David was very helpful with the situation. I was a tenant where the landlord sold the property I was living in and the buyer wanted vacant possession . David was able to help aid me in being able to move out of the property to make sure the sale of the property could go ahead.
Hi Claire, thanks for the kind review and your cooperation at what was a challenging time for you and your landlord. I hope all goes well in your new home and for your future. Best of luck. David, Harpreet and the NatRes team

Sold with tenant in situ
I sold my 3 bedroom house with the tenant in situ through National Residential. I accepted a fixed price offer of £300k and they achieved a sale price of £310k. The sale was made in September 2022 and completion was in late January 2023. I had to provide details of the previous conveyancers for the previous sale and purchase of the property in order for the legal issues to be addressed. I had to collate and resend numerous documents relating to the property to the estate agent before completion. However, finally the sale was successfully achieved.

Well respected establishment
The staff…. Absolutely! They make even a new landlord taking over a building seamless as it can possibly be for the current tenants.Reviewing the building thoroughly and making the building good. as it should have been for the tenant! Always, if they can’t speak when you call all of them contact at their very earliest convenience! Brilliant at keeping you up to date with what is occurring making it so much easier to not worry about your position in the building being re sold to someone else too being a current tenant. It’s such a delight to have a management company and a landlord who take pride in appearance, politeness and can still integrate personal communication skills too. They take on trustworthy landlords who are understanding and sociable who also act quickly upon any faults or concerns. I would recommend this company as a perfect establishment to either sell with, hold a rental tenancy with or seek letting management from. Repairs are taken seriously and dealt with quickly as is information they need they ask and give enough time for you to gather
Hi Gemma (tenant). Thanks for your kind review and we are glad we could help you. You were a great tenant and worked with us to find a win-win solution to help you and the other tenants transition to the new landlord and resolve a very difficult situation for the vendor who simply needed to sell and had challenges maintaining the property as you described. I hope all goes well. Many thanks, Rachel and David

CORRUPTED SCAMMERS
Very unprofessional from day 1.1. Win Auction with final bid price - they force you to offer higher amount or you lose (scam - Tom)2. Frequently call & contact you until pay them deposit of £2500 or 1% of property if higher than it (illegal lock - Tom)3. You will be forgotten for weeks if not months4. Rotten property that are unfit for mortgage (rejected for lending offers - Abbie)5. Countless accusation and misleading information by text, email for deposit loss (threats - Abbie, Tom, Rachel (manager))6. Irresponsible of their actions and very incompetent7. Full of lies and circle of corrupted people8. They recommend you people to cover their shady work9. Property has never been open for viewing10. Survey company couldn't evaluate the property due to their lack of coordination 11. Out of the blue, after 5 month of the buying process, they sent an email that says landlord has breached the contract.(Abbie)Very shocked for wasting our time and legal people around us. No compensation or alternative solution, they just avoided us after all what they did and refunded the deposit.Be careful and stay away before becoming their next victim.Avoid at all cost!
Hi Pina,We are sorry to hear of your experience, however would like to share with our customers the details as we worked extremely hard to do everything we could to assist you:1. You purchased a property from us through a Modern Auction and paid your £2500 deposit on 30/08/20222. Your terms are to complete in 56 days but unfortunately, you withdrew after valuation as there were some issues identified with the roof costing circa £5000. We successfully negotiated with the vendor to carry out these roof repairs with our trusted building contractor and saved the sale for you.3. Our terms state that if structural issues such as this roof issue are discovered on survey and importantly, that the vendor agrees to conduct these repairs, then purchasers are required to complete their purchase. It also states that if the vendor does not agree, the deposit will be refunded. In your case the vendor agreed to carry out the repairs and you agreed to this price reduction/repair on 23/09/20234. We were disappointed therefore to hear that, after many weeks passing, you did not agree to continue with your purchase, informing us that you needed to get an alternative mortgage and you and your mortgage broker insisted on the vendor carrying out the roof repairs without your first agreeing to continue with your purchase.5. You subsequently agreed to apply for a new mortgage and your broker notified us on 03/11/2022 that your new application was submitted. Whilst this was a 6-week delay, the vendor paid and instructed our contractor to carry out the repairs.6. During this intervening delay period, and each month since, mortgage interest rates were increasing rapidly, costing the vendor substantial increases in mortgage repayment costs and the vendor was losing faith that you would complete due to the delays. It was very unfortunate that on 16/01/2023 the vendor advised us that they had completed the roof repairs but had remortgaged their property to take out a fixed rate and therefore removed their property from the market.7. We ascertained the vendor had started the remortgage process back in November without advising us. 8. We informed the vendor that by not disclosing to us their decision to remortgage (after agreeing to carry out repairs and continue to complete their sale with you) and subsequently cancelling the sale, that this was a breach of our auction terms and that they owe us our fee as per our terms.9. This was an extremely frustrating situation for both of us. Our team did everything they could to get the roof issues resolved for you, and the sale completed. As this was an unavoidable situation, we refunded your deposit. We have also gone further and would like to refund any broker fee, valuation fee and search fees you have paid. We hope this helps, as we're extremely committed to a great customer experience even if sales don't work out. We've reached out, but do feel free to additionally contact us via any of the channels below:E: info@national-residential.co.uk or call us on T: 01244 341066.

