DONT BELEIVE THERE WEBSITE which says first come first serve, its compleaty wrong. This property went on 3.50pm and we had submitted our application by 3.51pm. The 2 days ago 2 diffrent admin staff from lettings said it looked good when looking were we were on the list. Just to find out today that we havnt got it. What a waste of my time and effort. I think senior management need to look how tge system operates. If it says first come first serve it should be.

TrustpilotNOISE NUISANCE
we are living in social housing managed by places for people and have made umpteen complains to customer service about noise from neighbours upstairs but they remain apathetic. It seems they want us to shut up and put up with the ordeal. Our mental and physical health has suffered but the authorities remain unavailable and uninterested in resolving our issue. They are dismissive and feel the noise during daytime is legal and they cannot resolve it. For them any noise nuisance caused between 7am and 11pm is normal.I am noise sensitive and suffer from anxiety and disability but this is being ignored. The whole thing again points to failure of these housing association to build flats with good sound insulation.

TrustpilotExisting tenants matter in older PFP housing too
I’ve been a tenant for PFP just over a year now. I find the little minor repairs get fixed like shower switches & new shower etc quite quickly & easily, however any major repairs like faulty windows, damp & mould get repaired as cheaply as possible which unfortunately doesn’t resolve the problem, just masks it. I feel if they can afford to splash out on new build homes they should also make an effort to correctly maintain their other properties too. I did follow their complaints process which I would urge anyone to do as in the end my complaint is still being monitored and some small compensation has been offered so far. However, if they wish to improve, I feel some kind of customer insurance could be offered at a small addition to the rent per month that everyone pays to cover major repairs if there so worried about spending on essential work. Surely this would help cover their costs rather than being taken to court for thousands that in turn puts them out of business. Their other areas for improvement include communication between departments and to customers. However, I feel lucky to have a social house that’s otherwise great. It’s spacious and fairly modern and a decoration voucher was offered at the start of my tenancy for some bedrooms. I just feel it is a shame to let such a nice house go to ruin. So I am going to try my best to look after it and am hoping in the near future the proper essentials repairs ( replaced windows) will be done because I would eventually like to buy the house in the future. Their online portal is easy to use where you can report repairs, pay rent etc too. I find if you can negotiate with them regarding repairs/problems, it’s far better that way. I will continue to monitor the disrepairs and their conduct.

TrustpilotCommunication skills training recommended
If I could leave 0 stars, I would. Since day one, dealing with Places for People Scotland has been a dreadful experience for me as a tenant. Communication with staff is extremely poor, no matter who you deal with. They are not responding to your emails, unless you are chasing them up on several occasions by yourself. When I called Edinburgh office looking to speak with certain person, woman of the phone told me “if Lucy has not given you her phone number, it means you can’t talk to her on the phone”. I have never heard such thing in my life! Maybe if their staff were responding for emails, they wouldn’t have to be chased up. Maintenance is a mess, online portal does not log in jobs on their side, even though you get a confirmation email. Then one is attending and you end up wasting your time. I was given a property in not acceptable condition, for example, massive holes in the walls inside the wardrobe. I’m now waiting 5th day to hear back from the “Void Team” to schedule a joiner to attend. Amy Tait does not seem to understand some of their tenants are working and I need to know ahead when someone has attend. The fact, such basics were missed, says a lot about their standards, on maybe lack of them. Once again, extremely poor communication causing unnecessary frustration. Management does not seem to be bothered with their poor reputation, shame.

TrustpilotPoor performance
We need our kitchen refurbished and an independent assessment agreed, the kitchen was scheduled to be refurbished in 2023, on contacting Places for People, they said that they have 5 years grace which, obviously, they will take advantage of. Not only are they useless at repairs, they have the cheek to put up the rent by the maximum amount.

