Based off the reviews already on here, Folio are excellent at hiring people (estate agents) to sign agreements with them but once you start dealing with the animals, that are the property managers you’d come to find, the company should be named Foolio and not Folio. Ben Coates who demonstrates probably the highest level of incompetence seems to be able to send letters but can’t respond to emails or complete repairs. The management was good when Gina Christie was there but clearly she’s on to better things. In a nut shell these people were desperate to fill their properties post-covid gave me a contract (that I didn’t ask for) that means I’m on CPI for four years and a very low rate. They’re now trying everything to get me out but I ain’t going nowhere. I’ll see you in court again, bring someone else other than Sacha Wells and dribble because she lost the case last time 😉

Folio probably puts a lot of letting agency to shame because they are incredibly flawless however what made the move amazing and easier for me is the property manager I was assigned to, Yasmine Ibrahim - she has been incredibly brilliant. I have been very demanding and making a lot of requests, but she's been super polite, kind, and responsive and didn't give me any grief at all - at times, I felt bad asking but she was always understanding and made me feel welcome. I have no regrets and I am very thankful to Yasmine for making the move very easy and peaceful for me.

I had initially had a place pending and was going through the process when the company could no longer give us the time that we first requested to move in by, so we had less than 2 weeks to move into a new property. At first, I met the lovely agent, Amy dembele and we looked at a promising apartment, and unfortunately someone put in the deposit moments after leaving the property. Amy new how soon we were in need of place, we were short for time. and she told me she would let me know if there were any available in the time frame we needed it. And to our surprise, she actually did 5 days before we needed to move out from our now old place, and she took us through the process and made sure we got everything done in time. She always had an answer to every question, and always kept us updated. This process was the easiest and fastest and just everything we needed in the short space of time we had. I’m very thankful to her, her timing was perfect, and the support we received was unmatched. Thankyou Amy, Thankyou Folio 👍🏽. I will always recommend to others.

GoogleRented an apartment with them for a year. Even after numerous noise complaints about the neighbor above us for 10 months, the property manager did not resolve the issue. Ended up moving out and cleaned the apartment with the the cleaner they suggested and spent extra 150 pounds because it was not cleaned to "professional standard". very poor service. We will think twice/thrice before renting an apartment with Folio.

Made numerous noise complaints about the neighbor above us who played songs on woofer all night, the property manager did not resolve the issue even after complaining for 10 months.
