Amazing support from Mark Hanley

We’d like to say a big thank you to Mark for his excellent support during our time at Halo Tower. He has always been quick to respond, happy to approve and arrange works, and proactive in liaising with contractors when needed. Mark was also very supportive when we experienced issues such as noisy neighbours. After moving to a two‑bedroom flat in November 2025, he once again dealt with everything efficiently and without issue. Mark is always friendly, approachable, and genuinely cares about the tenants. We’ve had a very positive experience thanks to him.

Agata is truly wonderful

I've been renting with Folio for 2.5 years now and Agata has been the best property manager ever. She's super prompt, SO kind and thoughtful (even the concierge staff have such good things to say about her), and very on it. Having had some difficult experiences with agencies in the past, I have to say it makes such a difference when you meet someone who is so professional and considerate.

I’ve had a consistently great experience with Catherine as my property manager. Most recently, she arranged for the mould in my flat to be dealt with quickly and efficiently, and also sorted out a broken basin tap that needed replacing. Everything was handled without any issues or delays, which made the whole process stress-free.

Downgrade from 5* to 1* or zero

While I have given 5* reviews in past, this time it deserves 1* or below -both on Staff and their contractors. The critical issues/repairs raised are often responded after >3-4 reminders to current property manager and then unlike before, the and management of contractors is pathetic. Last week the contractor did not show up on 1st scheduled visit, citing a lame excuse, and then on 2nd scheduled visit, claimed 'no was home' and when I called their bluff, they were inaccessible even though the appointment window had another 75 mts left! Tenants keep taking time off from work, waiting for contractors, but contractors do not show up and Folio blames tenants and expects them to keep taking time off.

I stayed at a Folio property in Royal Wharf London for 4 years. It was the smoothest tenancy period. It was easy to renew my contract, all my conditions were met & help was scheduled in quickly when requested (but everything functioned beautifully during the period so I didn't have people come in except for regular maintenance checks - these were communicated well in advance and aligned with my schedule so I could be at home).
