Avoid - Rent elsewhere.

Trying to get repairs fixed is almost impossible. I reported a damp / wet wall issue in March 2022 and for almost 9 months have been left in the dark having to ring them to chase up what's happening to be fobbed off every time. When fixing a bathroom floor, the workman has cracked the ceiling in my kitchen and because of the asbestos in the plaster, nobody will fix it, so now myself and a toddler are left breathing in mould spores and asbestos dust in. You can never get through on the phone. Nobody calls you back. Online chat rarely works. Emails are ignored. I have never missed a rent payment and have always fixed small jobs myself, but when the house is wetter indoors than outside and a second winter is coming around it's very clear that as long as they're getting money from you they don't care about you as a tenant.Contacting environmental health and launching an official complaint due to this. Avoid.

PFP has gone downhill rapidly over the…

PFP has gone downhill rapidly over the years. Much better when it was North British. Takes months ( still waiting 18 months later for one repair) to do repairs. The workmen themselves seem to run this company - not management.Only got important things like a new boiler cus " the gas man workman" rang in front of me and fought my corner. Other examples of workmen ringing PFP on my behalf as well. Too many to mention but it sure pays off to make them a cuppa. Then you get the opposite- some pervert making innuendos whilst doing his job and offering to come to my house at the weekend to do work not authorised. Then txting me on my number hes given by PFP to solely let me know his approx arrival time. Asking me if id be able to clean his house as id told him it was my job. Out of order this- . Just to add I see PFP replies to all neg reviews on here saying to email this TEAMFOCUS. Well dont bother cus guess what? I have done and they dont reply .

Disgraceful treatment of the elderly

Been on and off the phone with promises of a call back for four weeks, regarding my elderly visually impaired grandparents who can't use the digital thermostat. Got in touch today as they have been left in the cold literally and have now asked us to prove that he is blind. Guess they'll freeze this winter unless my family and I do the landlords job for them.

Asbestos and damp, floor and ceiling

Moved in just over a month ago, rising damp, damp in the ceiling, asbestos tiles, took 4 weeks to fix the kitchen floor (outsourced to Argent) who painted over the damp, hid one lot by putting the washing machine in front of the damp on the wall and ignored the disturbed asbestos tiles. The latter was due to be booked in for repair over a week ago, they just keep fobbing me off with...i'll chase and someone will contact you. Policy more important than a mother's life.

Care more about there outdated policy than mental health. No point me going into detail on here as they won't do anything. They really do not care. AVOID if you can and go with a different housing association.

I note in my last complaint you ask me to contact your customer service team. I have been in contact with your company for the last two years, and you refuse to do anything hence why I am complaining.Safety lights are being tampered with by the tenant who lives beneath me. He has even admitted to this. I reported this in October 2021. It is now October 2022 and you still haven't fixed them. My mum fell over last year in the dark and if ahe does again this year i will definitely be taking photos of her injuries and suing you. In addition, the ASB with Dave is still occuring. In line with behaviour over the last 2 years. Once he is told off for one thing, he moves onto another. Then he is told about that and then moves back to doing what he was doing before. Since being told to stop shouting by my neighbour, Dave has now reverted back to doing DIY at unreasonable times. I have sent video clips of Dave drilling and hammering at 6amAccording to Kareece the tenancy enforcement officer, this behaviour is perfectly acceptable. So now I don't have Dave shouting and arguing and threatening to kill people, but I am worken up every day from 5am by Dave hammering from inside a cupboard that is located next to my bedroom. It is active torment. It is active bullying.Places for people do nothing about it.

