Absolutely terrible service

Absolutely terrible service. Incorrectly charged us rent, with different issues, for 4 months. Upon vacating they charged us full rent, despite the months notice we gave for them to amend it. It then unbelievably required us to provide evidence that they had done this followed by a waiting period of up to two weeks, which took a week to administrate in the first instance. When they undercharged me in a previous month I had two days to pay them via debit payment. One month they randomly cancelled my direct debit. It was all a mess. This company has no empathy towards its tenants and no compensation was offered.Update: it's now been 25days since the overcharge rent and still not had it back.I also contacted the marketing team per below and got no response.

Poor customer service

Poor customer service. I live in Burgess Springs Chelmsford and the lack of service we have had from Folio London since I moved in, in April is terrible. They never answer the phones. Occasionally answer emails. Most of the time the only way to get a response is to complain on the Facebook page. The lifts are constantly breaking down. The heating company Insite that we have to use are a terrible company, but Folio have washed their hands of this. The latest example of bad customer service is that they arranged with all tenants to come round for a visit to meet us and talk about any issues we’ve been having. They haven’t bothered to turn up for any appointments even though we have taken time off work for this. Really bad manners. I don’t even get paid if not at work, so thankfully I found out this before my appointment was due. But they’ve made no effort to contact residents to tell them this!

Easy renting? It should have / could have been!

There have been many issues with our rental so I will whittle it down to the gems. This is based on a property at City Park West, ChelmsfordWe have been in our property for little under two months and have experienced issues from the very outset so here they are in a convenient bulleted list.- Our applications was lost by our agent and we were told that we would need to reapply, obviously this annoyed us as we spent hours with the agent on an open day.- When we finally got accepted we did not hear a single word from our housing officer, we needed to continuously call to get updates including but not limited to, move date, deposit payment, obtaining contracts etc. This was particularly worrying as goodlord required prospective tenants to provide evidence of departure from current property before signing a new contract. This would not be an issue had we not signed the contract 2 days before we needed to hand our keys back to the current landlord. Short of it, we were almost homeless.- When we eventually did get our keys the property that we expected to be furnished, was not furnished. We in the end needed to change property altogether.- Second property wasn’t properly furnished on the day we needed to wait two weeks in order to get some things removed and some things added.- When we were eventually given our parking space it was situated miles from our building and the only way to access it was via a road as our door keys would not access other buildings stairwells, this was particularly dangerous as I needed to get my children to walk down the entrance ramp whilst trying to avoid cars. This has since been rectified but did take a month to do so.- We have complained several times that the bright white led’s in the courtyard, that never go off, are keeping us awake at night. The courtyard has lights for “health and safety” reasons but are incredibly bright, it is almost like it is constantly dusk in the bedrooms. We have been promised several times that we would be provided with blackout blinds but that is still yet to happen. We have now resorted to wearing eye masks at night otherwise you find yourself waking at all hours. Ordinary i would fit curtains but this is a floor to ceiling window with no means of fitting a curtain rail, besides, why should we. Turn the lights off after 11 or give us our blackout blinds, either or, I don’t care!- After moving Folio failed to inventory our new property, we have not had any inventory or property checks done. We are worried by this as there is a considerable amount of damage done prior to moving in such as paint on the carpet, chips in the flooring and large scuff marks on the door. - It took our prompting for Folio to Change the property on contract. Up until recently we were still renting the old property it took several calls from both of us for them to actually change it- This is a strange one to complain about but it goes far to show how the company is run. Rent. We have asked on several occasions how to pay Folio rent. No reply, nothing, zip, zilch. Whilst personally I am happy not to pay rent, it’s stressing my partner out and I really don’t want to be in arrears either. So far we still have not paid rent.I understand that everyone has different experiences but from speaking to housing managers there they seem as if they are all over the place.Incredibly disappointing for what is a beautiful propertyEdit and response to below: Shows your incompetence as these issues have not been resolved, in fact more have surfaced and your ability to reply is appalling. It’s ok your property managers are far too busy organising and attending loud parties in the courtyard on a Saturday. We have had enough of you and seriously urge those looks to rent to think again. If you bought, wow just wow I cannot begin to imagine your pain

