So basically the customer focus team…

So basically the customer focus team can't even stick to they own complaints procedure. I put a complaint they acknowledged it gave me a case ref number and that's all that's being done should of being stage one now stage 2 however all attempts to resolve this has just failed. Really bad experience overall I've emailed them Twice this week and even replied to one of they emails which was totally irrelevant as the person couldn't be bothered to even look at the complaint and went off topic it's being nearly a month now

CRACK HOUSES FOR CRACKHEADS

THE TITLE ON OUR WEBSITE SAYS "PLACES FOR PEOPLE". BUT OUR REAL TITLE IS AS ABOVE. WE PUT SOME CRAP ON OUR WEBSITE ABOUT COMMUNITIES. BUT IN ALL HONESTY WE HATE EVERYONE. EXCEPT JUNKIES. WE ABSOLUTELY LOVE JUNKIES AND DO ALL WE CAN TO SUPPORT THEM. IF YOU'RE LOOKING FOR A PLACE TO LIVE. RENT FROM US. WE WILL RENT YOU A PROPERTY THE RSPCA WOULDN'T EVEN DEEM FIT FOR AN ANIMAL. WE ABSOLUTELY HATE WORKING PEOPLE, DISABLED AND THE ELDERLY. IN OUR EYES THEY ARE ALL SCUM. IF YOU'RE ELDERLY, COME TO LIVE IN ONE OF OUR SUPPORTED COMMUNITIES WHERE WE WILL LET YOU DIE AND YOUR CORPSE ROT. IF YOU'RE DISABLED WE WOULD STEAL THE WHEELS OFF YOUR CHAIR, JUST BECAUSE. AND IF YOU WORK, JUST GET TO WORK, GIVE US YOUR MONEY AND SHUT YOUR MOUTH. SHOULD YOU HAVE THE AUDACITY TO MAKE A COMPLAINT, FIRST WE WILL SWITCH IT ON YOU TO MAKE YOU FEEL UNCOMFORTABLE. AND IF YOU THINK THE GOVERNMENT IS BAD. WAIT TIL YOU GET A LOAD OF US. IN SHORT. COME AND LIVE IN ONE OF OUR PROPERTIES YOU SCUMBAGS. SO WE CAN EXERCISE OUR MANTRA "WE HATE YOU. GIVE US YOUR MONEY. NOW F@CKOFF YOU MUGS."

Places for Problems

Criminals that prey on the vulnerable and only care about money.Long term tenant, lived in many different types of properties they offer over the course of 10 or so years and I'm not exaggerating when I say that EVERY chance they get to let you down, they'll take it and then gaslight you to cover their own backs. Notice all the copy and paste "Thanks for your feedback let us know if there anything we can do" rubbish. They could not care any less. They make everything difficult for absolutely no reason other than a lack of empathy and professionalism and their complete incompetence. Yet if you ever need to pay them money for whatever reason they're like the flash and sonic combined, it's all hands on deck, no waiting around with quick and effective communication. I've had better experiences actually being homeless. I also noticed that most of the positive reviews on here mention workers by name, leading me to believe that they do play favourites and pick and choose who to help. In fact when I googled PFP repairs there was a page above the official PFP website stating something along the lines of "PFP ignored you? We can help"What does that tell you?Red flags are constant with these guys They're just shady all round tbh. DO BETTER

