Recently bought a tenanted property through National Residential. The viewing process was easy, communication by text was also easy. Tom helped negotiate on the property and have a deal agreed pre auction. Once agreed Rachel was the real star, the terms were 56 days but I wanted a 28 day completion; she chased both solicitors, helped them with queries and updated me throughout the process. Without her it wouldn’t have been as quick. Finally there are no large auction fees like previous auctions I’ve bought from. I’d 100% recommend and buy through national residential again.

I’m sorry you feel this way, but for clarity, particularly for prospective clients reading, your review does not reflect what occurred.
We introduced a buyer and progressed the sale until it was confirmed by multiple lenders, your own solicitor, and a specialist surveyor that the lease contained a ground-rent defect which made the property unmortgageable. This issue was not apparent at the outset and is the reason the buyer withdrew.
With your full agreement, we then worked extensively with Estates & Management, your solicitor, and the surveyor to identify the lowest possible cost solution to resolve the lease and ground-rent issue. Those steps were taken at our expense, with the intention of enabling a resale.
At your request, we also arranged the LPE1 pack, valuation advice, and updated searches to help speed matters up once the issue was resolved. These costs were paid by National Residential from our own funds to protect the prospect of a successful resale.
You subsequently chose to withdraw from the agreed plan and rent the property without providing contractual notice and without reimbursing the costs we had already paid on your behalf. The invoice referred to reflects those unrecovered costs and the terms of the agreement you signed.
We acted transparently, in good faith, and with the intention of achieving a successful sale despite a hidden lease defect. While we regret the outcome, we stand by how this matter was handled.

GoogleI was a tenant in a property sold last year. Tom the manager colluded with our landlord to try and pressure us to leave the property by convincing us to have viewings of the property by people who wanted to live in the property. He thought that we would leave the property ourselves when we had every legal to remain. Even though forcing tenants out is illegal.
Luckily we cottoned on to what tom and the landlord were up to and we cut off all communucation with national residential.
Two weeks later Tom is forced to sell to another landlord as he would miss out on his commisssion. It says on their website they have lawyers who can convince tenants to leave.
My advice to tenants is do not trust Tom and the rest at national residential. They will try to force you out to make a quick dollar. He would sell his own grandmother out to make a quick buck.

GoogleNear impossible to get an initial viewing of the property and was eventually (after relentless phoning and promises (by the male receptionist) for calls to be returned but never were) was shown around by a lovely lady but who unfortunately couldn't answer a single question as she was a third party agent. Selling team not great at comms (potentially an under-staffing issue?) with me or with each other and I had to email often to ask for updates as they didn't come willingly. Abbie was the lifesaver who really came through at the end of the sale, so thank you Abbie (she needs a raise). David was quick to respond when the others didn't. Overall - A LOT of effort but a cheap house to be had if you don't mind paying the extortionate £6k fee and prompting most of the comms yourself.

We communicate with clients by SMS, email and WhatsApp. Usually, messages are replied to same day but apologies if we did not come up to the mark. In your case you wanted to buy the property vacant so we had to manage the tenant to leave and that created challenges which we eventually overcome. The buyer’s fee is not charged on all sales as we offer different price options to sellers. However, where we do charge buyer fees, buyers just factor this into the price they pay, and we will work as hard as possible to get properties completed and over the line and we were successful in your case. GoogleI've had the worst experience with National Residential, purchasing my first property. Abbie was absolutely amazing, she deserves a raise, always kept me updated on everything and even referred me to really good solicitors. The process was quite fast, it seemed rushed and there were a lot of issues. I called to place a bid and was told they've been offered a higher price and if I agreed to pay them higher than what they were offered, I did. I viewed the property, it looked alright as all the issues were covered up, I placed a non refundable deposit of £2500. I viewed the property again when it was empty and I saw that there were multiple things wrong, a whole in the roof of the house, a leak in the bathroom, causing some damage to the kitchen ceiling, I spoke to the manager Tom and was told that these issues are not that big, and he said that he rushed to sell me the property in the first place and then now he can try to discount me on the price, however this was done after all the mortgage paperwork from my end, so I was stuck in a hole, I had made multiple payments for this to go ahead. Later on after some calls I managed to get £7000 discounted, I received the keys a few weeks later, the previous tenant had torn the place apart, taken a lot of the things that were included in the sale, and he had even told me how national residential had paid him £5000 to leave. A few weeks into the property the kitchen ceiling (bathroom floor) was leaking and the whole ceiling collapsed. Most reviews here are paid, I was initially paid £30 to leave my review but they're all lies.

