GooglePoor service. Trusted with a key to take pictures of the house, then showed clients around the house and without permission and without the property even being on the market. Rang to discuss and complain and got told we would get a call back before the end of the day. No phone call made and then voicemail reached to say office was closed. It's a shame as this was the preferred option as a local independent agents. Perhaps just an oversight on their behalf, however left a bitter taste for us.

GoogleThe service was exemplary in most parts, and the only reason that this is not 5 star was some dissatisfaction with the inspections. I believe that this may be a training need, but in our experience the staff that have carried out the inspections tend to sometimes talk down to you as if you have never had a house before. I realise that there are good tenants and bad, but maybe some background research?

GoogleMy wife and I purchased our first property through the (now) assistant sales manager of Hythe and Waterside. I can honestly say that he made what should of been a very daunting experience incredibly seamless and pleasant. No question was too much, and he really did go above and beyond on multiple occasions. Personally we couldn't be happier with our experience.

GoogleWe made the right choice!! After a lot of deliberating we chose to go with Hythe and Waterside Estate Agents and I am glad that we did. From initial conversation to finally getting the keys to our new house we found Richard and Wayne a delight to deal with. The main thing I liked about them was their honesty. They told us the truth, not just what they thought we wanted to hear. They found us the perfect house and we had an offer accepted before it even hit Rightmove. Our house sold for the asking price within a couple of weeks of being listed. If you want someone who will chase your chain, tell you the truth and actively hunt for a buyer/seller, then look no further than Richard and Wayne. We will definitely use them again and would encourage friends and family to contact them as well. Thank you guys! We love our new home!

Actually 4.5 H&W and very nearly 5 if only you weren't so expensive with the various fees. Please remember times are just as difficult for us landlords too!Nevertheless all staff, Sales & Lettings, are very proactive, very easy to work with, highly skilled, effective and efficient :-)Therefore I would not hesitate to recommend H&W to other future potential customers which I have done on numerous occasions.So please keep up with the good work.krJezza

We paid all of the fees as requested but didn't get a lot of help for the amount we paid. We were not told where the bins were and on what days the bins were emptied. We were not given information regarding which companies were registered for the gas and electricity supply. We were not told which company owned the internet/broadband. The lock on the washing machine was broken on arrival so nobody had checked it. There weren't and still aren't any instruction manuals for the dish washer, washing machine and cooker. Less than average service really.

Hi Carole, Thanks for your invaluable review, it helps to keep standards high. Our fees are for referencing, and go towards the many administration works that need putting in place to bring a rental to fruition. We are obviously always happy to help tenants with all aspects of renting a property. Your rental is very close to our office and we did say on move in, 'please pop in if you have any problems or questions.'We did inform you of whom the electricity had been moved to as we do on all move ins. Unfortunately the meter is broken, awaiting repair as we noticed that the meter was broken on the previous Tenants check out. We have informed the electricity company who have said they will be out to fix the meter shortly. The washing machine door was checked on inventory, but could not be checked on a wash mode. The previous Tenant had not reported any fault. Landlords do not always leave manuals, however we are happy to google and e mail these. As stated in you move in you may instruct your own providers for utilities and broadband etc. We do usually inform tenants of bin collection days so we are sorry if this was missed off of the move in information. If you have any further questions please do pop in to the office. We pride ourselves on excellent customer service and trust that you will benefit from this here on and again. In a very trying transaction which seemed to take forever, Wayne and the boys at Hythe and Waterside kept the transaction going. They were consistent and on the ball at all times and made the transaction a lot easier and less stressful. Would definitely recommend them.

Hythe and Waterside look after a flat that I'm renting out. They are very good and I've been with them for almost 10 years now. They are really efficient and dealing with any issues on the property and the contractors they get in to fix issues are good value.

TrustpilotThe inspections are thorough
The inspections are thorough, although some of the advice given has been insulting and demeaning. There used to be considerable delays in getting work done when this was passed on during inspections and hence considerable delay in getting authorisation from the landlady. However, with the launch of the web reporting this has improved significantly. Apart from this, the service has been attentive and responsive. I don't know if this is typical of letting agents as it has been my first time, but it is certainly a benchmark to be reckoned with.
