I think all the negative reviews on…

I think all the negative reviews on here are unfair, biased and quite frankly not necessary! To many emotionally unstable people. Quite happy to take the keys, agree the tenancy agreements. Next minute dodge paying rent, stall and make excuses time after time. PFP have been loyal, fair and very understanding throughout the lockdown periods. Extending and going beyond government milestones in respect to eviction bans. PFP willingly going out of pocket to support its tenants in a time of need. Allowing breathing space and payment plans. The average person won't rate the experience as 5/5 as you would expect.. This is most probably due to a breakdown in personal relations between the tenant and PFP. To many times people pushing boundaries Enough is enough! Take responsibilities. If you cannot afford the rent, surrender the tenancy and mitigate costs for all parties and stop complaining on here. Rate the overall experience fairly.

Communication is shocking

Communication is shocking. Why they are called places for people is beyond me. Not professional at all. Not empathetic and like to pass the blame without updating you on what’s going on. You have to be a mind reader when dealing with them! Absolute joke!

Crooked and unethical

An unscrupulous, unethical, greedy organisation with crooked leadership. Allenbuild (Places for People group company) has constructed defective buildings now valued at £0 due to fire safety defects. They are refusing to take responsibility and trying to ignore the issue, which could result in the innocent leaseholders being hit with massive bills for tens of thousands of £££.

Finally settled into our property and…

Finally settled into our property and couldn’t be more happy. Upon reading negative reviews I was not worried what so ever as we have always rented private and landlords have been worse and rude ! From start to finish we have loved our experience and found everyone we have spoken to has been lovely and professional. For all the reviews that state you have been living in places for people’s homes for 20+ years try renting privately I’m sure you wouldn’t moan then. Thank you places for people ! And a great big thank you to Sharon from the north east office ! You have been amazing !

giving 3

giving 3, as based on 2 incidents. First the positive - Boiler broke (around 4pm) down so called them. The engineer arrived at 9.30pm (they had asked me if a late evening up to 10pm would be ok, I said yes). He couldn't repair it and said would need to be completely replaced. about 11am next day (it was my day off work), got call to ask when suitable to come to the fitting, i joked 'now?, and engineer said he'd be there within an hour. Can not fault this experience at all.Now the negative - had to call out as bathroom sink was coming off the wall (sink on a plasterboard wall, good idea right?). Guy turned up, asked if i had been sitting on it (as if right!). He had to go to a shop to get knew sink and replace (with pedestal). When he came back, he was just moaning all the time how flats like mine (1 bedroom) are too big for one person, that all 1 bedroom flats should be split into 2 bedsits. Why should 1 person have a whole 1 bedroom flat to themselves. moaning he has to rent private. people in 1 bedrooms should convert front room into a bedroom and give to authorities to rent out. Other than this guy, I've found P4P friendly, helpful and a lot better than all private landlords I've rented from in the past.

Please read before you bid, or apply, for a PFP property.

I cannot stress how much of a shambles this company is. It amazes me that there is such incompetence between the staff, with little or no record of any phone call, and with customer service ringing up about the same issue constantly. Only for me to explain myself 4 times, to 4 different people. This is the tip of the iceberg. I would certainly avoid this company at all costs. The staff at the customer service are condescending and quite frankly, rude. From the five years experience I have had with these fools, I am struggling to find a positive about this company which needs professionally reviewing, as the practices they demonstrate are shambolic. Please, for your mental health, and your sanity, do NOT rent or purchase a house from this company. The majority of houses PFP offer are in a state of disrepair. The building works which are carried out when a tenant leaves are shoddy. The floors are not sealed, there are cracks in at least 1 room per 6 houses I have visited, which is a massive contribution to damp. When this is reported, PFP simply respond with "this is something that YOU must deal with." They fail to understand they were supposed to fix a problem, so instead they would rather temporarily patch over the issue to make the next tenants happy. Until about a month in when the new tenants realise that the contractors did indeed fix nothing.PFP advertise themselves as affordable, but when you look into the facilities they offer, including the support you receive from the company, you soon realise it is nothing more than a scam. This April, my rent was upped by about £20 a month. When I look at the breakdown, I can see that Landscaping takes up quite a portion of the service charges... Yet there is no garden or landscaping on my property that needs doing. There is no grass. No vegetation. The local community does a better job of keeping the surroundings tidy as opposed to the embarrassing service PFP offers. If this landscaping charge was to compensate for the small pitch of grass about 400 metres away from my property, then why are we paying £5 a week for it to be cut once a year? It's a joke.Avoid.

Fuming at the moment

4 weeks with no central heating with 4 children aged 8,5,3 and a 5month old baby. STILL not working as when fixed initial issues the boiler then broke so they now need to wait for a part. Provided electric fans which have cost me over £200 in electric in 4 weeks trying to keep my children warm. Absolute joke , but yet they raised the rent prices this month

Anti social behavior/ outstanding repairs

After having read a lot of the reviews on here it seems I'm in the same situation as many others. Not even sure where to start to be honest. I've been having problems with anti social behavior from my neighbours for over a year now with very loud music day and night. Followed Cotmans procedure by sending in recordings only to be told that the music isn't loud enough even though my local council have confirmed it very much is. Finally a letter was sent to my neighbours but the issue continued and I had to complain several more times until another letter was sent and that was all Cotman seemed willing to do. They have basically sent a clear message to my neighbours that they can do what they like as there will be no consequences.Really can't see why it clearly states in my tenancy that anti social behaviour won't be tolerated when quite clearly it will be very much tolerated. The issue then worsened and my neighbours son became verbally abusive towards me and they started throwing rubbish and cigarette ends into my garden. Once again I did not retaliate, I just sent in pictures to Cotman as instructed to do so. This time a housing officer attended their property to speak to them in person but my neighbours made up false allegations against me with no proof whatsoever purely to deflect the issue and Cotman have basically said they can't do anything more. If you have an issue and follow the proper procedure in an adult manner it gets you nowhere. Funny how my complaints wouldn't be investigated without providing plenty of proof but they can say what they like with no proof and the issue against them gets dropped! Quite clear it's just too much time, money and effort to actually deal with it properly. Also I have many outstanding repairs ranging from rotten windows which don't even close properly leaving over a cm gap and which get bad mould around them to a bathroom floor which is sinking. The windows clearly need replacing as you can't repair a wooden window frame that has warped and no longer fits properly but I've been told there is zero chance of that happening. My bathroom floor is apparently not an emergency either even though after inspection I was told to be very careful as the floor could collapse but is a two month wait for it to be repaired. Furthermore because my existing floor has to be ripped up to access the repair I have been told that I will need to pay to replace the floor afterwards. How is that fair? The man who inspected it said the damage has not been caused by anything I have done just poorly fitted floor boards so my floor being ripped up is due to a building error and in my view a new floor should be laid by PfP/Cotman. I feel very let down by Cotman/Places for people and wonder why I even pay my rent which increases every year when nothing seems to be included. I am seriously considering going higher to the housing association Ombudsman/local press and local MP as when you contact customer service you get no response anyway.
