Really bad experience!!!
We have paid a deposit of £2500 for a property which ideally and as per the contract agreement, the purchase was supposed to be finalized by now. Our mortgage application (before the crisis ~Sept. 2022) has been rejected due to the property being unfit for lending. To improve the condition they agreed to do the refurbishment long ago. It took them months to update the status of the refurbishment and every time we checked the progress they assured us saying that was started. Yesterday, they sent a fake refurbishment quote on a letter with a huge sum of ££££K price, NO Clear maintenance cost and NO tax price, NOT only that but they wanted us to cover the cost!!! Now the mortgage % has sky rocketed, which is a big loss to us. Even a week ago they asked us confidentially to change our mortgage adviser and suggested they know someone better. A BIG NO from us!!!
Today the 4th of Nov, 2022 they sent a threatening email that says property has been back on the property market for sale and We Have Lost Our Deposit Money, which won't happen, this is a total SCAM, we'll do everything necessary to stop it from Happening!!!!!!

Hi Pina, we act in the interest of our vendors foremost as they have approached us to sell their property via a modern auction, so they get a guaranteed sale. Buyers get the opportunity to buy purchase cheaper than they would through local agents which takes into account the condition of the property and buyers are clearly advised when they pay deposits, they are non-refundable unless there are serious structural issues (such as subsidence) that simply cannot be resolved. This was not the case with your purchase and even when you had a survey the vendor was willing to pay for repairs. If you are purchasing at auction you cannot expect to buy cheap due to the conditional and then require the vendor to reduce even further for repairs. In this case the vendor was willing to pay for repairs but you withdrew anyway and this means you lose your deposit. We have auction terms after all, which you agreed to. Thanks David

GoogleI sold my 3 bedroom house with the tenant in situ through National Residential. I accepted a fixed price offer of £300k and they achieved a sale price of £310k. The sale was made in September 2022 and completion was in late January 2023. I had to provide details of the previous conveyancers for the previous sale and purchase of the property in order for the legal issues to be addressed. I had to collate and resend numerous documents relating to the property to the estate agent before completion. However, finally the sale was successfully achieved.

Hi Paul, , thanks for your kind review. We specialise in helping sell tenanted properties and its great when we get the price vendors need and a win-win solution for the tenant. We have to be thorough with tenanted proeprty sales with AST, deposit protection etc as solicitors and lenders now need all the due dilligence sorted before completion. Thanks for your help with this and thanks for choosing ourselves to sell and I wish you the best for the future. Thanks again, David (Director) and the Nat Res team

GoogleWe've now sold two properties with David and the team at National Residential. They are very capable of securing buyers - in our case, selling our buy-to-lets to other buy-to-let investors. But that wasn't what really impressed us. We had a property that was difficult to sell, and they truly went above and beyond in the advice, guidance, and help they provided in getting a deal done for us. I'd recommend them without hesitation.

GoogleBuying and selling property can often be a confusing and stressful experience and I was so grateful to have Online National Residential Estate Agency on my side during my property purchase. Tom was completely transparent about how the process would work when he accepted my offer and then Rachel was absolutely superb in terms of keeping me informed as to how the process was moving along. Perhaps more importantly, when the process hit an unusual and unexpected delay, she was there to offer words of advice and comfort which I was really grateful for. Ultimately my purchase went through as planned and I would have no hesitation in recommending Online National Residential Estate Agency to anyone who is looking to buy a property quickly and simply. They really do what they claim to do well!

GoogleI've had the worst experience with National Residential, purchasing my first property. Abbie was absolutely amazing, she deserves a raise, always kept me updated on everything and even referred me to really good solicitors. The process was quite fast, it seemed rushed and there were a lot of issues. I called to place a bid and was told they've been offered a higher price and if I agreed to pay them higher than what they were offered, I did. I viewed the property, it looked alright as all the issues were covered up, I placed a non refundable deposit of £2500. I viewed the property again when it was empty and I saw that there were multiple things wrong, a whole in the roof of the house, a leak in the bathroom, causing some damage to the kitchen ceiling, I spoke to the manager Tom and was told that these issues are not that big, and he said that he rushed to sell me the property in the first place and then now he can try to discount me on the price, however this was done after all the mortgage paperwork from my end, so I was stuck in a hole, I had made multiple payments for this to go ahead. Later on after some calls I managed to get £7000 discounted, I received the keys a few weeks later, the previous tenant had torn the place apart, taken a lot of the things that were included in the sale, and he had even told me how national residential had paid him £5000 to leave. A few weeks into the property the kitchen ceiling (bathroom floor) was leaking and the whole ceiling collapsed. Most reviews here are paid, I was initially paid £30 to leave my review but they're all lies.

