The most useless of landlords

The most useless of landlords they’re quick too take our rent money but not quick to respond to repair jobs which seem to take 6 or more year before you get one of there cowboys to come out to do the job which then get worst because they love to cut corners so In the long run the problem are made 10x worse and end up pay a qualified contractor to fix their balls up

Ridiculous process

So. My first ever experience with them and to say I'm confused and a little upset is an understatement. I'm on priority so I applied and it said I was 3rd in the queue. Was then told I was unsuccessful. OK. But was then emailed a couple of weeks later and told to confirm my interest if I wanted it within the next 5 days. I did this the same day. I sent all my documents within the 5 days even though I only needed to confirm. To be told that someone else beat me to it and that the same email. Was sent to 5 ppl. Why? Why this process? Its ridiculous. It wasn't explained to me. I told my kids that we could stay in the same area and they could stay at their schools. Why offer it to multiple ppl rather than go down the list in order of priority?

Appalling customer care & service

I have lived in my shared ownership property for almost 10 years, two of those have been spent trying to sell it and move to be nearer family to help provide support. It's a lovely flat in a beautiful village and we have had plenty of interested buyers, so it should be simple. However, Places for People and by extension Chorus Homes have delayed the process at every stage of their involvement preventing two sales from going through over the course of 23 months and severely impacting mine and my partner's mental health, displaying a lack of care and a total disregard that has caused us to question our worth and future. No sense of urgency to the point where they are just inactive along with no means to contact them beyond email (not contactable by phone, do not even respond to my emails) - my solicitor will have to chase them for weeks on end to get even the most basic response if any is offered at all, creates a level of inactivity and lack of progress designed to scare the buyer off (fearing that one day they will be trapped as I am now) No matter how urgent it is, they will not do it, even if their own solicitors have requested it.I have only needed to be in contact with their property sales team for the process of selling my share of my property but my experience with this company and their total lack of professionalism, understanding, urgency and empathy has left me utterly heartbroken, depressed and with absolutely no hope for my future and that of my family.

Evil company

Would give them zero stars if I could, my disabled sister was homeless and got offered a flat, when viewing the flat the whole place was covered in thick wallpaper, and she was informed that there was asbestos in the ceiling so not to drill into it.She was desperate so of course accepted the flat. Immediately the problems started, as soon as she took down the wallpaper the plaster started coming down with it and when she contacted places for people she was told that she would have to pull down all of the previous tennants wallpaper before they'd do anything. We pulled down the wallpaper which kicked up lots of dust that got into our lungs and some of the ceiling with the asbestos in it started coming down with it. When all of the paper was down she got in touch and was told that they couldn't afford to replaster it so she got in touch with her MP. Only after this would they replaster the flat and only half of it. The walls had to be taken down to the studs and redone, the contractors wanted to do more but could only do as much as they were paid for. Then the flat flooded, the water came through the doors and the walls and got under the hallway tiles that were left by a previous tenant. Places for people ripped up the tiles destroying the concrete underneath, it's been 3 months and the floor is still completely destroyed and it leads to every room so can't be avoided, they sent someone to fix the skirting boards before they've even fixed the floor and they destroyed the recently replastered walls. The plug sockets keep sparking since the flood because they didn't check them and there's water in them, the rooms have mould, the whole place is damp. There was a gas leak when she moved in and a slug infestation, the yard was full of the previous tenants rubbish that they refused to remove and they didn't give her a wheelie bin, she was told she'd have to buy one. These are just the things I can remember but the list goes on and on, everytime they try to repair something they break something else. We've requested a new house which they're being iffy about but if they don't move us we're suing them and we have more than enough grounds to do so including several zone 1 (unfit for human habitation) hazards.I'm completely disgusted they would treat anybody like this but to keep a disabled person living in this squalor makes me sick and this is a disabled person that has a carer to speak up for them I dread to think what conditions they have other disabled people living in.If you can avoid this company do so.

Just awful!