Would give zero but can’t .Our rented…

Would give zero but can’t .Our rented house was built in 1950’s and has been our home since 2006 when I moved in I became aware of numerous issues such as black mould ,ground subsidence due to old clay pipes under the house cracking and leaking ,sewage coming up in toilet .The toilet was covered in thick slimy mouldy cork floor tiles and had to be scraped off the floor by myself while holding back the nausea .The house was filthy and almost uninhabitable when I moved in.Home Group ripped out the woodworm kitchen and replaced some of the crumbling plaster in the worse rooms expecting to do the rest over the coming years but over the years our tenancy has been transferred to three different landlords and in that time we have been made responsible for more of the repairs in the property and such as we are now responsible for the outside shed which is built of asbestos and concrete ,all fences on the property as there are disputes about who is responsible and we have a small dog so we end up bearing these costs for our neighbours too who own their homes and don’t care when the fences come down as they are so used to our rental property being responsible. The fences used to be repaired in our first tenancy by Home Group. The bathroom ,kitchen and state of the house is terrible with nothing ever being updated unless we pay to have it done and then we are told if we put in a new kitchen ourselves Places for people will not maintain it any longer so the cost of any repairs would be ours too .So we have bubbled old mdf cupboards that are 20 years old and covered in dc fix in an attempt to make them hygienic and presentable .Our back door and front door no longer lock or open or seal properly and the list goes on .In all the years of paying our rent in full with a bit extra in credit we have never had any maintenance or modern upgrades done to the house by any of our landlords since Home Group transferred it to Derwent Living who transferred into Places for people …it currently has black mould in every room, old sharp rusty faucets on the sinks that cut your fingers and are loose and wobble when you turn the tap,Falling apart gates and external cracks in the concrete due to water and drainage issues ,rusting ancient interior radiators plaster falling off walls, dare not remove wallpaper as plaster comes with it ,solid cast iron down pipes externally that are working loose off the walls ,and one actually did come loose and we managed to get it fixed before it fell down doing whatever a 20ft cast iron pipe does(a serious injury or a lot of damage) near our front door.it had zero garden fences and the garden was filled with broken glass and burnt rubbish but we spent years doing tip runs and making it pleasant and pretty as for our landlords who profit from our labours …In short we do not hear from Places for people other than to tell us about rent increases and interestingly they even charged us a “communal gardening charge” as additional fees the last two years on top of our weekly rent so they can get around the government controlled rent percentage,…but we are still waiting (for over a year now )to see our communal garden service do our front and back garden as we are apparently paying for such a service and The house is stand alone 3 bed detached and not in a communal garden at all or any where near one. We have asked for disabled handles on the door and been refused and told we must do it ourselves but we may not drill into the wall to do so …. So unsure how to proceed without drilling we went back to the drawing board. We feel let down ,ripped off and worse as if our families health has been affected negatively for 17 years .my son was born in this house and has struggled with asthma and breathing his whole life ,using steroids and the two inhalers daily .We all struggle with chest and skin conditions .We feel like so many others in the reviews I have read that because we need to rely on social housing we are treated as less than human and have no rights to speak of as compared to those struggling with private rent costs we are seen as “fortunate to pay the government controlled rent” at the cost of our health and wellbeing…but at least the private landlords can be held to account for providing sub standard housing or even taken to court for not dealing with repairs .and I seriously do not think they would get away with making their tenant responsible for fences sheds ,outbuildings that were up and past their “sell by date “when the tenant moved in. Just to close this long list my husband spent his weekend off work with drilling out the ancient rotten front gatepost so we could close the front gate .Why … because the ancient gatepost could not withstand one more slam by the postman ! It did do well though as according to one of my neighbours it had been in since the 1980’s!

DO NOT DESERVE TO BE IN OPERATION

DO NOT DESERVE TO BE IN OPERATION I have been bullied, stalked and harassed by my neighbour for three years. Because he has Schizophrenia, places for people are allowing him to carry on, despite being told by the Nottingham City Council ASB Community trigger team that they should be issuing an injunction. That advice was given 9 weeks ago and still no axfjon has been taken.Meanwhile I have to sit and listein to a tumble dryer recording being played through my neighbours TV every evening that I sit in my front room until I leave. A neighbour is witness to this and has verified he can hear the noise and that the noise gets louder as the evening progresses or as I turn my TV up to drown him out. He has threatened to throw a very sharp axe at me but is still allowed to keep weapons and cross bows in his flat. He blocks the communal underpass so I cannot walk through. I have had three years of this and my mental health has declined. They do.not care. They think I am in the wrong. I quote one of thr tenancy enforcement team members "Yes he does have issues so why don't you just move"HE IS THE ONE WITH ISSUES. HE SHOULD BE MADE TO MOVE

PFP. CRACK HOUSES FOR CRACKHEADS & DEALERS

CRACK HOUSES FOR CRACKHEADS. This is the unofficial title of Places for People. According to area management (PFP asked me to amend my review rather than name them so we shall) "It is important that we support perpetrators". She actually wrote this in a response to a complaint. They let the drug addicts move back in after they've been renting their flat out fraudulently. PFP could have had them charged with a criminal charge and force the courts to re-emburse them for money made for renting the flat. But as ever they look after the criminals. Supporting them when they cause anti social behaviour and are either out shoplifting or in smoking Crack Cocaine. Bringing Crack Cocaine dealers to deal at the property. Dealing on the front door step. Then they lie constantly when in reality they do everything to support drug use and drug dealing in their properties. They've been supporting Crack Cocaine and Heroin use and dealing in my building for four and a half years now. There is something wrong with the people in management of this company because it's not just one or two of them. It's all of them. They absolutely hate tenants. This organisation is corrupt to the very core. Stay away at all costs.LAST NIGHT I WAS KEPT UP ALL NIGHT BY THE CRACKHEADS COMING AND GOING AND THEIR DEALER OPENLY SELLING CRACK FROM OUR GARDEN. SO KEEP YOUR COMPULSORY RESPONSE. PLACES FOR PEOPLE SUPPORTS DRUG ADDICTS AND DRUG DEALING ON THEIR PROPERTIES. UNDER THE MISUSE OF DRUGS ACT 1971 SECTION 8 ITS A CRIMINAL OFFENCE TO KNOWINGLY ALLOW YOUR PROPERTY TO BE USED FOR CRIMINAL ACTIVITIES. PLACES FOR PEOPLE KNOW THEIR PROPERTY IS BEING USED TO DEAL CRACK COCAINE FROM YET THEY WILLINGLY ALLOW IT BECAUSE THEY ARE CRIMINALS THEMSELVES

