I had the opportunity to interact with one of the letting negotiators from Folio London, Mr. Wesley Greaves, whilst looking for a new flat.Mr. Greaves was immensely helpful and professional. He focused on my individual needs and priorities in identifying a new property as well as facilitating the process as much as possible.He was flexible enough with great reflexes when things did not go as expected. This provided a ground of security and trust on which we could interact much more effectively.I would definitely recommend Mr Greaves as a letting negotiator as he exceeded my expectations.

Our property manager is the worst person to try and get a hold of and when we do, she’s less than helpful. We’ve had faulty fire alarms from the day we moved in and it took the threat of escalating it to the council for her to send someone round, and even then she made up a story about it being the previous tenants fault (we’re the first ones in this flat). It’s still not even fixed 9 months on. Maybe it’s just this property manager but it just makes the whole experience one I wouldn’t want to repeat.

Bakersfield ~ is an amazing place to leave. Since moving in, it been excellent to see ongoing improvements and developments for our communal areas, anti social behaviour is dealt with promptly and repairs has continue to be efficient even during the pandemic. And overall the estate manager is accessible, understanding and get the job done within a timely period with effective communication. Thank you Folio for the great service & staff and for being good landlords even during such a hard time.

I rent a property with Folio London, it was a smooth, registration and referral process. I was very pleased with the outstanding service I received during my initial application. I have now been living here for over a year and have a wonderful Property Manager, Vikki, who really goes out of her way to get issues and repairs resolved. I think the key to enjoying the rental experience is a proactive property manager, knowing that repairs will be completed readily. During this very difficult time of COVID-19 I was still able to get repairs completed in a safe way and was kept fully informed of the measures that Folio were putting into place to help support tenants through this time either practically or financially; I was very impressed.I continue to have a positive experience living in a Folio property, the high standards of cleanliness and the upkeep of the property have been maintained throughout, be it my own flat, the building I live in or the surrounding square.I would highly recommend Folio London.

You can't go wrong with Folio. From the lettings team (Wesley was superb in helping me find a new flat) to the property managers (Ella and Alice), Folio indeed looks after their clients. It is my second property in over four years, and I've never had a single issue that wasn't resolved quickly and professionally. I highly recommend it.

Our property manager Cindy is incredibly helpful and a great point of contact to have as renters. As well as keeping us posted on anything happening in and around our development, she and Folio are also very timely with maintenance requests - even during the Covid-19 lockdown. We have had issues taken care of quickly when things went wrong and never had any problems at all with Folio as a company.

I would strongly advise not renting with Folio. As soon as you sign the lease, they are very unresponsive to all matters from maintenance requests to ending the contract when you are moving out. The property manager, Tonte, constantly ignored calls / emails. Even in-person visits were useless, as he wouldn't act on the requests given. It took 3 months to end the contract, costing me 1000+ in extra rent fees etc.UPDATE: following my review, I got a response from the property manager (after a month of radio silence) stating that they are refusing to provide reimbursement of the additional fees incurred as they believe that they did everything in a timely manner. As far as I’m concerned, no contract swap should take months to complete.

I've been renting with Folio for a year now at City Park West and I can't say I've had any trouble. We decided to move from a 1-bed to a 2-bed in the same block, and during coronavirus I imagined this would be challenging, but Matt from Folio was fab and went above and beyond to get us our new flat. He even helped out with the 3rd party referencing process as it was a little longwinded due to us being self employed, so a huge thanks to Matt for being ace! There was a very small issue with some furniture not being in the flat when we moved in but Matt, Alice and the team worked hard to get this returned back to us, even over the weekend, so just 2 days after we moved it was sorted - no bother at all! There's always going to be problems occur wherever you are living but in my experience Folio have always been on the ball with doing what they can to get things resolved :)