Awful landlords. They are completely un-organised, un-apologetic and take weeks to get back to you when you report a repair. None of the repair people that came to our home during lockdown followed the rules, despite us complaining to Derwent Living/Places for People about this (and being assured that they take covid rules very seriously and would follow this up) the repair people STILL showed up without masks on, without gloves and didn't antibac the surfaces they touched (despite us getting a letter before the appointment saying that this would happen).I would avoid any home that is let by Derwent living/Places for People in the future. Our rent rises every year, even during covid when everyone was struggling, they still raised it. Derwent living/Places for People should be ashamed of themselves. They even tried to send a surveyor round to our home during lockdown (which definitely wasn't for a reason that would benefit us). Surely the safety of your tenants should come above assessing the property for it's value during a GLOBAL PANDEMIC? Clearly not. We got a letter to say someone was coming out, however the date on the letter was from 2 weeks before we actually received it, giving us not even a days notice of this surveyor visit. This happens quite frequently with gas checks etc, where we will get a letter just a few days before, or not get a letter at all. Not great when you both work and need to try and be in for the appointment, otherwise risk being taken to court if you miss two of their appointments. My name and title changed 4 years ago, I have informed Derwent Living/Places for People of my name/title change three times now, including sending the correct proof, yet they STILL haven't updated it on their system and send letters addressed to my old name. I've given up informing them.I really cannot stress enough how awful they are.

End of my tether

I'm a shared owner who has been a great tenant for 12 long years always paying my rent on time and no bother.Around 11 years ago one of the fences began to lean into my garden and I looked at my lease which stated it was not my responsibility. For at least two years they refused to fix it saying it was not there's but mine.Basically throwing out the lease agreement facts. After a lot of arguing with them they had someone jump over the fence to the other side with a piece of wood I.e nothing proper. This never got fully resolved and so 10 years later I contacted them again. It got through to managers of managers of managers. All telling me false information that it was my problem and my fence.I finally lose it and contact a solicitor and inform them I have done that.In one hour I kid you not I get a confession from Wendy that yes after 11 years of denial they do own the fence. They promise to fix it and say they are coming Saturday to do it. But after 11 years of lies and false promises can I really believe they will do what they say?Of course not. The posts needed taking out and recementing but even after all they have put me through that is too much hard work for them. Cowboys quite frankly is to generous for them. And the award for the worst housing association goes to Places for People. Congrats guys.

Utter Scammers

As a homeowner on the Homestead estate near Preston I am bound by contract to pay Places for People a "Service Charge" for the privilege of my house being located on their estate. This charge is currently £35 a month, for which one of the main "services" I am forced to pay for is landscaping and maintenance of the grass verges and communal areas etc. on the estate. One of which is right next to my house, however this area has not been "maintained" by Places for People for at least 2 years now, with the bushes now as tall as my house and hanging over my fence into my garden. I have rang Places for People regarding this but as you can probably guess, nothing has been done. However I am still forced to pay the £35 a month for this quality service. Thanks Places for People! As per my title, utter scammers.

Garden access key

We are in the process of selling a property which is surrounded by places for people properties. We had lost our gate key giving access to the communal pathway but were unable to get a key cut due to security restrictions. We emailed Val Nicholls who dealt with our query immediately and arranged for a key to be cut and delivered to us. Excellent, prompt service...thank you.

I’ve been a tenant for 25 years I’ve…

I’ve been a tenant for 25 years I’ve never had a problem till now, I’m suffering from depression anxiety stress. We are living in 2 bedroom property and there are 6 of us. My daughter starts school this September, and, she’s still in a cot in our room, as, there’s no room to fit a bed for her. I was told by the housing officer that she would help us, but, there’s been no help offered at all. My illness is getting worse, we are terribly over crowded with no space, plus, we are having to listen to the rubbish coming from next door. It’s like they are quick to take your rent, but, don’t care about the well-being of there tenants. I’ve been blanked by my housing officer, even when she stated she would help, and, her manger also agreed. I’ve learnt that they don’t care and don’t help. I’m disappointed in the way I’ve been treated, even when I’m dealing with the chaos that’s going on. I just can’t get over how they treat their tenants, especially when they ask for help! They need to train their staff to actually care about their tenants and not just make out they do on there website!

a well deserved & massive thank you

I will not explain all the personal details but I must tell the story of two of the most kind, helpful, caring & professional ladies I've ever known. I have & am having some difficulties in life & both Jacky Braxton & Helen Armstrong have supported me, showed me extraordinary patience & been so kind always. I cannot strongly enough what wonderful people they are. I have been with Places for People since July 2000 & have met & dealt with many staff members & workman & they are all so nice. Over the years Neil Scofield from repairs has been so very kind, helpful & professional & I can not Thank him enough. Since last November-ish I have had support above & beyond from these two lovely ladies Jacky & Helen & I will be eternally grateful to them both. Places for People are indeed very fortunate to count these 3 people among their staff. If P4P have personal files I sincerely hope these 3 staff members are credited for their fantastic work, empathy & care they have shown me & I will never forget their kindness. They are a credit to P4P & I hope they are valued by the company as much as I value their help. Thank you Colleen