Places for ( profit) people doesn't…

Places for ( profit) people doesn't deal with complaints because they believe they don't have to answer to residents or authority. I have lived in my home for 2 1/2 years and have never had a satisfactory reply to my complaints, queries or questions. Trying to get passed the call centre is near on impossible, I haven't had any safety checks on my electric supply or fire alarm system in over 2 yrs. My share off communal gas and electricity plus my home electricity is £170 + per month. The complaints department is internal, so that means biased. Everything they do is on the cheap,. I have so much to say but eviction is always a threat.

Disgusting and shameful company! - toxic/ deadly mould in almost every corner of the house, leaking bathroom fluids from flat above, nightmare neighbour who throws trash in our front and back garden and is disruptive at early hours of the morning constantly. - Damaged recent renovation with faulty building and unwilling to help repair and fix, stay away and if possible would be great if they could face legal consequences for their neglect and incompetency!

Stock response received from MG

Got stock reply from places for people to my previous review of places for People advising me to contact their customer focus team. I have emailed the customer focus team over the past months and received no response, so not really customer focused at all. As in my previous review of this shambles of a housing association with incompetent and corrupt employees they are protecting my nuisance neighbour as she is also a Places for People employee. I have raised the issue of them being totally bias in favour of my neighbour yet they insist they are nor, this is despite all the evidence I have regarding my neighbours anti-social behaviour that breaches her tenancy agreement. They have attempted to bully and intimidate me and one employee, a tenancy enforcement officer (initials CS) actually threatened my tenancy, I think he believed this would shut me up, but that sort of action won't work. An area manager, (initials DS) has blatantly lied to my face and also on documents sent. My former Place manager, (initials JR) totally blanked me despite being told by other staff members that he must contact me. My new place manager,(initials GD) seems to be as much use as his colleagues. He appears to pay lip service to the customer, telling them what actions he will take regarding issues reported then goes away and does nothing. He actually had the nerve to suggest that I move to a new property, but as I explained to him, that's Places for Peoples way, move the victim and leave the perpetrator in their property to do exactly the same to the new tenant. Disgraceful treatment from an association that has a duty of care to ALL their customers and not just to a tenant that also works for them. Places for People should be ashamed. The only option for me is to escalate this to the CEO of Places for People, Greg Reed, also to the housing ombudsman, my MP and the independent complaints panel. I will post another review with the results of me taking this action.

Disgraceful housing association

Disgraceful housing association. Corrupt housing team at South Rings Preston. Been reporting anti social behaviour from neighbour in flat above me for approx 10 months and still no action taken. Noise nuisance, threatening and intimidating behaviour from tenants partner. Sent in numerous audio/video recordings of the noise nuisance, tenants unacceptable behaviour and her partners behaviour, also provided police log numbers yet the anti social behaviour continues. I have not been able to sleep in my bed since June 2023 and must sleep on my settee as this is the furthest point away from the main area of noise nuisance. The neighbour has no carpets down, though it states in places for peoples noise matters leaflet that tenants in an upstairs property must lay carpets. The tenant enjoys stomping around on the uncarpeted floors and having her dog chase things around the property. All done to cause nuisance and annoyance. The tenant blocks a shared access gate with her car to prevent me from getting my bins out. She allows her dog to roam freely in a shared garden therefore preventing me from accessing this area. I have repeatedly inform places for people that her anti-social behaviour is having a negative affect on my physical and mental health and that the police have referred me to the mental health team and put a marker on my flat due to them classing me as a vulnerable tenant. All this has been reported to places for people but they are simply not interested. The reason they will not take any action against this nuisance neighbour is because she is actually a places for people employee and her colleagues are protecting her. She receives preferential treatment getting services provided quicker by going straight to her colleagues at South Rings Preston. She receives services that are not available to everyday tenants. I have asked my housing team to lock my account as as she is an employee then she has access to it so can see what I am reporting, this has not happened and she still has access to my account, absolutely disgusting that a tenant can access another tenants account. I have reported her for data protection breaches but again they are not interested.Places for people do not adhere to their own policies and procedures unless it suits them. And with this nuisance neighbour they are ignoring the terms of her tenancy agreement. My previous Place manager totally ignored my reports and would not contact me. I now have a new place manager who I have met with. He it seems is going to be as useless as the rest of them as he told me what he intended to do and then went away and has done nothing despite him having access to the audio/video recordings I have.I have more than I can stand so I have decided to bypass the incompetent housing team and go direct to the CEO. Let's see what he does about all of this, most probably nothing as in my experience the higher their salary then the less they do.If you are thinking of taking up a tenancy with Places for People then seriously be warned, think again unless you want a life of misery just like my life is at present.