Hi Nicki (tenant). Thanks for your kind review and we are glad we could help you. You were a great tenant and worked with us patiently to find a win-win solution to help you financially so you could move to a new home and enable the existing landlord to sell to a buyer who needed vacant possession. We were able to agree share the costs from our fee with your existing landlord 50% each to provide you with a 6 months rent advance you needed to pay your new letting agency to secure your new rental property. Good luck with your new home. Many thanks, David and Rachel

I had a similar experience as a tenant…
I had a similar experience as a tenant to a previous reviewer. Our landlord promised us they were selling to another landlord and so did Tom the manager at national residential. Tom made us accept viewings at the height of covid even though that could be damgerous. He said they were selling to a landlord. Then suddenly we were section 21ed. One of the people who viewed the property were buying it to live in it. Tom had lied to us to gain access to the propeerty and put my familys life at risk of covid. The best thing i can say about Tom is that he is the lowest type of human being. He is not to be trusted
Hi and thanks for your review. We are acting in the best interest of landlords to get them the best price for their property sale so they can sell and resolve their pressing issues. At the same time we work work tirelessly to find a new landlord who will hopefully keep the existing tenant. At least 50% of the time we are successful and finding landlords to keep tenants. However, this is not possible all the time for many reasons such as: (a) the rent being paid is too low or (b) the price the vendor needs to sell can only be paid by a purchaser who wants the property as their home as landlords’ bids are too low. On those occasions we are either unable to agree a sale or else we do agree a sale and must follow the correct section 21/8 eviction process to provide vacant possession. You will note however, that on the occasions were we serve notice we also offer financial incentives to assist tenants find alternative properties so the property sale can complete quickly as the court process can take 8 months. We pay tenants all the time from our fees to assist in viewings and take photos/videos to help us get the sales and prices we need to sell to other landlords but if we have no alternative to ask tenants to leave we pay tenants financial compensation to surrender their leases sooner and avoid courts, the money we save on legal fees to pay solicitors to go to court for evictions we pay to the tenants instead. We also work with tenants to help them find and secure new properties such as providing references with councils and paying letting agents rent and deposit up front. No other agent does this and we are exceptionally good at negotiating win-win solutions. Thanks for your feedback. I do appreciate it and we strive to improve and go further in our endeavours to help tenants through these challenging times. David (Director)

