Sharon · 12 June 2020

Agent replied · 11 June 2024

Hi Sharon, Alan and Darren We received a 1* review from Sharon which in our opinion is totally unreasonable and unwarranted.. I have asked you to review it based on the information below but you have chosen not to. We pride ourselves about delivering the best service possible and being totally transparent. We sold your property at a price agreed at auction and you could have rejected it at the time. Then throughout the completions process we never received a single message from Sharon all the way through to say that with Sharon nor anyone was unhappy with the service we were providing or our fees? Indeed only Darren her brother and co-owner was in contact with us and he was very happy with everything we did. Indeed we busted a gut to deliver on the fastest completion we could. We not only sold in the 28 day timescale but we completed in just 49 days. The original price we signed up for wat £135,000 and as we did not achieve the price we aimed for at auction we sold for £137,000 and you agreed to £130,000. From this fee of £7,000 we paid your legal fees. All the way throughout you were fully informed and agreed. In return for our fee and your agreement we then go above and beyond to deliver the fast completion timescales. Most auctions, such as I-am-Sold charge similar fees so what we are charging is not excessive. It is more expensive than the high street but the high street agents don’t deliver anywhere near the same results. If you want to pay estate agency fees you get estate agency results; ie 30-40% of estate agents sales fall through and their buyers are in chains and don't pay deposits and their completions take 6 months and you could still be on the market this time next year. Whereas with us the buyer paid a deposit and was chain free and completed in 49 days and your dad was moved well before Christmas which is what he wanted . You can't have a Rolls-Royce service for Robin Reliant prices. Not only this but you could have rejected this price and decided to sell with a local estate agent. Instead you agreed to the price and in return we 'delivered what it says on the tin'. I would ask you to consider your review as 1* review as you agreed the price (and you did not have to) and as a result we worked very hard at completing as quickly as possible and we had not complaints at all along the way. Indeed, even on the last day we worked into the evening going the extra mile to get the money in your account on the day, I think the 1* is a bit harsh and I would appreciate it if you would consider amending it to reflect more of the overall service we provided.

Alan · 17 November 2018

Agent replied · 11 June 2024

I understand that you are unhappy. However, we went above-and-beyond to deliver a sale and completion for your mother's house: 1. we originally agreed and set out to achieve you a fixed price of £160K. We advise all sellers that our offers are reliant on selling for a sufficiently higher price at auction to cover the additional costs and make a commission. After the end of the online auction the best price achieved for your property was £164K. Therefore, after all fees were paid, we asked if you could work with a net price of £157K (leaving us with a balance of £7K to pay all fees and make a commission). You discussed this new price with your mother/family and the next day agreed to this price. You were under no obligation to agree to the £3K reduction in price. We offer a no sale no fee service. However, you agreed. 2. in order to progress your sale to completion, from the balance of £7,000, we paid for builders to attend the property twice to repair issues raised by the buyer. We also paid your legal fees and we paid the local estate agents fees. Furthermore, we had to pay £1500 to the buyer for them to agree to complete as there were still condition issues, they were unhappy with. Therefore, to get your buyer to complete, we had to work really hard and incurred these cost leaving us with a balance on £3000 + VAT commission.3. through the work we did and the costs we paid, your buyer then agreed to complete and in just over 10 weeks from agreed sale - which is a FANTASTIC timescale compared to the timescales of estate agents. 4. Your standard high street estate agent does not provide a service such as we do: paying builders to do repairs or pay fees to buyers from our commissions so they complete. They also do not drive the necessary solutions as proactively as we do. The sale is now completed. I wish you, your brother and your mother the very best of luck. Again, I fully understand that property sales can be frustrating as people have very different expectations but we all worked our socks off at National Residential to provide you with the quickest sale and best price we could for your mother and we delivered the completion at the end when the buyer could have so easily withdrawn if we had not offered the £1500 contribution form our fee. Best regards, David Coughlin (CEO)