TrustpilotPfP even show contempt for RSPCA volunteers!
In my previous post I told how I faced four long years of shameless ignorance, duplicity and bullying at the grubby hands of PfP managers in Preston for submitting 'excessive correspondence' complaining about the state of the communal area, the petulant attitude of a manager and the antisocial behaviour of a neighbour. For these shocking 'crimes' my contact with PfP was "restricted" to one person only for a full twelve months.Weeks later I asked two long-time RSPCA volunteers who know me well if they would write a character reference for my upcoming Appeal. They were more than happy to do so and I was genuinely touched by what they had to say about me. None of this made any impression on the arrogant manager who 'reviewed' my appeal. Instead he arrogantly dismissed my pleas while ignoring virtually all the points I made justifying my stance. When my RSPCA friends received no acknowledgement to their character reference letters I began asking why, only to be repeatedly ignored. Then around six weeks later one manager told me they "would not be responding to those ladies" since PFP didn't ask them to write! This is the logic of philistines! Now these two RSPCA women had given many years of their years to helping animals in need of a second chance. Incensed by the way they were being treated I contacted my local Councillor who wrote to PfP asking why they were treating two local RSPCA volunteers so badly. Within days both women received a snotty two-line acknowledgement, but this was more than SEVEN WEEKS after they had first written their character reference letters. While most people regard the RSPCA as an organisation worthy of respect, arrogant PfP managers in Preston do not and believe they have every right to treat such people like dirt. This absolutely TRUE STRUE STORY speaks volumes about the levels of ignorance, arrogance and duplicity among philistine managers at PfP in Preston. So what sort of management treats people like this? A management this is wholly unworthy of the name.In the end I was forced to endure a four-year long ordeal at the hands of Places for People managers in Preston, during which two offers of "mediation" were made only to be later withdrawn and blocked to prevent me airing in a formal setting the criticisms I had highlighted of corrupt behaviour by their own colleagues.Again, what sort of management behaves like this? One that is totally unworthy of the name. After the way I was treated I firmly believe PfP management in Preston need to be thoroughly investigated with the rotten elements, of which there are a number, rooted out and summarily sacked.Alan Scott - a 76-year-old working class man now trying to pick up the pieces of my retirement, four years of which were callously trashed by arrogant PfP managers in Preston.Alan O'Day Scott

TrustpilotAwful housing association
Awful housing association, I had to deal with 6 months of abuse from neighbour across from me. Housing refused to do anything and let it carry on although there was over 50 clips of evidence and police involved saying it was a disgrace housing weren’t doing anything. Absolutely awful association and I’m thinking of taking further action. Not to mention NO repairs get done - 4 years still was waiting for repairs. Bunch of fools that shouldn’t have a job or manage tenants. Every other neighbour in the block been subject to things from this neighbour and they still don’t care, would rather have abusive tenants than nice ones.

TrustpilotRubbish housing association
I have been a tenant of places for people, formally Derwent Living for 7 years. A few years ago my tank broke which caused the water buckets in the loft to flood my property. I've had a new boiler and the tank as been removed from my property, but when I phoned them to ask them for help with replacing the carpet that got ruined in the flood. I got told there was a pot but the pot is now empty and are passing me off telling me it's "accidental damage" I'm absolutely livid and will be taking this matter further with help from citizens advice bureau. Places for people my a**!!Update: I am awaiting a email back from customer care team. I also Emailed Andrew who as helped me in the past. He's talking to the relevant staff then he's getting back to me. I will update once I hear anything.

I am looking to purchase a Place for people built home which is lovely but i would need to add a garage and small rear extension to make enough space for the family and accomodate my mobility needs. all i want to find out is what are P4P's policies when it comes to allowing home owners to do extensions? do you usually say no? do you charge? or are you one of the good guys who says yes you can with some reasonable requests? it seems impossible to contact anyone at P4P and when i do find someone they transfer me to a line that just goes dead! The seller doesn't know much and their deed details are not clear at all. We really, really want to know ASAP and not miss out on this home so I'm reaching out here to Customerfocusteam @ Placesforpeople please can you help? please do not point me to your website as it does not have the answer i am looking for.

TrustpilotMum was left for dead for 4 months.
My mum was placed in Emergency P4P sheltered accommodation. She was found dead in her flat in March 2023 and had been left undiscovered for 4 months. Places for People ignored their safeguarding protocols, doctored emergency pull cord inspection forms, failed to clean her flat post death where we were walking through her bodily fluids, a biohazard. Failed to safeguard my Mum and still fail to answer for it.

