GoogleOur experience of dealing with Lillingtons in Whitehaven was that they where very poor throughout. The property that was rented though them was a flat in a residential block. It was dirty and had not been cleaned when the tenancy began, this was despite being told by Lillingtons that it had been deep cleaned. Food was found behind beds and cupboards, kitchen cupboards where dirty and greasy, used underwear was found in a draw along with other personal belongings.The hoover did not work and tenant had to immediately go out and purchase another, the oven and fridge where not clean. Mattresses stained. The toilet seat was broken and the tenant had to immediately replace. Tenant had to carry out 2 hours of cleaning before being able to move in. When tenant notified Lillingtons they did nothing. Lillingtons had a policy of quarterly inspections of the property which carried on throughout the whole tenancy, this was continually intrusive taking away from the tenants right to fully enjoy the property. Such inspections were often cancelled at the last minute without notice or took place without prior agreement when the tenant was not there. When a boiler engineer was sent to the property it was unannounced. He was given a key which he used to gain entry whilst the tenant a young woman was in the shower and alone in the property breaching the tenants rights and breaching the contract. At the end of the tenancy they demanded an extra months rent despite being told within the contract time that the tenant intended to vacate. They stated they had found some dry water marks on the kitchen floor and the oven was not clean. As the tenant was unable to return to the property due to being at work they advised they would take £100 from the deposit for a cleaner. The oven was in a better condition than when the tenancy began and the water marks where from a floor wipe ! A cleaner costs £10 an hour and the flat was left in a very clean condition with many things having been fixed and replaced during the tenancy non of which was reimbursed. The flat was cleaned both on the day of the move and again 2 days later before returning keys. Lillingtons approach was extremely unprofessional and arguably exploitative of the tenant. The Tenant felt as though her rights where undermined throughout the tenancy… not a company to deal with !

We would like to point out that you have left this review as the relative of the outgoing tenant, whereas it is designed to look like you are unrelated to them. We manage this modern purpose built apartment for our Landlord and your relative was more than happy with the condition of it when they viewed, decided to apply for it and moved in. For example, at no point were mattresses passed off as being new by us, so would naturally have been subject to elements of wear and tear, probably requiring a mattress topper. The property was fully managed and the tenant was made aware prior to signing leases that quarterly inspections would take place, as standard practice within the industry. If your relative was going to find a visit once every three months intrusive with respect they should have looked for a private landlord who may have been more relaxed. We carry these inspections out partly to ensure the property is safe for the tenant and fire, smoke and carbon monoxide alarms are all working. They are not designed to be intrusive. We were not responsible for the heating engineer entering the property to carry out a gas safety check. The landlord arranged this with their own contractor and provided their own key. We were not made aware until after the event and had we been informed we would of course have ensured notice was given to the tenant. Unfortunately your relative also gave their notice to leave late. The terms of their lease clearly indicated that notice by either party must be given on an anniversary of the start date and a period given in terms of full calendar months. The late notice was not the fault of either the letting agent nor the Landlord and yet we brokered an agreement with the landlord for your relative to leave before the official end date. We did not have to do this, we did it to try and be helpful. Finally, when the exit inspection was carried out and the photographic evidence clearly showed the property was far more untidy than the move in pictures, your relative was given a chance to go back in and clean properly. They declined and agreed in writing to let us organise a cleaner so the property could be re-let. This involved a full property clean in addition to the oven element you mentioned. As a result £100 was required and we consider it to be an appropriate figure for the amount of work undertaken. In your review you have failed to give the whole picture, we have been blamed for occurrences we were not responsible for, and you have suggested your relatives rights were undermined when in actual fact they knew exactly what they were to expect within the terms of their lease agreement. We are saddened that you would try to get away with writing such a review.
