Thank you to QUBE residential and to Rheann for the smooth and fast set up and moving into of my apartment. All installations were complete before or on day of moving in and was communicated through to me clearly and quickly.

YellHighly recommend Avoiding this dismal Agency
Made an account just to warn people about this dismal agency. For those looking for a property in Liverpool I highly recommend avoiding these folks. 1 They ask for over £1,000 for your first month and deposit up front when you join. Plus if you want to terminate your contract early you need to pay £660 on top not including your deposit. So you cannot use that to pay that fee. But they will take money out of your deposit anway for "cleaning fees and or damages". Even though damages mentioned where recorded and photographed before I moved in. The building in question was also not secure for 5 months. The doors were always open and parcels where constantly stolen. I was also informed by other tennents that if you reported a issue with parts of their property you'd be charged the repair fee not them (which is illegal the landlord should be responsable).

Rheann was very helpful from the beginning, and enabled the whole process of renting to go smoothly. Everything finished extremely fast. She replied very quickly to all my questions, both on phone and through emails. The whole experience was very stress free and pleasant. I feel like at home since the first day in my new flat, thanks to the kindness and professionalism of Rheann and the whole Qube Residentials staff. I would highly recommend her as an agent and the whole agency to everyone looking for a new home!

I have just started my tenancy with Qube and Rheann has been my point of contact for moving in. Rheann was always quick to respond to any queries, all information/next steps were communicated clearly and in a straight forward manner, and any issues were handled diligently and in a timely fashion. A massive thanks to Rheann for making the process as easy as possible, communication has been excellent. Would highly recommend!

GoogleSCAMLORDS! If you are thinking of renting in Silkhouse Court, RUN! Mismanaged, dangerous and unsafe. I've rented in dozens of places in the UK and abroad and these are by a long, long way the worst letting agent I've ever had. They manage the property as if they were the landlord ,so you deal with them throughout your tenancy and they are serial liars. The building is managed by Xenia Estates (Qube and Xenia are owned by the same people) and there are homeless people sleeping in the building and stealing parcels constantly as the doors to the foyer do not lock and anyone can enter. They haven't locked for almost a year and Xenia do nothing about it. Qube say it is not their problem. Xenia are impossible to get hold of and completely ignore you and Qube (despite being a sister company) do nothing and say it is not their problem. Even the police say they can't get ahold of Xenia after multiple reports of parcel thefts. This company take your money and provide no service. I and several residents are all leaving at the end of our tenancy due to the unsafe conditions.
Hi Oliver, Firstly, you have left this review on our Manchester office site, which has nothing to do with Silkhouse Court. Them apartments are managed by our Liverpool office. Can we kindly ask that you remove this from our Manchester google site please. Secondly, we have reviewed all our tenancies for Silkhouse Court and you we don’t have you down as ever being one of our tenants there? How can we be responsible for any of your issues, when we do not manage your tenancy? I suggest you contact your letting agent to raise these concerns. Lastly, all the issues you have raised are the responsibility of Xenia Estates, the block managers. We are not passing the buck here, we only manage each individual apartment and the tenancies within them. We do not manage anything to do with the communal areas, including communal doors and foyer/entrance areas. These are the block manager's responsibility. Rest assured though, every time one of our tenants raises a communal issue, we expedite it with Xenia. But we have absolutely no control or affiliation with Xenia as it is a separate company. GoogleAwful agency we are in our apartment our wardrobe is almost collapsing so I bought a new one because this agency they don’t care they said they can’t take this one and they will charge us for it for throw it away because is in a really bad condition, I am sorry? Your people and you are staff are horrible and really nasty I can’t wait to leave from here AWFUL don’t rent any apartment from this people
Hi Neus, you called us to ask us to remove the wardrobe supplied because you have bought a new one. We explained the landlord can fix the existing one but they have nowhere to store it as they are based overseas. You rejected this and hung up on us. We appreciate you do not want 2 wardrobes in the property but you never gave the landlord a chance to fix the broken one you just purchased your own. This isn’t the normal process, the landlord would like the repair their item of furniture for you and this offer still stands. Thanks you, Team Qube

Hi Arran, sorry to hear of your disappointment. As we explained to you there was cleaning needed to make the flat acceptable for a new tenant. We provided photos and an invoice from the cleaner for you as evidence to go back to the cleaner you hired. We can’t stress enough that letting agents do not receive your deposit money, the cleaner does so there is no “clawing back”, we just paid a cleaner to clean the areas that your cleaner missed. The offer still stands for us to submit a report for you to use to raise a dispute with the cleaner you employed. We simply can’t let a tenant move into a flat with a dirty toilet, shower, oven and greasy kitchen cupboards. I’m sure you can understand. Kind Regards, Team Qube

GoogleA worst experience with this agency. They don't have any idea about their commitment and realty. The keys were handed over to me on the road and had no option to check the inventories or discuss about anything. Flat was dirty enough and their response on that was to give it back in the same way. Highly ridiculous and irksome.