Thank you to Folio

We are truly grateful to Folio (Ella Nash and Daniel Novitt) who provided us with the upmost support and professionalism when we were trying to deal with some very difficult issues which we had with our flat (after we were flooded) and its previous managing company. We could not be more grateful and wished that Folio had taken over sooner. Ella and Daniel were very instrumental, honest, understanding and very proactive. They arranged for our repairs to start immediately and were very flexible about our availability. Their actions have totally restored our trust in renting.A big thank you from Eva & Marie (properties in NW9)

The Chelmsford flats have a problem with homeless making homes in the underground carpark and they are ignoring it. A lot of money to pay for not a very good service.

Poor communication and unwilling to answer any questions

We are coming to the end of our contract in a flat in Chelmsford and throughout the course of the year have found Folio London to be very difficult to communicate with.It took me over two months and countless emails to get a response as to why our property was left unlocked following a viewing of the property, and even when they did they did not seem to understand the seriousness of the issue.Am also rating Folio one star as I envisage that they will attempt to take money from our deposit despite ourselves not seeing or signing an inventory report prior to moving into the property. This is my first time dealing with a large housing agency and I have been thoroughly unimpressed.

Great Service

Myself and my flatmate had a very positive experience with Folio. Our point of contact during the process Wesley Greaves. Not only did he find the right property to meet our needs, but he helped us secure that property at a price which worked within our budget. Throughout the referencing process he made himself available at all hours, and conducted himself both promptly and professionally. The result was that signing the lease for our new place was as smooth and obstacle-free a process as it could have been.I would 100% work with Wes again and recommend him to anyone searching for their next home.

Avoid renting from Folio at all costs!

It's beyond me how Folio has amassed a 4.6-star rating, has me questioning the validity of these reviews. Folio hands down have to be one of the worst companies in the UK. Together, they have teamed up with Ballymore (Another corrupt establishment, check their reviews on Google) who own new build apartments which have been riddled with defects and we have only been here 3 months! The incompetency of both organisations is alarming. We are currently going through an audile as there is a leak from our flat running into the apartment below. The flood is so bad, they have had to move the tenants in the flat below into a hotel temporarily. They have been carrying works sporadically in the bathroom over the last 2 weeks. We have gone as long as 7 hours at a times without functioning toilets (We have had to urinate in bottles); Strangers walking in and out of the apartment all day; Loud noises from drilling and sawing, having to inhale dust and fumes from the work. I have had to take the days off work to ensure our belongings are safe whilst they carry out work. This is not even the shocking part......Folio, are refusing to compensate us for the distress and inconvenience citing a clause from the contract stating they will not be giving compensation unless we are unable to 'live in the property'. It gets better, they said they will force entry in order to carry out works which are effecting their 'asset' (Which their manager said over the phone). In a nutshell, they expect over £1500/mo in rent whilst they patch up the shoddy work which has been done in these apartments (no fault of ours), we are not entitled to compensation, temporary re-location whilst the bathroom is under work. They can gain access at any given time if they see fit. They have no empathy, sincerity or remorse. I just hope the right person sees this and honestly reconsiders renting from these money-hungry cowboys, it would save you all the inevitable stress! I will continue to spread awareness and ensure people are aware of Folio's unethical practises. @Folio, please spare your disingenuous reputation management message below, we have communicated this issue with you numerous times on the phone and your incompetent employees have turned a blind eye. Do not try to save face!

I live in Chelmsford I currently rent here and I can say I would never rent with city park again! So many things have broken and are not being fixed we sent emails after emails and no one gets back to you! My Balcony door is pretty much hanging off has been since the day we moved in , the lift broken I live on top floor and just had a op so couldn’t even get into my own flat had to stay at family’s ,came back home felt better then went back into hospital again yesterday then had to try get up the stairs again! Then go to have a bath this morning because I’m in so much pain and there’s no hot water now!! Think you need to stop moving people in and fix things first because I’m not the only one who lives here who isn’t happy!!! Sent email after email called over 100 times nothing gets sorted! Also went in my postbox the other day to find someone else door key letter box key and fob which isn’t even ours so we could currently get into someone else’s home now! It’s a beautiful flat don’t get me wrong but things need fixing and to be told they fixing the houses what are empty first is disgusting

Good, but also some suggestions for improvement!