I was a tenant in a property sold last…
I was a tenant in a property sold last year. Tom lied to us to get viewings done at our property even though we were the legal tenants. Him and our landlord wanted us to vacate the property illegally. Luckily we cut off all communication and two weeks later Tom was forced to sell to amother landlord . Do not allow national residential in to your home. They will try and pressure tenants into leavibg even though this is against the law.
Hi and thanks for your review and I would welcome to know which property this related to and resolve any complaint you have. Please drop me an email: david.coughlin@national-residential.co.uk with your details. Our company specialises in helping landlords sell tenanted properties. It is our clear role to help landlords sell their properties and we have no option but to contact tenants and gain their cooperation to help sell. We recognise the stress this causes so we go above and beyond to help tenants find a win-win solution as we know this will be a very unsettling time for them. For example, we pay tenants £25-50 to carry our block viewings. We also aim to sell to other landlords who will keep tenants on. However, should that not be possible, we follow all the correct Section 8 and 21 procedures when required through specialist solicitors. However, when a landlord needs to sell with vacant possession, we seek to agree a financial settlement and assistance for the tenant to leave voluntarily if possible. Rather than pay solicitors and courts to go through eviction procedures, we look to pay the tenant instead. We therefore pay tenants and follow all correct legal formalities but also work best we can to get their cooperation in the saleI am a portfolio landlord myself with 100 properties and my business and team have learned how to treat tenant sales the best way possible as otherwise we would not sell them. I have trained my staff and put in the systems so e are successful in this endeavour. No other company goes further and to the lengths we do to help tenants when landlords sell their properties. However, I am very happy to investigate your complaint personally with Tom and see where we may have gone wrong this time? Many thanks, David (Director)

Bad experience, avoid at all costs. A company run on lies.
I've had the worst experience with National Residential, purchasing my first property. Abbie was absolutely amazing, she deserves a raise, always kept me updated on everything and even referred me to really good solicitors. The process was quite fast, it seemed rushed and there were a lot of issues. I called to place a bid and was told they've been offered a higher price and if I agreed to pay them higher than what they were offered, I did. I viewed the property, it looked alright as all the issues were covered up, I placed a non refundable deposit of £2500. I viewed the property again when it was empty and I saw that there were multiple things wrong, a whole in the roof of the house, a leak in the bathroom, causing some damage to the kitchen ceiling, I spoke to the manager Tom and was told that these issues are not that big, and he said that he rushed to sell me the property in the first place and then now he can try to discount me on the price, however this was done after all the mortgage paperwork from my end, so I was stuck in a hole, I had made multiple payments for this to go ahead. Later on after some calls I managed to get £7000 discounted, I received the keys a few weeks later, the previous tenant had torn the place apart, taken a lot of the things that were included in the sale, and he had even told me how national residential had paid him £5000 to leave. A few weeks into the property the kitchen ceiling (bathroom floor) was leaking and the whole ceiling collapsed. Most reviews here are paid, I was initially paid £30 to leave my review but they're all lies.
Hi Jaz - thanks for your kind review. The team very worked hard at getting this one completed. We had to agree to pay the tenant £5,000 to leave voluntarily so as to provide you with vacant possession. The vendor was happy with this and hence win-win for you, vendor and tenant. Good luck in your new home. Thanks, David and the NR team

Countless accusation and misleading information by text, email for deposit loss6. Irresponsible of their actions8. Sometimes they recommend you people to cover their shady workBe careful when dealing your case.
Hi Filippo, this is unfair and inaccurate. You have agreed to purchase a property at modern auction and usually properties are ‘sold as seen’ at auction. However, your survey identified issues with roof and the vendor agreed to do those repairs, and our terms are that if the vendor agrees to pay for those repairs, you will complete your purchase. The vendor is happy to complete these works, but it will cost them circa £5,000 and your part of the agreement is to complete your purchase at the agreed price once these works have been carried out. The vendor obviously wants reassurance from you that you will complete your purchase and if you provide that they will complete these works. . Please deal with Tom Bates our sales manager on this matter

You only find out how good a company is when things don’t go to plan. My sale should have been straightforward but it was anything but. Nat Residential helped every step of the way. Even contributing some of their charges to ensure the deal finally went through.
Hi Clive, thanks for the review. We had to sell your property twice and extend the lease. Thanks for your perserverence! Good luck for the future. David and the NR Team

Tough going but maybe worth it?
Near impossible to get an initial viewing of the property and was eventually (after relentless phoning and promises (by the male receptionist) for calls to be returned but never were) was shown around by a lovely lady but who unfortunately couldn't answer a single question as she was a third party agent. Selling team not great at comms (potentially an under-staffing issue?) with me or with each other and I had to email often to ask for updates as they didn't come willingly. Abbie was the lifesaver who really came through at the end of the sale, so thank you Abbie (she needs a raise). David was quick to respond when the others didn't. Overall - A LOT of effort but a cheap house to be had if you don't mind paying the extortionate £6k fee and prompting most of the comms yourself.
