Absolutely awful company overall. Some of the local staff are ok, but lettings management in Manchester are just ridiculously slow, arrogant, and nobody seems to care. I am speaking as an ex-tenant. We rented for 12 months and paid all the relevant fees. Then extended for 3 months via the landlord - RR charged £120 to photocopy and resend the lease. When we left they took an age to do the leaving report and longer to send the report out and return the deposit (nearly 3 weeks), but also deducted an extra £120 for the 'check out fee'. This is in the small print apparently, so my fault for not reading that properly, but just trying to make others aware. They are happy to help landlords arrange maintenance (very slowly) but apparently ask quotes to include an element for them, which they take on top of the monthly charge to the landlord. I'm pleased to say we have bought a house again now, but if I ever needed to rent again, would do whatever I could to not go near Reeds Rains.

Extending your tenancy, if agreed by your landlord, gives an assurance of staying in the property for a further fixed period, at an agreed rent and avoids the uncertainty of a landlord serving notice at any given time.Our Check Out Fee is the charge for an inventory company to carry out an inspection at the end of the tenancy. Very very painful renting experience so far and still not moved. There's always something else that needs to be done. They never call back when they promise to. They withhold important information. I just don't trust them anymore. Not even sure I can ever move my family into their new home. Now looking elsewhere. My stress levels are sky high due to Reeds Rains.After the reply from Stuart: thank you, thank you. This is the first time in 4 weeks of pain and frustration that someone has actually said SORRY! Such a simple word with so much meaning. You guys are experts with your processes, but to the detriment of the human element. Your customers are all human. Don't ever forget that !I haven't received a sorry from the agent yet for not returning calls and lying, and withholding information though but this is a good start. Thank you Stuart.

Hi Paul,Sorry you're unhappy with the time it's taken, but we do need to make sure everything is properly processed at the beginning of the tenancy to try and prevent difficulties further down the line.In this case, we received two tenant applications on the same day and the landlord took a few days to decide which to proceed with. You had a change of employment during the reference checks and, unfortunately, this meant we needed a little more time to conduct our tenant checks.We have now fixed the move-in day, and contacted you to confirm this.Stuart

Lazy and very untrustworthy...We moved out of a property on 18th August and still waiting for a report or any word about our bond returning or not...landlord doesnt know either. We have been lied to about mix ups etc since. They even lied to the landlords about things. I would rather be homeless than go through this company again.Myself and my partner are getting married in October and had to use our honeymoon money on a new flats bond and moving vans etc. The bond would give us our honeymon back but Im not holding my breath. Absolutely shockino customer service...I got called rude for complaining but I think we had a right to complain when they are clearly messing us about. Caught them out a few times because I'm texting the landlord who isn't happy about their services either.Thinking about complaining to a higher source if need be...shame I have all their emails to show the top bosses of the company or ombudsman!Named and shamed!!Like the title suggests....Lazy and very untrustworthy!!

We had a very negative experience letting a property from Reeds Rains. Communication is a lost concept on this agency. We paid a lot of fees before moving in to the property and were charged 'admin fees' at every opportunity throughout.At the end of the tenancy, a report was produced which specified that the lounge was poorly cleaned due to the carpets being discolored. We were prepared to contest this as the agent doing the inventory when we moved in (from a different agency which did the check out report) noted this. The landlord requested a cleaning of the lounge and requested a deduction from the deposit.When questioning this with the agent, I was responded to with one sentence replies. A lot of the issues we had could have been sorted through better communication, and I think its the agent who is responsible for this.I asked to see the invoice, it transpired that the work had not been done, and the new tennants check in report did not have this red mark on it. This looked like foul play to me as I don't think they would have sent cleaners round to do the work, had we agreed to the deductions, as new tennants were already in the property.

- Took two months to gain access to my own mailbox. In the end, only gained access by hiring a locksmith and charging the company. - My bank details were sent to a different person (who happened to have the same name). - Despite being informed on numerous occasions, nothing was done about the black mould in the property. An independent surveyor described the situation as ‘worrying’ and ‘unacceptable’. - Absolutely awful at returning calls or replying to emails. - Lost two sets of keys to the flat, meaning I had to get more cut. - Horrendously unorganised; to say the right hand doesn’t know what the left is doing is an understatement. It may be more accurate to say the right hand doesn’t know what the right hand is doing. - The inventory was done after living in the flat for two months. Quite how this is to show the state of the flat at the beginning of the tenancy, I’m unsure. - Upon checkout, tried to demand professional cleaning services used and a variety of other riders, none of which are mentioned in the contract. - It took the best part of three years for Reeds Rains to organise the repainting of the ceiling, despite reminders every three months on their ‘property inspections’. - Rude and condescending emails from staff, some of which are practically illegible due to formatting, spelling and grammatical mistakes.

RR Branch Sheffield WoodseatsCalled to inquire about a property on numerous occasions. Put an offer in on a property and instead of being supported by helpful staff I was ignored and passed from pillar to post. Once offer finally put in, I was told they would call and let me know if my offer was accepted. A month later I found out, after constantly ringing RR, that my offer had indeed not been accepted. What a waste of time and energy! Not assigned a certain member of staff dealing with the property and at one point told it was the branch manager. When trying to get hold of the manager I just kept being told they are out or busy in meetings. No explanation given as to why offer was rejected as it was just under asking price and no counter offer given to me.I will not be dealing with RR again. I cannot deal with this level of incompetency. If you have all the time in the world, want a migraine and to be constantly ignored once you’re half way through buying a house then RR is right up your street.Currently in talks with a rival agency and happy to say we will be purchasing our first house in the very near future!

Reeds rains ashton under lyne.What an absolute disgrace of a company! So unbelievably unprofessional. We have rented a property for a year and a half and have had several issues dealing with reeds throughout the whole time!From moving in we had issues with smells from the drains which meant we were unable to use one of the bed rooms. Work men and neighbours informed us this problem has been on going for a long time. We were waiting a few months until reeds finally listened to us and sent some one to fix it. Not ideal when heavily pregnant! Be warned reeds rains have spare keys to the property and will bring people in to view the property prior to us moving out and without informing us of the viewing! This is unacceptable and a breach of our privacy!When moving out reeds were incomplete of checking the inventory from when we moved in there for informing the land lord of damage “we have made” although it was in the inventory from us moving in and extra problems they missed but we emailed pictures over the day we moved in! This would have cost us a lot of money even though it was not our fault!Reeds should be able to complete check out and compare to the inventory!We have had to argue with them to prove our innocence and send over photo evidence for several things because of their incompetence! And we have not received an apology from Dale or any other branch member for their wrong doing! If your happy for people to come viewing your property with out you knowing who has been in and out and your happy to be charged for things you didn’t damage by all means rent with reeds rains. However I advise everyone to stay well away from this incompetent company!
