GoogleI have never been so impressed with a letting agent as I have with Folio London. They have an amazing level of professionalism and the best staff. Lerayne Nisbett especially is an amazing member of staff who is always there to resolve any queries and is very efficient and truly cares. Lerayne has responded to all our queries efficiently and has made the whole renting process a pleasant experience. Folio London put their tenants first and it is valuable to have this sort of relationship with your landlords in this day and age.PositiveResponsiveness, Quality, Professionalism, Value

GoogleWhilst all the formalities with renting from Folio was easy and straightforward, the state of the property I moved in was a total disgrace. Was promised a flat that would be professionally cleaned and repainted and all appliances checked over. Instead I was greeted by filthy and greasy home, selectively repainted in a hurry, there was more paint on the floor, tiles , kitchen worktops then actual walls. Oven door hanging of the hinges , broken lights , heaters. Credit to Lerayne and contractors who rectified most of these problems very quickly but in the end, I could not move in when I have planned whilst already paying rent. Had to wait around all week waiting for plumbers, cleaners and painters. Now when I finally managed to move in, the fridge turned out not working! It's been broken for over a week now! Thanks Folio for this great experience!

GoogleOur experience with Folio was one of the best. Tomas is an excellent Portfolio Manager and helped us very much with arranging everything on our moving process. I have changed three different agencies and Folio and Tomas are way better than all of them. Very quick communication between us and Tomas, very professional attitude and the flat in Halo Tower is as amazing as presented on the viewing. I really hope our staying will be the same!
Once again, totally recommend it and thank you Tomas very much!
EDIT: after almost two years of staying here, I have to report that the building has become very loud and we’re having repeated problems with neighbours having parties on weekdays and playing loud music late at night & early in the morning. The management has failed to deal with the issue so if you are professionals looking for a flat you should reconsider Halo Tower.
PS: our contract says we are not allowed to play loud music after a curtain hour but obviously this is not respected by the tenants and management ignores it so if you have loud neighbours and have to wake up early you’ll just have to deal with it or choose another place to move in.

TrustpilotThings Have Gotten Worse
If I could give 0 stars I 100% would without a doubt this company, including the company who own them - Notting Hill Genesis.Since my last comment and being in touch with the police officers involved in the cases of women having their doors unlocked which are locked, things have become even worse renting a property through Folio London. The fact it’s had to get to us telling the police how the staff at the City Park West development won’t allow us to make other residents aware there is a possibility of more than one person doing the attempted break-ins - has reinforced how terrible this place is.The police have made it clear EVERY SINGLE RESIDENT HAS TO BE MADE AWARE OF THE SECURITY ISSUES and also recommended speaking to the council and Housing Association ombudsman if Folio refuse to take this situation seriously as well as badgering the ladies who have reported these crimes and have tried making the development aware of this.DO NOT RENT WITH FOLIO. They are quick to take money from you but couldn’t care less once you move in.Oh, also they can’t even keep staff for longer than about 6 months. The last properly manager before Alice was a lot better than this, at least he could admit when there were issues and got them sorted out quickly. Alice, on the other hand, hasn’t been helpful at all.Think it’s time to start getting legal advice as how to handle the incompetence of this sad excuse of a company.

Good Afternoon. We’re sorry you feel this way. With regards, to the security issue, we were only made aware of a suspected break-in on Friday. We have not had 10+ reports made to us. The security of our residents is of paramount importance to Folio London and we will work with the Police when and where necessary to investigate any issues raised. We can confirm that no keys were issued out from the Concierge on Friday. We strongly encourage all residents to report any security concerns directly to The Police in the first instance. We also encourage residents to contact their Property Manager directly as they can address individual resident enquiries outside of our social media and review platforms. The Folio London Concierge Team use a robust key management procedure. Only authorised individuals have keys released to them, with the Estates team having oversight of the key system. Regular patrols are conducted by security and we can use resident feedback to make sure that these are increased in specific blocks, should residents raise any specific concerns or issues. If security issues are reported to the police, then they can tailor their patrols based on reports that they receive. If you would like to discuss any of this further, please feel free to email us marketing@foliolondon.co.ukThanks, Folio Marketing Team.

