GoogleVery good communication- both David and Tom. Assisted me and my partner the whole way through the process and sorted everything that needed doing on my behalf. Very quick, hassle free house buying even though we are first time buyers!🏡 Couldn’t thank them both enough for all the dedication and hard work they’ve put in to complete and exchange as fast and efficient. Thank you so much!

GoogleI had a very pleasant experience with National Residential Estate Agency. They were very quick to respond to my queries via email and they kept me up to date throughout the process of sale of my property. They managed an effective and timely completion despite of the fact that i was living abroad throughout the sale process but they kept in touch with me via emails or on phone which was very useful in successful completion. I would recommend that people should use National Residential to see their properties.

GoogleNational Residential were very proactive and efficient in ensuring all queries were solved as quickly as possible and everyone's interests were being taken care of. They were brilliant with the small and big things. David Coughlin was the person who took care of everything up to the sale and seemed incredibly experienced in his ability and competence. Would recommend them highly as estate agents. Thank you all again for the help in sealing he deal on my purchase.

GoogleWe purchased a property via National Residential using modern method of auction and I am very pleased with the service. David explained all the purchase rules in a very clear way which was very helpful with understanding the entire purchase process.
There were no issues with booking the viewing time which was convenient for me (which is usually a problem in other estate agencies).
They recommended very good solicitor (reasonably priced) who was very responsive and turned around all process and documentation very quickly.
I think that communication was superior. They always have a time to speak with me and answer all questions, when they were unavailable at the time of my call, someone else from the office was able to solve my problem/answer questions, or they rang me back as soon as they become available.
The auction itself works weird. For me the winner should be someone who will offer the highest price before the end of the auction, whilst here people can still make offers 10-15 minutes after the completion of the auction, equally there could be no auction and be just based on the acceptance of the highest offer as traditional sale.

Agent replied · 11 June 2024
Hi Magda, thanks for your review. I hope you are happy with your new home. Our auction continues until we get the highest offer. Just like a traditional auction doesn't end at 3p, - they end when the last hand goes up. Ours is the same. We also have buyers who put in high offers to take properties off market early. In such circumstances, we will advise all other buyers of this high offer and ask if they can beat this. If no other buyer will bid hany higher, and the seller is happy with the price, we end the auction early. I appreciate this might not be easily understood by buyers new to auctions but it is the way almost all auctions work. I hope this explanation is useful. Many thanks, National Residential

GoogleWe bought a house in October 2019 through National Residential and were really impressed with their service. As first time buyers we were keen for some support along the way, and National Residential were excellent in answering all of our questions and guiding us through the process. National Residential initially helped us to agree a fair price for the property with the vendor, and we then dealt with only two individuals throughout the purchase, which really helped with consistency and ensured we didn't have to repeatedly provide the same information. National Residential played a key role in moving forward the process at pace, co-ordinating each of the parties and ensuring that any queries and difficulties were swiftly overcome and not allowed to slip, which enabled us to complete within a relatively short timeframe. Overall we were very impressed and wouldn't hesitate to use National Residential again, and we would recommend to others.

I WOULD AVOID SELLING YOUR HOUSE WITH NATIONAL RESIDENTIAL , !!!!! CON MEN THEY SELL THE SAME HOUSE 3 TIMES TO MAKE EXTRA COMISSIION . Took £2500 as a deposit for the house I was buying and sold it to someone else. ie prob director buying it . The seller looses out and the buyer (me) has to pay solicitors fees plus £2500) . THIS IS A SCAM AVIOD!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!