For 5 years 4 of them without heating because they blatantly missed appointment and didn't fit a boiler and when they did it was put in incorrectly leaving a big leak and to pay for the water. The absolute worst housing association…

The absolute worst housing association I have had the displeasure to deal with. I am in a queue waiting on the phone for over an hour, to be spoken to after waiting months to get disturbed Asbestos removed from my home which they never told us about and the whole family and children have been breathing in the dust from disturbed Asbestos tiles and a shed left behind by them in our garden that is completely made is asbestos and is literally crumbling and now bowing as it looks like it is about to collapse. An emergency inspector came around in June/July and deemed the shed should have been taken down before we were given keys and we should have been made aware that it is made of asbestos entirely. It's absolutely frustrating as I have a child who is diagnosed with Autism and she keeps picking at the crumbled bits of the asbestos tiles that they have left on our floor and in our garden as she doesn't understand it's dangerous. They are continuously fobbing me off and ignoring my emails and calls. I will now have to contact the Housing Ombudsman so that their negligence regarding health and safety is investigated and they are properly fined. The only way they will learn is when they lose money, so be it!

Places NOT for people

Lived in the property 3 months, I can't even begin to list the problems in the house that could potential ruin the building and foundations. I do not like suggesting people lie but every time I speak to P4P a lie comes out, their maintenance team have lied so many times I've lost count. I'm exhausted trying to deal with these people who I feel have abused my patience from day one.I'm tired of hearing, you will get a call today and then having to chase many times over becaus ethey say they didn't say that.Honestly this place is not about people, it's appears to be about making money for the maintenance companies. If they do a job it is never done properly therefore creating more work for then and more stress for the tenants.

I have a 90 year old neighbour who is at her wits end and sits crying because of her two neighbours. One is playing loud music late at night and was heard saying he does not care about the neighbours. The other seems to be listening into her, she once began to sing " half a pound a tuppeny rice" and he played it back over and over again, and this has happened many times, she thinks he is listening in to her every movement, yet when she has visitors he turns it off. All of this has been reported but nothing has been done. All you get is do you want to move, it is the tenant who is behaving badly that should be removed not the victim. I report tenants who fly tip and they send the gardener's to remove the rubbish and leave the flytippers alone. Nothing is being done to help good tenants

No morality whatsoever they are quite happy to leave my father who is 88 without water for days after their so called yearly electrical check and only fixed the problem after numerous calls and a temporary fix at that (still not fixed) raised a complaint with them and was told it would be looked into no response asked the area manager about potential damp issues someone will call you nothing and today called them about the heating not working no response so far all theseissuesare in the last3 months. When you call the office of this organisation they genuinely do try to help and email the maintenance department but that's where the problems lies they either don't care are under staff or just totally incompetent but the residents pay their wages through the rent which they don't seem to have any problems taking every month funny enough

Not even worth one star

Not even worth one starI reported that my fences needed repairing in February 2021, I still do not have a date for them to be repairedI reported a leak in my bathroom in June 2022, I was told to leave a towel on the floor and an appointment would not be made. Subsequently a health and safety audit was conducted at the property and I was told he would report the repair and that an appointment would be made, its nearly October and still no appointment. I am also on a water meter.I was promised that the holes in my stairs would be blocked up properly using fire safety material, this was in May 2022.I keep chasing the place manager Marie Bryce who has subsequently blocked my email address. I am getting ignored now by the repairs team and managing director Andy LomasYesterday my boiler broke and I reported this at 8amIt is now 12.30pm, so well over the 24 hours limit as set out in the tenants and landlords act 2015, and my boiler still is not fixed. I also told the engineer that my radiators are leaking a green substance, he said OK and then just walked out without even looking at it. All of my windows have damaged sealants and as a result even when my windows are closed, my blinds bang against the window because wind is still coming in, I have told them multiple times and there is nothing they can do. Maybe fix the sealant?!I also cannot close my front door properly and the repair man said the door is bowed, but they will not do anything to fix it. You have to fight a battle everytime you need something that is their responsibility to fix to get them to do it. Then when you contact them you get ignored. You make a complaint and receive a sorry but then that's it. Nothing else happens.Oh and their response to everyones review is to contact rhe customer service team. But what is rhe point? They just ignore you!

worst place I’ve ever lived

Offered a property but not allowed to view until the day of sign up, so had no choice but to give notice on previous property as couldn’t afford 2 lots of rent. What a disappointment, the property was filthy, there had been a fire in the kitchen and the charred units had been left up. Very aggressive man in the flat below and as a woman on my own felt vulnerable and not safe but no one at Places for people will get back to me. Had I been able to view this property before sign up I would never have taken it but I also feel they should do something about where they place either vulnerable people or aggressive people.