TrustpilotAwful. Dangerous. Lack of responsibility.
Recently 10+ women have come forward about someone managing to unlock doors which are locked. Folio denies any of this happening which is utter crap. It’s unacceptable and so dangerous someone who has access to the MANAGEMENT KEYS is trying to get into our flats. All women have said they live alone or were home alone when it happened.Folio never take responsibility but this is even worse considering this involves people’s personal safety.Lifts are constantly out of order and when they are fixed, it takes either between less than a day - 2 days before the lifts break again.Finding unwanted gifts left by contracts (juice bottles of tribe). Cheaply built and extremely noticeable considering all the issues we’ve had alone. Takes months to get ANY kind of repair done even when Folio class it as an EMERGENCY.I DO NOT RECOMMEND THEM AT ALL. Don’t waste your time or money on them. This isn’t even the only things wrong with them but I would be here for days listing everything off 😂EDIT: after being contacted by the City Park West Property manager about recent events concerning the safety of women within the development, it’s become more apparent their public image is more important considering they lie on here with fake reviews, they aren’t interested in our safety fully, they’re trying to cover up the fact their lettings negotiators have lost multiple keys into various flats just within Norman Court and bought the property manager some gin to keep it quiet but I guess that’s what you get with money hungry people - rubbish service but hopefully the gin was worth it.

TrustpilotNo regard for the safety of residents, just their own self interest.
Folio London is THE worst company that I have ever had the displeasure of dealing with. Since moving in we have experienced problem after problem. It started with issues with hot water and the associated company overcharging residents, and Folio not doing anything about it. Folio also wanted to charge residents an additional £20 for a parking permit from an external parking company, a parking permit for a space that we already all pay for monthly. It has since escalated, my partner and I were stuck in the lift for an hour and a half, with no follow-up support with the emails I sent regarding copies of lift inspections, and evidence of some kind of procedure with Essex Fire and Police. The lifts are regularly out of service. More recently, there has been a huge issue with security. Homeless people sleeping in the undercover car park, gangs of kids breaking into the car parks, and all with an increased service charge, but with no evidence of an increase in the so-called security we have paid for. The icing on the cake is the most recent issue. Multiple residences have reported that they have had an unknown person entering their home, with keys, meaning that the keys that are held by Folio have either been stolen, or there is someone with access trying to break into residents homes. Considering that previously, when showings have been organised, the staff at Folio have left the keys to multiple properties in an unlocked flat. The police are currently involved and are currently investigating. Folio seem to have a blatant disregard for any of the issues that residents have raised. Imagine if a vulnerable, pregnant, or elderly resident was broken into, was stuck in the lift, or had no access to hot water. You don't want to imagine the outcome. EDIT: Folio have also deleted posts from the Residents Association Facebook page, under the pretence that it is for the 'Residents Safety'....As you can see, residents are angry, and Folio are creating fake reviews to bring their TrustPilot score up. That should speak for itself. As well as reporting here, I plan to also report Notting Hill Genesis and Folio London to the Housing Association Ombudsman.

Hi Eilish, We’re sorry you feel this way. With regards to the lift issue, we know you are already in contact with Property Management regarding this issue and they are taking your feedback on-board to improve security measures at City Park West. With regards to your hot water issue, residents have already been advised to raise issues with payments directly to Insite. There was an error with your car parking payment. This was rectified and all residents received correspondence from us. The car parking audit has meant that we have an efficient system to record and allocate car parking bays. Please be assured that The Estates Team are dealing with the problem with homeless people at City Park West. We work with organisations and charities in the borough to assist with helping homeless people, who enter the car park for shelter. This has reduced significantly. There are no fake Trustpilot reviews being written on our behalf to improve our overall score. We rely on review platforms to improve our customer service and hear form our residents, irrespective of whether these reviews are good or bad.If you would like to discuss any of this further, please feel free to email us marketing@foliolondon.co.uk Thanks, Folio Marketing Team,

Trustpilot-10 stars if i could
A recent string of attempted/suspected break in attempts at many peoples homes with Folio scrambling for excuses and trying to dismiss the claims as rumours. The management has handled this situation poorly. But... this is just the tip of the iceberg🙄 emails and phone calls unanswered constantly; cheaply built and any defects or blamed on the tenant despite evidence of it not. Basic cleanliness is lacking such as behind the kickboards in the kitchen (bottles of urine from the construction phase as one example) Lifts are rarely working in blocks, with the repairs then only lasting 1/2 days till they are out of service again. Would not recommend renting with folio, seems like they sell the dream but it’s really a nightmare.PLUS, it’s pathetically obvious that they write their own reviews on this page to up the rating and disguise the fact tenants are increasingly fed up with the way this company handles situations.