Dear Gary, you know that this review is simply incorrect. You agreed to buy a property for £110K and paid a £2500 auction deposit then reduced it to £100K. The seller reluctantly agreed to this. However, on the day completion 27th March you did not pay your funds to your solicitor and when I called you you said "you know what mate I'm pulling out". We had a 24 min conversation and you made it clear that you thought prices would drop 50% with the lockdown and although I said lets see how things go for 3 weeks in case the lockdown eases we also agreed that my responsibility is to resell it for the seller and you agreed for me to do this. We resold it on 6th April to a cash buyer paying £90K and then 6 weeks later when we were about to complete with this new buyer (8 weeks after you pulled out) you suddenly came back to us saying you wanted to complete. We discussed this and your belief that we had agreed to give it 3 weeks (not borne out by the facts plus you called back after 8 weeks) but I still gave you the chance to complete at the original £100K price (we would have had to compensate the new buyer and get agreement from the seller) but then when you learned that we had sold it for £90K you dropped your price to £95K. I said this is not acceptable but agreed to put it to the seller as our existing buyer had not yet exchanged contracts but our seller refused to sell it to you and insisted we proceed with the new buyer. Our terms are clear; if you withdraw or reduce the price you lose your deposit and you did both. Not only that but you delayed 8 weeks coming back to us (our terms to complete are 56 days - you were way beyond that). We have recorded phone calls where you accepted you would lose your deposit but that I said that was your preference. We will deal with your complaint fairly with our complaints manager Rachel but it is clear that you pulled out and then reduced your price and you also delayed way beyond the 56 days. All of these are clear breaches of our auction terms and would risk forfeiting your deposit. Thanks, ,David Director

TrustpilotNational Residential
Looking for an estate agent can be a daunting task but when I contacted National Residential, I felt an immediate sense of trust and confidence on them. They handled every query and apprehensions I had with care and professionalism. I can easily get in touch with them through a phone call, email or even just a text. They will get out of their way to serve you and to get to the completion of the sale. It took me a couple of months more as originally planned for the sale to be complete but that was due to the buyer's part(looking for another mortgage lender??).I was glad and very satisfied that I chose National Residential. Thank you David and your staff Ben, Tom and Charlie.

Was promised that I would receive offers extremely close to the asking price however this wasn't the case. Best offer received was just under 90% of the asking price and by the time they take off their extortionate fees then it was even lower. After one viewing I came home after a weekend away to find every light had been left on in the property. I came home after another weekend away to find that the front door had been left unlocked! They were very apologetic and I was promised that I would receive compensation however this was never forthcoming

Hi Gary, I do not know which property you are referring to as I do not have your surname or address to search but the properties we sold for a 'Gary' were all several years ago back in 2014/2015/2016. Checking the notes the sales were all fine and no concerns ever raised at the time. TrustpilotOverall a good job done
I worked with my son to buy a little terraced house in Lancaster that was initially up for auction. We asked about and agreed a buy-it-now price. When it came to the legal part our solicitor realised there was an issue with the freehold that required action by the Land Registry. That took a very long time, though we got there in the end. At every stage National Residential did all they could to try and speed the process up for everyone’s benefit, and negotiated one or two additional concessions along the way, given the long wait. So although it was quite frustrating at times, we felt National Residential did a good job.

Hi Brendan & Gerard, you guys go down as our most patient buyers yet and we thank you for this. The title plan issue that was identified at the land registry took way longer than it should have done to resolve. 6 months versus expected 2 months. We really appreciate you sticking this out and glad we could compensate you and get you a better deal in return. We hope it proves to be a great buy for you. Thanks again, Nat Res team

TrustpilotThese aren't really auctions
These aren't really auctions, just a way for estate agents to hype interest and inflate prices. As with a traditional way of buying, you can put in and offer subject to it being taken off the market (closing the auction). The only difference is, you have to put down a deposit immediately.
Dug · 12 February 2020 · National Residential Chester
Agent replied · 11 June 2024
H Dug, your review and complaint was fully investigated and determined to be a clear case of sour grapes - maybe with a sprinkling of misunderstanding on your part about how auctions work? Your bid was £5,000 less than the winning bidder and you emailed us to say you would not increase your bdr. We therefore sold to the highest bidder and ended our aution an hour auction earlier than the 7pm scheduled time as you said you did not want to bid any higher and we had no other bidders. If you wanted to bid higher you had the opportunity to do so and you could have won the auction. We absolutely followed the auction protocol and sold the property to the highest bidder. We reported this back to you and offered you a gesture of goodwill to update your review to correctly reflect the reality of what took place but although your partner agreed to do this you personally refused. I wish you better luck at your next auction purchase - just remember the highest bid wins. Many thanks, David (Director)