Hi Jaz, you purchased a property through a modern auction. Properties are sold through auction because the vendor wants a quick certain sale. Properties may not be in the best condition, or they are tenanted and this is reflected in the price and why the vendor chooses an auction sale. It’s up to you as a buyer to view the property and get whatever surveys you require for your due diligence to determine the price you subsequently want to pay? You make your offer based on your own due diligence. We are simply the auctioneer instructed to get the seller the best price. In your case, after you agreed a price, you then wanted a reduction and we obtained that for you but you are still unhappy with that and now it seems you believe it is also our responsibility for the property after you purchased it? That’s not how it works. Buyers purchasing at auction at a discount cannot hold the auctioneer responsible for the condition of the property they purchased once they have purchased it at a price reflecting its condition. You have to take responsibility and accountability for your own property investment decisions just like everyone else. Thanks David

GoogleI engaged National Landlord to assist in selling my tenanted property. The team was generally pleasant to work with. However, they were unable to complete the sale. Their business model requires a minimum profit of £10,000 per transaction. When the auction concluded with a highest bid of £5,500, they chose not to proceed with the sale. Instead, they continued scheduling viewings in hopes of securing a higher offer, which ultimately did not materialise.
After eight weeks, I decided to terminate the contract, as stated in their terms and conditions I could do. What I wasn't initially aware of was a clause stating that any individual who contacts them regarding the property even without attending a viewing is considered their client. If I were to sell to such an individual, I would be liable to pay National Landlord £10,000. This condition is detailed in the full terms and conditions, accessible via a hyperlink in the contract a detail that can be easily overlooked.
Additionally, they placed a notice on my property that impeded the sale process. When I listed the property with a new agent, it sold within two weeks. However, I had to provide evidence that the buyer had not been introduced by National Landlord. Initially, this situation caused significant stress due to a lack of trust. Once I substantiated the buyer's independence, they removed the notice with out delay.
This account isn't intended as a negative review but rather to highlight aspects I wish I had been aware of beforehand.

Our role was to market the property under a sole selling rights agreement, which included an agreed minimum sale price and standard protections relating to buyer introductions. When the auction bid did not meet the agreed terms, we continued marketing in line with the contract rather than proceeding at a level that would not have achieved the agreed outcome.
Following termination of the agreement, we provided a written list of all buyers introduced during our marketing period, as required. A unilateral notice was placed solely as a temporary protective measure and was removed immediately once your solicitor confirmed the name of the buyer and confirmed in writing that they had not been introduced by us.
No fee was pursued, and we acted promptly once confirmation was received from your solicitor. We’re sorry for any stress caused during that period and are pleased the sale ultimately completed successfully.

They were in contact with the tenant and helped her with relocation expenses as I had to stay out of the conversation. Clare handled this and the tenant moved and we completed on the 25/11/24. I am extremely happy with the service received and can thoroughly recommend National Residential.

Looking to buy a property that National residential were selling. Upon arrival to my second viewing they informed me it was "auction" and at no point prior had this been mentioned. They had also sent a message the day before stating the house had been bid on and did I want to continue, to which I had called up and said I didn't want to view if they had an offer and I was informed no offers had been made (again no mention of auction). My advise if you are wanting to buy through this agent, please get full details as they are very misleading in what they advertise!

