I’ve had the pleasure of renting my apartment through Folio London and I can honestly say it has been an outstanding experience from start to finish. The entire process of renting was seamless, and the management of the property has been nothing short of exceptional. A special shout-out to Ben, our property manager, who truly went above and beyond in every possible way. Ben’s responsiveness, professionalism, and commitment to ensuring our comfort were remarkable. Any time we had a request or a question, he was incredibly prompt, action-oriented, and always resolved matters quickly. His dedication to providing top-notch service is unparalleled, making him by far the best property manager we’ve ever dealt with. We wish our personal circumstances hadn’t changed because we would’ve continued living here for many more years. Folio London, and especially Ben, have set the bar incredibly high for what property management should be. We cannot recommend them enough!

Amazing Experience

Charlie Morton was honestly amazing. If I could rate him 10/5 stars I would! I recently moved to London from Canada, and spent a month dealing with other estate agents and companies, being let down and ending up frustrated every time. As soon as I first met him for a viewing, I finally felt like I was dealing with a real person who truly wanted to help. The whole process has been so easy, he has answered all questions I had and I couldn’t be happier with my experience. To anyone looking to let in London, I strongly recommend dealing with Charlie at Folio. You will not regret it!

I was staying in this property for more then 3 year and many issues which they took time to fix but unfortunately in Month of December I went away for holidays and when return back was surprised to see that my whole bathroom walls were soaked with water and when contacted the property manager by email and phone call it too then whole month of January and February to revolve the broken pipe line issue as well to paint the wall during this period I had to face lots of challenges and inconvenience but still I went with the flow and as discussed with the property manager I had submitted by email the high amount of bills received by water and electricity department but nothing was done as a tenant I had to pay the high amounts of bills and when contacted the agency they said they cannot do anything . I will never recommend this agency to anyone as they do not care for tenants and they make fall promises .

So far so good! We had some minor issue with the referencing process that were a little stressful and could have been avoided. However that was a 3rd party issue, and our lettings negotiator Amy was really very helpful and attentive. Always quick to reply to an email, and really helped us with any issues that arose. One of the most attentive lettings agent we have dealt with. We have not been in the property long, but so far our experience has been very good, and swift responses. We hope the level of service continues for the duration of our tenancy.

Unfortunately, my experience with this company has been extremely frustrating. For more than six months, I have been chasing them to resolve multiple maintenance issues in the property. I have emailed and called several times and was repeatedly promised that the problems would be fixed, but nothing has been done. The unresolved issues include faulty bathroom plumbing, a malfunctioning oven, a mice infestation, and damaged kitchen cupboards. Despite this, rent payments are still expected without any delay, while basic living issues are ignored. This company shows poor customer service, weak property management, and no urgency when it comes to tenant well-being. I would advise others to be cautious before renting through them.

During a time when life felt overwhelming, her kindness, patience, and genuine compassion meant more to me than words can fully express.
