a quote and us being told you are better off moving as the house has extensive issues and reedsrains won't pay when the contractors come and asses. We are having to fight through the council disrepair team as noone from reedsrains maintainance team can tell us if anything will be fixed. This has all been going on for 4 months. Meanwile fhe landlord told the disrepair team that all has been fixed, so basically lying. We have two kids and to say it's been stressful is an understatement. I don't understand how they can leave us living like this and expect full rent in return.

Underhanded Cons!!

Was a tenant via Reeds Rains Salford Quays, for a year. I was a perfect tenant, looked after the place and was then served with a no fault eviction notice. This came after a yearly 'thorough property inspection' where agent was in the property for all of 56 seconds, and did not move from inside the front door, which I have on cameraThen had £351 of my deposit deducted, including for day to day wear and tear, and it took a month to get the rest of my deposit back.I have photos of the apartment from when I moved in to when I moved out.I have also contacted BBC Watchdog, to present my case to them.

Appalling service at an important time.

After asking for a valuation after the death of my mother I was told an online estimation could be done. After a week I heard nothing. On ringing them on the morning of seeing the solicitor, I rung to ask if it was lost. I was told "oh yes, it's in Dave's diary. Would you like him to email it tomorrow!I said that would be too late. The lady simply told me " ok, thank you, bye"Not even close to the kind of service I expected from the company who came top in my Google search. Obviously i will go out of my way to ensure no one I, or my family knows ever uses this estate agent.

What an appalling company

What an appalling company. They informed my energy company that I had left when in fact I wasnt due to move out for another month. This has resulted in weeks of trying to sort out my energy bills that have had me close to tears. They denied doing this which was rubbish as the energy company actually gave me their name. For over 5 weeks I have been trying to get my deposit back despite no issues with the land lord and he confirmed it was OK to release my deposit. They lie routinely on the phone saying the deposit has been released when it hasnt. They also ignore emails. My landlord issued me with a section 21 and gave me 2 months to get out. A lovely lady from the council told RR to not take any legal action as I was activley looking for a new place. They ignored this and advised the landlord to persue legal action. The council lady spoke directly to the landlord and it was agreed to give me an extra month. They dont care about anyone and just pass on to other useless colleagues. AVOID at all costs