Easily the worst housing management…

Easily the worst housing management I've ever had to deal with...I want to make it clear at the outset that I am a 76-year old working class man and lifelong manual worker who has been treated appallingly by extremely arrogant Places for People (PfP) management in Preston. My ordeal began when I complained about the sorry state of the communal area which resembled a junk yard and the petulant attitude of the scheme PfP manager. Weeks later I had to make a further complaint about the aggressive, foul-mouthed behaviour of a neighbour. I also reported the incident to Greater Manchester Police who logged it as a "public order offence".Thankfully I managed to capture a digital audio recording of the incident as proof and my foul-mouthed neighbour was subsequently warned in writing about his antisocial behaviour.Bizarrely, days later, in January 2020, I was notified in writing that my contact with PfP had been “restricted” for a full twelve months! What had I done to deserve this? I had sent 'excessive correspondence' about the above issues. Worse came weeks later when another PfP manager dismissed my Appeal. It was at this point I began to realise I was dealing with a corrupt clique determined to shut me up and 'put me in my place'.Although management had failed to give me any warning prior to the restriction being imposed, the Housing Ombudsman ruled PfP had not breached their complaints procedure. The Ombudsman granted two moral victories however when they criticised PfP management for sloppily written correspondence sent to me described as “unclear” and for ignoring my repeated requests for a copy of PfP's behaviour policy.I continued my fight for justice however when a senior manager relented and offered me “independent mediation” in the hope of resolving matters. This couldn't be arranged at that time however due to the global Covid pandemic and UK lockdown but another manager agreed in writing he would arrange this when Covid restrictions were lifted. This was a lie. This individual subsequently left PfP without informing any of his colleagues about the mediation he had agreed to arrange. Claiming too much time ("six months") had elapsed another manager then blocked this independent mediation. The fact that this delay had been caused by the Covid pandemic and lockdown from March 2020 to around the summer of 2021 meant absolutely nothing to this dim-witted apparatchik.I continued my fight for justice when in May 2023 when another manager offered me what she described as a “mediation process”. Incredibly this second offer of mediation was later blocked on the basis that complaints can't be heard after "six months". The crucial point to make here is that when this mediation process was offered to me the manager concerned fully understood that my complaints arose out of the appalling way I'd been treated three years earlier, between Jan-November 2020.The truth is both offers of mediation were blocked because PfP management could not allow the appalling way I'd been treated to be discussed in a formal setting. I say this because at no point since this dispute began in January 2020 have I been given any opportunity to make my case in a proper setting. While PfP literature falsely claims to be on the side of tenants and encourages tenants to complain via the complaints procedure, as I did, the reality is its a cynical trap designed to frustrate and wear down the complainant. I say this because since this dispute began over four years ago (in January 2020) I've cynically been passed from one manager to another, EIGHTEEN MANAGERS IN TOTAL, in the hope that I would tire and abandon my fight for justice.Take it from me, worthy pledges set out in PfP's Together with Tenants Charter aren't worth the paper they are written on. This is a document that pledges “Relationships between residents and housing associations will be based on openness, honesty and transparency. Residents will have simple and accessible routes for raising issues, making complaints and seeking redress…and receive timely advice and support when things go wrong.”As this wholly truthful statement shows there's absolutely no truth in this and management know this perfectly well, enabling them to treat tenants as badly as they damn well please. I know from bitter experience and with four years of my precious retirement callously trashed by PfP I will never ever forgive them. Never!I am now fighting back on my own terms and have sent scores of copies of a document I've produced to numerous individuals and organisations across the UK exposing Places for People management in Preston as the arrogant, shameless bullies they are. I've had some very good responses too.Alan O'Day Scott

Where do I start

Where do I start ? I am 70 years old. Wanted a social housing flat for my future. What a mistake, I moved into the flat 04/08/2023 from the first day the living room was damp, I had asked the woman who showed me round if the wall was damp, she assured me it wasn't .Since then and still on going I have been fighting to get it done. I got the OMBUDSMAN involved ( which I strongly advise to all you people ) but it is still not done . Will update