Hi Jaz, you purchased a property through a modern auction. Properties are sold through auction because the vendor wants a quick certain sale. Properties may not be in the best condition, or they are tenanted and this is reflected in the price and why the vendor chooses an auction sale. It’s up to you as a buyer to view the property and get whatever surveys you require for your due diligence to determine the price you subsequently want to pay? You make your offer based on your own due diligence. We are simply the auctioneer instructed to get the seller the best price. In your case, after you agreed a price, you then wanted a reduction and we obtained that for you but you are still unhappy with that and now it seems you believe it is also our responsibility for the property after you purchased it? That’s not how it works. Buyers purchasing at auction at a discount cannot hold the auctioneer responsible for the condition of the property they purchased once they have purchased it at a price reflecting its condition. You have to take responsibility and accountability for your own property investment decisions just like everyone else. Thanks David

GoogleNational Residential helped me to sell a tenanted flat which I needed to dispose of for financial reasons. The team got me a fair price and achieved completion in a good space of time, relative to the circumstances. It took slightly longer to complete than I had first envisaged but I am happy with the outcome given the added complications that exist when selling an ex-local authority flat that is tenanted. I would recommend National Residential to landlords who need to sell property while tenanted. Mark, London.

Hi Mark, thanks for your kind review. To get vendors a higher price than other conditional auctions we accept offers from mortgage buyers and not just cash buyers. We a higher price than auctions and we get a quicker completion than traditional estate agents as we only accept offers form buyers who are chain free and pay non-refundable deposits. The challenge that comes with this model (best price as well as quick sale) is that we have to resolve all enquiries from lenders and buyer solicitors, but we have a highly experienced and proactive sales progression team who drive these. Thanks for choosing ourselves to sell and I wish you the best for the future. Thanks again, David (Director) and the Nat Res team

GoogleBuying my first home which was listed with National Residential was a great experience. Throughout the process I felt listened to and was kept well informed of the progress! Every question I asked was answered and explained in detail so that I was fully informed at all times. They gave me time frames which were kept and often gave me updates, even when I hadn’t asked. The lady who looked after me, Rachel, was superb throughout and I cannot thank her enough for her help.

TrustpilotThey lure you in with an inflated sale price
NR offered us a sale price higher than the agents we were with had offered and it sounded like a "can't lose" situation. Obviously, we went with them to find three weeks later that, having had no offers, they decided to do some homework and find out how much the property is actually worth (which we had thought, as "professionals" that they would have had done already!). Having wasted a few weeks since leaving our previous agents, we now find ourselves in the embarrassing position of having to go back to the original agents (who National Residential had the gall to say they would never recommend!) and have an on-line footprint of the property having been on the market for more than we shall have to put it on for now. They sound like a great idea but BEWARE.

Dear Jessica,We're sorry to hear you weren't happy with your experience. The 1 bedroom flat on Mulberry Close that your approached us to sell was valued on the 11th May 2023. We are an online agent and in our initial sales call with you, you advised us that you believed your property to be worth £450K. We carried out an initial desktop sales valuation and our agent considered £400K would be achievable. However, just like every other agent and auction, we are not right 100% of the time. Especially in the current market of rapidly increasing rates and also service charges increasing in London. Based on a property nearby going for £452k recently sold on Rightmove, the value we suggested for your property would have made it the second highest on that street. The lowest property on that street was £150k, so a very unpredictable market. However yours was in a prestigious location, gated development, communal gardens and walk on balcony. After some time, and no buyers registering we spoke to local agent Roundtree who said they'd “sold one in the block and have lots on the market 1/4 away mile. They said they knew the blocks very well, however S/c have increased significantly recently due to communal heating and mortgage lenders are not keen on them. In addition, they are planning major works to introduce higher, new penthouses as roof extensions in that area, so future s20 works pending for 12,000/20,000 per flat. They said that due to all of that they'd suggest £280/285K. They would have originally suggested 325/350k, but now prices are nowhere near that."We therefore gave it our absolute best, however yourself and us could not have precited these local changes to valuations. We gave it our all, and and of course it cost you nothing for us to try. We wish you the best of luck with your future sale.

She always kept me up to date with when I could expect different parts of the purchase to be completed and she advised me on different things I needed to do. She answered every question I had in detail and made sure I understood every part of process. Buying a house is stressful but being informed and working with approachable people made it so much less stressful. Huge thank you!

Law breaking immoral company. I was a tenant last year they pretended they wanted to sell to another landlord to gain access to the property. Then half way through they changed their message and instead started sending threatening letters from their solicitor trying to force me the tenant out.It is illegal for a third party to force a tenant out.Luckily we cut off all contact and in the end Tom the manager had to sell to another landlord to get his commission. What is funny is this company doesnt think anyone notices what they are up to. Not very bright thinkers in their staff, just morally bankrupt.