TrustpilotWorried about planned merger with South Devon Rural
I am a tenant of South Devon Rural Housing Association in Devon which is planning on merging with PfP. But having read through the large amount of negative reviews (46 % are rated one star only-that`s nearly half of all the reviews on here out of 1082 tenants are unhappy) As I find SDRH don`t have very good follow through already-good at things like a broken toilet but very slow at bigger issues that often drop off their radar, these rather damning reviews from PfP do not fill me with confidence! Both SDR and PfP are both very good at producing glossy magazines telling everyone hoe great they are. But in reality there isn`t always much care for the standards of living of their tenants and usually some CEO and building investors are making a fair packet on building private homes to buy and to rent at far from really `affordable` homes. I say housing associations should focus more on replenishing the social housing stock that got messed up by the Thatcher years and that this should be in the majority. In 2022/23 only 12% of PfP homes were for social rent. That is absolutely minimal. The area I live in Dartington in South Devon-over the last few years has been covered in new builds which proposed an amount of social housing at the first post then by the time they are built these figures were reduced considerably. And they get away with it. Also the terms `affordable` rent and `affordable` homes ca be wildly above what most people can afford. Don`t be fooled by these people who present themselves as advocates of the poor-its basically all about making money for a few and widening the gap i the social divide.

Faceless organisation. Impossible to deal with. They use cowboy workmen who do substandard work and then don't come and fix it. Disgusting so called registered charity, I thought this would be a lovely home, community spirit, absolutely not, no community spirit, no encouragement to create a housing association. My life has been made a misery through many years of anti social behaviour. Bought part buy ownership scheme. Ongoing anti sociable behaviour from approximately 2009. Numerous cries for help through this housing association and 1 young person that I tried to be kind to and be reasonable to where I asked they didn't play football to, advised me to get in touch with David Luff the Housing Manager if there was a problem????????

TrustpilotDo NOT rent from Places for People
I feel the need to leave another review after yet another poor experience with Places for People. Our shower has been leaking for months, it has been reported and we had an email with a repair date of 09/01/2024 between 12:00-5:00pm. I waited in all day, missing a days pay from work and no one bothered to show up to fix it. No one knocked at the door, or pressed the bell and there was no further correspondence from anyone to advise that no one could attend.I sent an email to the address that was given on the repair email to ask why no one came, and when would someone be out to fix it. I had a response to ask what my address was, with no apology whatsoever. I replied with the details they asked for and never got a reply.I missed a days pay, which quite frankly I really can't afford and our water bill has gone up due to the leak in the shower, which now has to go on for longer, all in the midst of a cost of living crisis. Not only this, but our fence has been broken now for nearly 3 years due to the storm we had, anyone can now access our garden and we found out from our neighbour (same landlord, also broken fence) that they replied to him and said they don't have a budget to fix the fences and no one would be out to fix it. Yet they haven't been in touch with us to tell us this, despite us chasing them up several times. We also have another repair for the gas/electric box outside and it has been well over a year for that too, with no one coming out. Despite the services that Places for People provide getting worse and worse, they put our rent up every single year without fail. When we moved in our rent was around £450 and it is now nearly £700, and will go up again soon. I advise anyone to NOT rent a property from Places for People, everytime we ring the customer service staff are rude or flippant, and all this landlord cares about is lining their own pockets. Please be wise and look elsewhere, they are truly awful. No doubt they will reply to this with an apology asking me to contact them via email which will be provided, but what would be the point? They will still put our rent up, they still won't repair our fence, they still haven't repaired our gas/electric box, they still haven't replied to my previous email about no one showing up for the repair, and I doubt they will reimburse my lost wages. Don't be fooled folks, the 5 star reviews are very clearly fake!Edit- It has been almost 2 weeks and I still have had no response about the repair, despite chasing it up!!! I am FURIOUS!

Trustpilotplaces for people socially engineer the situation to suit them
They run some pump in the attic that can be turned on remotely its relative to your flat, you can hear it, sounds like it's running on petrol. They are running devices to play mechanics on tennats.I ran a heat pump for a week, their pump went out of control could hear pistols clacking out of control have footage.Their device pump started to run randomly sounded so dumb its unreal. They must have know as they kept ringing the fire alarm 5 times a day, trying to get it to re bar the pump. They also put 5x aico fire alarms in your flat multisensor, going to a e1000g which apparently is 2g going to some landlords app that tells them when you have set the fire alarm off. It has a daft green led on the fire alarm and it's IBM Quatium optimised it slows yours devices down.I went to sleep every night looking at a dumb green led annoying as hell.
