A nightmare. Letting agent stopped replying after we paid holding deposit. Never managed to arrange for a second viewing so that we could take measurements for furniture. Original bed from rented flat was not removed on time which caused us extra cost since we had to rearrange moving. Given only one key for entrance even though we're two people renting the flat. Video entry phone and bell are not working. After highlighting issues in the flat, other employees of Folio, particularly Daniel, were very helpful and tried to resolve everything asap which is great and appreciated, however, there should't have been these issues in the first place.

Totally amazing experience!!! Adam Prince was so helpful and always available. He made sure we found something within a price range that suited our family's expenses, taking into consideration the current rental situation in London. I felt so at ease and could ask and inquire on anything i wasn't sure about. He was warm, patient and lighthearted which is hard to find in many agents. I cannot complain about the renting process with the letting negotiator as my previews review. My only concern is the after-sales and property management. When we got the keys, the flat was smelling like sewage, and it is still smelling and not to mention the place was dirty. They changed the toilet and cleaned the pipes underneath the kitchen sink, but it did not work. Additionally, we have agreed before signing a contract to have our mattress to be collected after we move, and it has been a nightmare to have it managed. It needs improvement in the property management level to keep customers with the same level of the sales process.

This was by far the best real estate experience I've ever had. The sales consultant Wesley was really customer-friendly and did an amazing job. I've seen a lot of salespeople from other estate agencies & from several other flat buildings and he has been the best person to deal with. The service is the worst

The service is the worst. Was first time renting and had problems with the heating supplier ( Insite Energy) which I cannot even change and is their business partner. Had been taking estimated meter readings and when provided with actual readings there’s no changes in bills.The property manager was not helpful at all. When asked to check the meter ( HIU) they refused as “there is no issue with the unit”. Whereas they agreed first and apparently sent someone who didn’t show up. Finally leaving this flat. Do not recommend folio at all. I tried leaving review in google but it’s not letting me.

This morning l did talk to my manager for Bakersfield estate miss Tay, and my personal experience was a lot more than l ever excepted.!! Good commute to London

I lived in City Park West in Chelmsford for 2 years. My experience was varied and unusual having moved from my original 1 bed to a 2 bed half way through due to covid.I would highly recommend to those working in London but wanting to escape at the end of the day. Everything is still on your doorstep.The current account manager, Agata, has been really helpful and understanding when I have needed to contact her.