Be very careful if you’re buying a new house in a new build estate with Sage Housing or Places for People nearby. They do indeed “cherry pick” the tenants they put in new build estates; by picking the worst of the worst. We’ve now got criminals living next to us completely destroyed our otherwise safe and nice area.

Places For People - don't bother

I thought Places For People was a charity to help people but all I have heard and seen makes me very wary indeed. We were offered a house with Places For People via the Homeless Department at Gateshead Council (btw no Council dept will take responsibility for issues with external companies that they recommended to you, just so you know). The house was in a state of disrepair when we were first shown it. Holes in the walls, broken gate, electrical box exposed to tampering (outside the property), door handles missing and finally there was asbestos in the ceilings of both bedrooms! They tested it and told us that it was safe to leave so long as it was 'disturbed' and they just painted over it. We rejected it on the basis of that and the disrepair. But we also checked out the reviews for Places For People on Trust Pilot and were shocked by what we read. It seems that they push people into signing for tenancies (which is what we experienced), we were constantly rung and harassed to sign for the property before it was ready. I am disabled and we asked if we could put carpets in before we moved in, they said no you have to sort that yourself once you've signed for and paid for the property (considering the price they were asking for it you wouldn't be expected to do that in any private rented housing so I don't see why its ok in social housing, especially as we would not be able to do that on our own after we had moved in), they wouldn't remove the asbestos which WOULD have become an issue in future (I reported this to the Council Envl Health Dept as I was worried for future residents being put in this situation or worse lied to or not told about the asbestos) and they wanted us to sign before ALL the works were completed. The pressure and stress we felt at the time was terrible. As soon as we rejected it (thinking it would be classed as one of out Council rejections) we felt so much better. Turns out private organisations like Places For People and the multitude of Social Housing organisations such as Karbon Homes and Choice Based Letting aren't classed as a rejection as they are private companies and not Council homes so you reject as many of these as you like. Housing Officers don't tell you that and actively hide this info from people so that they feel pressured into signing up to the first property that they are offered and to get them off their Council housing Lists as it makes individual Councils look bad. That is a very important not for anyone on the Council Housing Lists out there. Find out for yourself as they will lie to you and put you in unsuitable, dilapidated accommodation just to get you off their list and they have NO scruples about it. Housing Associations and Charities (like Places For People), that provide Social Housing are there to make themselves money and they often up the rent year on year on their properties, they don't take into account vulnerable, disabled or elderly people and just treat them the same as everyone else....one size fits all - which as we know doesn't work for everyone and is not equality in any form. We were quite shocked and disgusted at the way Places For People treated us. I shall no longer recommend them to anyone and in actual fact tell them to keep clear of private housing associations and stick with a Council Property (not that there are many of them going around or available at the moment and the government has no intentions of building anymore either) as people have much more rights in an actual Council Property. Covid is also being used as an excuse for a huge backlog on repair timescales and many housing association residents are being left in properties in a terrible state of disrepair on "repair waiting lists", waiting for vital things in their homes to be fixed or dealt with. They are all still paying full rent too while these private organisations make money off those who are the most vulnerable, have the least money and have nowhere else to go. It's a terrible situation and one I have had my eyes opened up to. So be aware, be very aware and don't be pressurised to sign up with these evil companies and charities making out that they have your best interests at heart. It simply isn't true and they don't exist.

PFP supports drug dealers in their property

After moving out two drug addicts they have now upgraded to drug dealers. Crack cocaine dealers no less. I sent them evidence. PFP refuted it. They have caused anti social behaviour ever since they moved in. Kicking off the front door almost daily. They sell drugs from the doorstep. PFP have been informed but they take no affirmative action. PFP are complicit by allowing people to sell drugs from their property with knowledge and they certainly have it. There are four of them living in a property only allowed to house one person. But all of this is alright as long as they pay rent. PFP is like a drugs cartel. Only run by incompetent criminals.