I moved in with Folio recently. I'd be lying if I said it was an easy and stress-free process, but this was also down to my own ignorance, and they've always been lovely. I'll try to describe it as non-biased as possible! We originally applied at the beginning of the month, and set a move-in date 16 days after our application (above the 10 days recommended), and 10 days before my partner had to leave the country. When we first got the contract, my partner's name was misspelled, his email wrong, and his gender wrong, despite them being written on the form. No biggie. We called Folio and they changed the details immediately. I am a student, so also on the reservation form we wrote that I need a guarantor. The move-in date got a few days away, and our references had already been approved, but the contract hadn't been sent, so we called Folio to see why. They informed us that I need a guarantor and would send the application immediately. Fair enough, stupid me also hadn't thought to call them earlier about it, since I hadn't heard anything and was fully aware that I needed one. Now here's where the grand screw-up on my behalf begins, due to problems with my guarantor's income referee, that delayed us another 2 weeks. Folio was insanely patient and professional with my numerous calls during this time, wanting to know what was going on, not realising that the fault was not with Folio or Goodlord at all, but rather on said income referee being a bit of a douche canoe. Sorry about that, guys! Finally, moving date rolled around, my partner had had to leave the country for a few weeks due to the delay, and I, the feeblest of all humans, was handling the move alone. The moving van and helpers were booked, and I came to the new flat in the morning to pick up keys and do inventory - all a very easy process. The inventory clerk was lovely and spotted things that even I hadn't. However, I live on the 5th floor, and we noted that the lift was out of service - something I would not have known had I not come to the flat myself. I feel that it, while not necessary, it would have been super helpful if perhaps Folio, knowing this was my moving date, had called to let me know. When I called them, they were unsure when the lift would be fixed. So my partner and I made the decision to go ahead with the move, as if we delayed it, we would have to pay the fee for informing the movers so late, without a guarantee that the lift would even be fixed. We had to pay the movers an additional £150 for their extra time and the use of stairs, and I helped them move things up (an experience I'd rather forget). The other issue was that on our application we requested for there not to be a bed in the second bedroom, but there was, so I now need to ask for it to be removed. So all in all: every time I've called Folio, they've been nothing short of lovely, informative and professional to deal with, and always patient with my blatant ignorance and newness to this whole renting business. Although, sometimes they can be a bit difficult to reach, and on a few occasions I've been told they'd call me back and they didn't. The flat is lovely and they even gave us a cute little welcome box. However, if there was a note of improvement to give, I think they could benefit from working on their communication with their customers. Small things which may seem insignificant, such as in our case, giving us a new projected move-in date once ours had passed, or letting us know the lift was down, can actually make a huge difference to the tenant, especially if they're a little stress-ball like I am! It can help to take a rental experience from good (which they definitely are) to outstanding. More than anything, I felt that perhaps their staff was overwhelmed by a workload that was too large for them to handle, and this is why I would find them difficult to reach or a little forgetful and slow to get back to me at times. And perhaps this is why I felt this lack of communication - because if you're overwhelmed, it's totally understandable that you'd need to prioritise. They're humans too, after all. This may have been down to the timing of our move, as it's a new-build, and they probably have hundreds of applications to deal with, each with their own issues. Applying at literally any other time may provide a more streamlined experience!I want to say a special thanks to Scott, who, once I realised that this was the person I was supposed to be contacting for all my queries (again - really not joking when I call myself ignorant) was an absolute blessing and bundle of joy. He has always been crazy professional in handling my incessant pestering and questions, and always happy and lovely to deal with. Thanks, Scott! Thanks for reading my novel and congratulations if you made it down here. Unfortunately, there's no prize.