To clarify, the property you viewed was being sold via the Modern Method of Auction. This was clearly stated on the Rightmove listing, as well as in the automated emails and SMS messages you received after registering your interest.
In addition, our Sales Manager, Tom Bates, called you on Friday 27th to confirm your viewing. During that call, he explained that the property was being sold by auction and gave a brief summary of what that entails, including that it’s not a traditional auction and offers can still be accepted early. You acknowledged this and thanked him for the clarification.
We have a full recording of the call and have shared it with you privately to avoid any confusion.
At National Residential, transparency is very important to us. The listing you received included the following auction notice:
“This property is for sale by the Modern Method of Auction... not to be confused with traditional auction. The vendor may be willing to remove from the auction early for a suitable offer...”
We’ve used this model since 2012 and explain it clearly in all our property adverts, automated communications, and direct conversations with buyers. We always aim to ensure every prospective buyer understands the process before they view.

Tom made us accept viewings at the height of covid even though that could be damgerous. He said they were selling to a landlord.Then suddenly we were section 21ed. One of the people who viewed the property were buying it to live in it. Tom had lied to us to gain access to the propeerty and put my familys life at risk of covid.The best thing i can say about Tom is that he is the lowest type of human being. He is not to be trusted

Hi and thanks for your review. We are acting in the best interest of landlords to get them the best price for their property sale so they can sell and resolve their pressing issues. At the same time we work work tirelessly to find a new landlord who will hopefully keep the existing tenant. At least 50% of the time we are successful and finding landlords to keep tenants. However, this is not possible all the time for many reasons such as: (a) the rent being paid is too low or (b) the price the vendor needs to sell can only be paid by a purchaser who wants the property as their home as landlords’ bids are too low. On those occasions we are either unable to agree a sale or else we do agree a sale and must follow the correct section 21/8 eviction process to provide vacant possession. You will note however, that on the occasions were we serve notice we also offer financial incentives to assist tenants find alternative properties so the property sale can complete quickly as the court process can take 8 months. We pay tenants all the time from our fees to assist in viewings and take photos/videos to help us get the sales and prices we need to sell to other landlords but if we have no alternative to ask tenants to leave we pay tenants financial compensation to surrender their leases sooner and avoid courts, the money we save on legal fees to pay solicitors to go to court for evictions we pay to the tenants instead. We also work with tenants to help them find and secure new properties such as providing references with councils and paying letting agents rent and deposit up front.No other agent does this and we are exceptionally good at negotiating win-win solutions.Thanks for your feedback. You asked us to sell your property and agreed a fixed price of £135,000, signing an option agreement on 04/07/2023 authorising us to market and sell for more. From any higher sale price, we would:
• pay to resolve your tenant issues (you couldn’t serve a valid Section 21 at the time)
• pay your legal fees, and
• retain the remaining balance as our fee.
We delivered exactly what we promised:
• We achieved a sale at £147,500 on 15/09/2023, £12,500 more than you originally agreed.
• We negotiated vacant possession, with your tenant voluntarily leaving on 29/11/2023 after agreeing to a £2,000 surrender payment.
• The buyer had mortgage offer and searches complete and was ready to complete on 15 December, or 8 January at the latest due to the Christmas period.
• You confirmed you were happy for the sale to proceed at £147,500.
The only delay came when you didn’t return your signed contract to your solicitor as promised (you said you posted it from the Philippines on 5 December, but it never arrived). Then, on 18 December 2023, you suddenly withdrew, citing “a change of circumstances,” just as the buyer was ready to complete.
That decision left the buyer, tenant, and our team out of pocket, we are still being chased by the tenant to honour the £2,000 payment we agreed, which we can only recover once you pay us.
Our agreements are clear that a breach fee applies if a seller withdraws after we’ve delivered everything promised and secured a ready, willing, and able buyer. You also expressly authorised the registration of our interest at HM Land Registry when you signed.
We take pride in doing exactly what we say on the tin, resolving difficult tenancies, achieving vacant possession, and securing fast, successful sales at good prices.
We always stand by our commitments, and we expect sellers to do the same. We can’t run a business fixing complex problems and selling properties for people who then walk away once everything’s been delivered.
