Our experience with Folio London was positive from start to finish. We initially missed out on the first property we were interested in, but when a second one became available, we immediately got back in touch. Nabil, who had been our point of contact for the first property, kindly directed us to Francis, who was managing the second one. Francis contacted us almost straight away and arranged a viewing that went smoothly from beginning to end. He answered all our questions, noted our requests, and even took the time to recommend some helpful tips and point us towards a few money-saving offers to make the move easier. After searching for quite some time, making several offers that were rejected or outbid, and viewing a number of properties that were either not as described or simply overpriced, this experience was a real breath of fresh air. The property was exactly as advertised, and during the viewing a refurbishment was already well underway. We also really appreciated that there was strictly no price bidding. Francis also helped guide us through some of the forms and applications and was always available on the phone whenever we needed assistance. Overall, the entire process felt professional, transparent, and genuinely supportive. Our experience was 10 out of 10, and we would highly recommend Folio London to anyone looking for a straightforward and positive renting experience.

I've rented with Folio London for almost 5 years and my property manager has been Agata Sungaila. I have been extremely pleased with Folio and from day one, I can say that I have been very impressed with the quality of the real estate that they offer. After renting in many countries around the world, I can objectively say Folio has been nothing short of exceptional. The units are very well maintained in relatively new complexes, and have quality modern amenities and appliances. More importantly Agata has been a very professional property manager, who has made prompt communication and personalized tenant support her emphasis in all of our dealings. A beautiful rental unit with an awful property manager is an absolute nightmare. Agata is the reason why I will always recommend Folio and choose Folio again if their units are an option wherever I may move to in the future.

Agata from folio has been my property manager for almost 5 years now. Over the years, she has proved to be the loveliest property manager I have ever dealt with. She is keen to help where she can and is always willing to go the extra mile to make sure me and my dog are comfortable at the property. She is one of the reasons I have opted to stay that long at one of folio's property. A property manager can definitely make a huge difference, and she has made a difference for us. She's super prompt, SO kind and thoughtful (even the concierge staff have such good things to say about her), and very on it. Having had some difficult experiences with agencies in the past, I have to say it makes such a difference when you meet someone who is so professional and considerate.

Folio changed since 6 years I'm renting. The service in our estate has seen much better. 3 property manager in the past 4 years. We have 3 recycling bins only for nearly 200 flats, collected twice a week. Public lights are missing too. Overall a company that once upon a time used to be social. EDIT - October 2025 Living under Folio London’s management has been a constant source of frustration. The way they run the estate feels careless and unresponsive. Basic issues like repairs, maintenance, and communication are either ignored or dragged out for months. Tenants are rarely updated, and when we do get a reply it’s often vague or dismissive. It feels like Folio prioritises collecting rent and charges rather than looking after the residents or the estate itself. Things that should be simple, like ensuring safety, resolving service charge disputes, or maintaining communal areas, turn into endless back-and-forth with no real solution. If you want a landlord who genuinely cares about residents and the community, Folio London is sadly not it. If you ask why I stay in the poorly maintained flat, location is convenient ONLY.

While I have given 5* reviews in past, this time it deserves 1* or below -both on Staff and their contractors. The critical issues/repairs raised are often responded after >3-4 reminders to current property manager and then unlike before, the and management of contractors is pathetic. Last week the contractor did not show up on 1st scheduled visit, citing a lame excuse, and then on 2nd scheduled visit, claimed 'no was home' and when I called their bluff, they were inaccessible even though the appointment window had another 75 mts left! Tenants keep taking time off from work, waiting for contractors, but contractors do not show up and Folio blames tenants and expects them to keep taking time off.