TrustpilotCustomer safety first
Multiple female residents are having their doors unlocked by a random man, this has happened to several residents and having raised the issue with Folio they later deleted the status. Stating that we’ll be paying out for 24hr security within our service charge and still not seeing anybody patrolling the grounds is a joke. Been waiting 7months now for somebody to come in with the correct equipment and change our lightbulbs, had 4 contractors later we’re still waiting. The amount of money each resident is paying is really not worth the treatment we’re being received. It will take someone to get either broken in to and attacked or even worse before something happens. Everything seems to get brushed under the carpet or ignored as if it’s coming out of their own pocket.

TrustpilotFolio ignore major security issues…
Folio ignore major security issues within their developments. Around 10 women (a few couples) have had their flats unlocked in our development in the past few months. Many of these have confirmed they’ve had their doors unlocked by someone with a key. A man has been seen running away once spotted. When these incidents have been reported folio they have denied any possibility of people having keys to the flat, and refused to look into the issue. This is not a solo incident, it is an ongoing issue that folio are refusing to acknowledge. Someone has the keys to multiple flats in their buildings and they are refusing to taken any action or even admit there is an issue. We currently have no secure doors to our flat due to folios incompetence. The balcony door is broken and won’t close, being on the first floor this is a security issue. This is the 3rd time one of our balcony doors has broken, this door would open from the outside if pushed. For a company that advertise 24 hour security (which is something that influenced my decision to move here in the first place) this is completely unacceptable and a dangerous place to live.

Refuse to acknowledge 10+ women are having their flat doors unlocked by someone with access to keys. Dangerous . Seem to have 1 rule for each tenant and they will push there luck with whoever seems an easy target. Take zero responsibility for any mistakes , oversites or failures of the company . TrustpilotGreat experience!😁
Renting with Folio has been a great experience, particularly going through this process during these challenging times. I moved into the property today (13th May) and Wes was helpful and responded promptly to every question I had, and found us a really great deal that I would have probably overlooked. The referencing and upfront payment process was easy and quick, and I was given everything I need prior to moving in. The only issue would be having to view the property by video. I would have preferred a FaceTime/Skype viewing but I understand this would have been difficult during the lockdown period as we were all avoiding unnecessary travel, so I was sent a video of the property instead. There was also a slight miscommunication between the property manager and Folio about which property I was moving into, which took some time to clarify and was slightly disappointing, but this was resolved in the end. I would certainly recommend using Folio in the future!

FacebookWe have lived in a Folio property since December and are extremely happy here. Special thanks to Lerayne Nisbett for always being on top of any maintenance required.
Before going into lockdown Adam Prince was meant to show us another Folio property and wasn’t able to due to the exiting tenants. We were promised that we would be the first to see the new property. Obviously during these difficult times we couldn’t do a viewing but this was all sorted out by Adam sending us a walk through video.
Folio have taken measures to make sure that social distancing is adhered to and have made alternative ways to ensure that there are other ways to getting new keys, etc.
We understand that during lockdown it is difficult to get contractors but Lerayne has made sure that the new property has been refurbished to a high standard before we move in and we appreciate all the help and support that she has given us. We are very pleased that Lerayne will still be our point of contact when we move.
Thanks you Lerayne & Adam for your help and support in us moving during these extraordinary times.

Hello from 123 Bakersfield I've been living here for almost 14 years and l've seen 6-7 different landlords regarding this estate, most landlords have been good and efficient in many respects, but, to be fully honest l have not seen no landlord like miss:Sharon Taylor in my whole life anywhere !!! She is there 24/7 not just for me but for every single resident at this estate, and to honest how she does it and how she do it its impossible to think of ,, and they're over 200 residents at this estate . Her honest hard work is reflected in many positive decisions she made to help each and everyone of us !! No doubt !!!What astonishes me is her dedication to resolve issues & requests each of us might have from time in need ,, she has always been there doing the right thing endlessly no matter if rain or wind or snow , hot or cold : she's always there to help over the phone, over the emails, and many times direct to your door !!!Personally, l have not hear nor seen talking about her without high respect and such great gratitude to her persona character quality !!! She's a true Hero to many of us here, she made Us feel more safe and secure than anyone so far.!!I truly believe she's very special in many ways, just ask around the Bakersfield estate and they'll tell you the same story !!!
