Amazing Experience

Charlie Morton was honestly amazing. If I could rate him 10/5 stars I would! I recently moved to London from Canada, and spent a month dealing with other estate agents and companies, being let down and ending up frustrated every time. As soon as I first met him for a viewing, I finally felt like I was dealing with a real person who truly wanted to help. The whole process has been so easy, he has answered all questions I had and I couldn’t be happier with my experience. So far so good! We had some minor issue with the referencing process that were a little stressful and could have been avoided. However that was a 3rd party issue, and our lettings negotiator Amy was really very helpful and attentive. Always quick to reply to an email, and really helped us with any issues that arose. One of the most attentive lettings agent we have dealt with. We have not been in the property long, but so far our experience has been very good, and swift responses. We hope the level of service continues for the duration of our tenancy.

Folio's Property Manager very unprofessional

Folio's Property Manager, Ben Coates is the worst property manager I have encountered.First of all, he was very irresponsive and very unhelpful. We need to add a name on the tenancy contract in the beginning of our tenancy and asked for the update. We could rarely find him via phone and also he responded to email very slowly. When we were trying to arrange end of tenancy cleaning for move out, we asked for his recommendation and he was also very irresponsive. It was near the end of tenancy so we had to arrange our own cleaning service quickly instead of using his recommended one. After we moved out and inventory check, we were told by the inventory clerk that the cleaning is up to standard and no re-clean is needed. We could likely get our full deposit back. However, the second day Ben Coates sent us the email and said re-clean is needed or otherwise he is going to charge us £200. We asked where the problems are and why was there such an issue, he simply responded "I don't know." Unhelpful and unprofessional at all! Avoid him at all cost.Can't believe a good management company like Folio still employs a staff like this which is very frustrating and disappointing. I otherwise enjoyed Folio but this property manager is really rude and unhelpful to solve any issue we encountered.

Securing a tenancy - Easy and efficient!

My husband and I were searching for a property for a few months and we were super lucky to have come across Folio. I requested a viewing in the evening, Charlie from Folio was in touch the following morning and booked us a viewing on the same day. Such an efficient process and we put down an offer immediately after our viewing. One key unique experience we had with Charlie was that he asked all the necessary questions and evaluated the chances of us meeting the minimum criteria required to rent the property. While from some of other experiences, key information isn't always provided until after putting down a holding deposit - which in many instances is non-refundable. For me, this line of questioning showed me that Charlie had our best interest in mind too. Folio's process from viewing to move-in is so smooth and straightforward. Having rented for several years, this has been one of my most pleasant and stress-free experiences! Thank you Folio and special thanks to Charlie!
