Raidah has been excellent - answered all queries promptly, dealt well with all requests, was flexible, friendly and professional. Raidah even helped us with things when it wasn’t really her responsibility, going above and beyond. We’ve now moved in and really like our new place. Honestly a breath of fresh air after dealing with other letting agencies and agents, who don’t answer or return calls, leave you in the dark and anxious about finding a place, or sometimes just outright behave appallingly.

Me and my husband are new to the country and were looking for a flat. After finalising a flat, making the advance payment and initiating the paperwork, the property agent fell sick and stopped responding to our calls/messages for 4-5 days. We were anxious and hence visited the folio office personally to sort it out. There we were assured that all paperwork was done and we can move in as decided. On the day of shifting there was no agent to help us checking in the flat as apparently the keys to the flat were not available with anyone. The flat however was unlocked as cleaning was still going at the time we moved in (after being assured that cleaning is completed prior to our move date). Keys to the flat were couriered to us later on. We were not informed that there should be keys for other areas as well such as meter boxes compartment and letter box. We just realised this after speaking to a neighbour. No agent briefed us anything with respect to the equipments functionality, meter boxes, water supply etc. The person who was supposed to visit today to fix the non-working equipments(boiler) postponed his visit to tomorrow(living without hot water for 2 days). Now we have experienced an abrupt power cut, and have no idea whom to contact because no one gave us any briefing about anything. There is only one person named Sharon who has proved to be helpful in our situation.

Our Agent, Raidah was always helpful and available for us. She had answers to all our questions, she made sure that we getting the right flat and that we are happy with the results. Flat 13, 469 Purley WayFrom the first day of enquiring about the property, Nathan has been professional and fast with the process. He is very down to earth and made us feel comfortable and stress free while showing us the property and explaining the whole move in process. We had nothing to stress about as he always dealt with all our queries. He made our move in process smooth and easy.I prefer a letting agency to a traditional landlord because its way more easy when its run like a business and Folio Ldn are excellent at what they do. I was really impressed with the Goodlord platform that they use. It made things a breeze. Folio have structure and it handles repairs, maintenance and various other processes in a timely and efficient manner. I will definitely recommend them to my friends and family.

Listen, I do not write reviews, ever, but today I got confirmed for a beautiful flat in Royal Wharf with Folio and I HAD to give a serious shout out to Hussain Kothia. This young man was the quickest agent in completing and answering all my requests, helped speed up my application, remedied slight hiccups with my referencing, and did it with the kindest heart, and strongest patience, I was such a nuisance to this poor man and he answered every message via WhatsApp, email or phone with haste to keep my mind at ease and guide me through the entire process. A true asset to the Folio business, if you get a chance to have Hussain on your team you are so lucky, and the team as a whole is incredibly understanding, and takes each tenants circumstances on a case by case basis. These guys got me my dream flat when every other letting agent said no due to my self employment status so I can’t thank them and Hussain enough for making the start of my year so incredibly positive and exciting.

Based off the reviews already on here, Folio are excellent at hiring people (estate agents) to sign agreements with them but once you start dealing with the animals, that are the property managers you’d come to find, the company should be named Foolio and not Folio. Ben Coates who demonstrates probably the highest level of incompetence seems to be able to send letters but can’t respond to emails or complete repairs. The management was good when Gina Christie was there but clearly she’s on to better things. In a nut shell these people were desperate to fill their properties post-covid gave me a contract (that I didn’t ask for) that means I’m on CPI for four years and a very low rate. They’re now trying everything to get me out but I ain’t going nowhere. I’ll see you in court again, bring someone else other than Sacha Wells and dribble because she lost the case last time 😉

Moving in with Folio was very quick. Raidah Jooma was very professional comparing with other Agents or Agency where I applied in repeated times and not even get a call back. Raidah was able to get us through some options and give us the support required in any matter. As well I heard bad things about Folio once you became a teenant, but to be honest this looks like a myth for me as the Property Manager - Gina is very lovely , professional, supportive and prompt and manage to sort out some technical problems from the apartment more then quick.Overall very satisfied

We have moved into our apartment for months. Though issues do come up, we can report the problems via Folio's online portal and they are willing to address the matters, though some might take longer time than expected--depending on the urgency of the matters. So far, they have replaced the washing machine, dishwasher and wardrobe for us. We are thankful that Folio really takes our concern to heart and tries to resolve matters in a caring and fair manner.A special thanks to Cindy, our Property Executive, who always replies to inquiries promptly and politely, as well as offer assistance if she could. She is also endeavoured to ensuring a pleasant environment for tenants with email reminders should problems arise. Her professionalism and job enthusiasm are highly appreciated.I wish Folio's out-of-office-hours emergency hotline could be improved though. On one occasion, it took more than an hour of repeated attempts for us to reach someone on the phone for help.

At the start of my tenancy, the property manager at the time made sorting issues that i had with the property extremely difficult - nearly impossible to get hold of, very unhelpful, disinterested and just made the whole process completely draining. However, my recent experience with the current property manager - Agata Sungaila - has been extremely positive, hence the 5 stars! Particularly towards the end of my tenancy/whilst moving out (which can always be a bit painful)! Agata is honest, friendly, super helpful and has shown genuine care in response to any issues that i've raised. Agata has really improved my overall experience with Folio :)

The worst ever estate agents. They never ever pick up the phone at their office. My property manager Tajinder whom I’ve called several times has only ever picked up the phone twice, never responds on email she is totally useless. I moved in at the start of September and none of my issues have been resolved. Hussien is just as bad. Doesn’t reply to messages and barely picks up the phone, messed up my move in date and was hardly apologetic about it. His response was ‘I’m not on my laptop all day’ his lack of knowledge about the property meant I went without internet for 2 weeks when BT can literally turn it on in 24 hours. He was 30mins late to the viewing, he is useless. There’s more but it’s too long to type. Long and short of it STAY AWAY FROM FOLIO!
